The owners have put everything into making sure the guest’s level of comfort is home from home with high quality furniture, co-ordinated soft furnishings and landscaped gardens. You will find USB ports in all the bedrooms and the dining room, two large Smart TV’s in the living areas, two portable Ultimate Ears Bluetooth speakers, Hypnos Orthocare mattresses on every bed, and heated principal bathroom floors.
There is plenty of space for families and friends to enjoy their well earned holiday. The elevated position of the property provides spectacular sea/coast and countryside views from almost all rooms, especially the reception rooms and the two principal bedrooms. Guests can admire the beautiful sunsets, listening to birdsong from the garden and the sound of the waves on the beach in the distance while enjoying an evening drink on the extensive front terrace and from the various viewing points around the spacious garden. Once up the shallow steps to the front door, most of the party have everything they need on one floor and a terrace to enjoy the views.
Woolacombe has an award winning beach and is renowned for the excellent surf and stunning coves and beaches along the headland. Barricane beach is only a 5 minute walk on from Woolacombe and offers Sri Lanken curry on the beach in the peak season. The Property is ideally situated for walkers as you can walk straight out the door onto scenic paths towards Mortehoe (with its pubs and restaurants) and the South West Coast Path. Further afield you have Ilfracombe and Lynton and Lynmouth which offer an array of fun activities for all ages.

Living room: lower level has two large sofas and a large footstool, upper level with desk/working area and velvet sofa from where you can enjoy the spectacular sea and country views whatever the weather. 55” Smart TV, several side tables. Note: the wall mounted fireplace is not in use
Kitchen: Modern and stylish with marble effect worktops, breakfast bar with stools and Wi-Fi hub, double oven and five ring induction hob, microwave, dishwasher, Nespresso Krups coffee machine, stainless steel double sink, large fridge(note:water dispenser not in use), and large Dualit toaster.
Snug area: with relaxing chairs and floor cushions, reading lamp and shelves of books and games. Patio doors open onto back patio area and on to the rest of the garden. 42” wall mounted Smart TV and sound bar.
Utility room: with freezer, washing machine and tumble dryer,clothes airers and a tall broom cupboard. Door to pebbled courtyard area with long clothes line..

Bedroom 2: Limed oak King size bed with matching bedside tables, tall chest of drawers, mirror, hanging rail and large window with breathtaking views from the bed over the garden to Baggy Point headland and Woolacombe beach.
Bedroom 3: Single bedroom with side tables and lamp, mirrored wardrobe and view of back flowerbed terrace and patio..
Shower room: comfortable underfloor heated room with large walk in shower (overhead and handheld showerheads), heated towel rail, WC, handbasin and LED lit mirror.

Bedroom 4: Full size (3’ beds) Twin (Zip to superking on request) with mirrored wardrobe, tall chest of drawers and bedside tables and an ensuite shower room, with a heated towel rail, WC and handbasin. Lovely views of the copper beech tree and terraced garden.
Bedroom 5: Luxury large room with 3’ single bed, mirrored wardrobe, large chest of drawers and bedside table and pretty garden view. Foyer area leading to adjoining bathroom with a bath that has a hand held shower attachment, radiator,WC and handbasin.
Heating & bed linen: Gas central heating provided, with comfort underfloor electric heating in downstairs shower rooms. Bed linen and towels provided.
Pets: No pets allowed- owners are allergic to pets.
Parking: Private Driveway parking for 3-4 cars. The residental road up from the main road to the house is a steep single track paved road with a blind S bend at the bottom. The steep downhill access road to the house itself is narrow (but vehicles the size of supermarket online delivery vans, Landrover Discovery size cars and transit vans fit the width of both roads). The access road is shared with other residents of flats further down this road below the house; however once parked in The Property’s private driveway the parking is level and totally private.
Outside: Large decked terraced area with 4 sun loungers, and patio with large table, chairs for 8 and sun umbrella. Terrace stretching across the whole of the front of the house, leading around to a spacious sea view facing lawn (with second umbrella stand). From the lawn climb up either of two sets of steps through the landscaped terraced garden with pebbled flowerbeds and palm trees (that have night lighting available), to a patio area at the top of the garden where there are more sea and countryside views to enjoy whilst cooking on a Weber charcoal kettle barbecue (outside the pretty green wooden garden shed used to store the barbecue - bring your own charcoal) ,chairs, umbrellas and a few garden games). Sheltered back patio with a bistro table, chairs for 4 people, a small sun umbrella, container planting, garden views and access to the kitchen/snug . Lockable gate to steep steps down to parking area. Pebbled courtyard area off the utility room for clothes drying and refuse storage. You can (at your own risk) store your beach equipment round the back of the house or at the end of the drive beyond the car parking.
Security Deposit: This property has a refundable Accidental Damage Deposit of £500, which is payable with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay.
NOTES: No smoking or vaping. No pets. Stairgate, Highchair and Travel cot available. Wi-Fi provided. Bring your log in details to use your subscription services on the SmartTVs (which have terrestrial free view channels). Once you are up the 12 shallow steps to the front door, everything is on one floor of the building for 5 out of 8 guests. The landscaped garden is on a steep site so children and vulnerable people need to be supervised at all times. Bedrooms and dining room have USB ports. Short breaks are available to book up to 8 weeks ahead on Monday-Thursday or Thursday-Monday out of season. A reduced price sleeps 5 price (downstairs bedrooms only) is available to book within 8 weeks of holiday start date out of season.
