The Property, a barn conversion at Home Barton Farm on the edge of Berrynarbor, offers unique and attractive accommodation with amazing views from its relaxing garden and the master bedroom towards Little and Great Hangman on the dramatic North Devon coast. It is a short stroll from the barn to the South West Coast Path.

The village of Berrynarbor is served by two pubs, both serving food, a post office and convenient shop offering local produce and all are within walking distance of The Property.  The secluded and lovely cove of Broadbands with its 200 odd steps down, and up again, is also only a few minutes walk away.

The Property is situated on the east side of the courtyard of Home Barton Farm. The farm dates back to medieval times and was originally the dairy for Watermouth Castle. Over the years all the barns in the courtyard were used as milking parlours or stables. After renting the old farmhouse (now a lovely Bed and Breakfast), the owners fell in love with the views and surrounding area, purchased a derelict courtyard “Shippon”, the local word for a barn for stores and animals, and converted it to their family home.

The Property is now available for holiday lets. The split level open plan living space is bathed in light and opens through French windows onto a pretty and secure garden . Whether it is coffee and croissants before a trip out onto Exmoor or preparing a small banquet for a special occasion, those wanting to indulge their culinary credentials will love the well-equipped and sociable kitchen/dining space. There’s a double sized oven with rotisserie and a professional built in wok.

In the summer the garden with its feature arbour walkway with covered seating and raised seating area to maximise the countryside and coastal views is perfect for an alfresco meal and chat on the patio. On chilly nights or in the Winter hunker down  in front of the roaring log burner, watching a movie.

The garden is enclosed and fenced, however, if bringing pets please bear in mind sheep may be in the adjacent fields. 

The owners’ travels throughout Mexico have provided some of the influences around the holiday home. Upstairs, in addition to the three bedrooms, you will find a ‘Mexican’ shower room plus a separate bathroom. Flexible sleeping options mean that The Property would suit up to six adults or family groups of eight as the two main bedrooms have additional fixed single beds in them.  Upstairs also has an additional storage room / walk in wardrobe for luggage etc.

A handy option to consider in addition to renting The Property is the friendly Marlyn Bed & Breakfast next door. The Property is also a great option for family groups attending weddings at the Sandy Cove Hotel, a top Devon wedding venue, which is a five minute stroll away.

The Property is perfect for families, extended families or groups of friends who want to be in the peace of the countryside but with great local facilities. It is a holiday home for any time of year - you will simply not want to leave!

Accommodation: External steps up to Ground floor: Hallway with cloakroom and WC . Open plan Kitchen/dining area with range (4 gas rings/hot plate), 2 electric ovens, microwave, fridge/freezer, dishwasher, washing machine, Bluetooth speaker.  Open plan Living area with woodburning stove, 47” Smart TV. 

First Floor: Bedroom 1 with King and one additional 6’3”x3’ single bed option.  Bedroom 2 with Twin (can be converted to Superking on request and one additional 6’3”x3’ single bed option 43” SMART TV . Bedroom 3 with Double. Family bathroom (no shower attachment) with WC and basin. Shower room with ‘Mexican’ themed shower space (note: access requires stepping over a 0.5m surround - see photo), basin and WC. Storage room. Please note the rooms upstairs have partial height restrictions.

Facilities and Services: Linen and towels. Gas and underfloor heating. Wi-Fi. No smoking. 2 well behaved pets welcome. Selection of books and games. Highchair. Stairgate. Elevated clothes drying racks. Logs can be purchased for the wood burner. Garden furniture and barbecue. Parking for two cars in courtyard plus additional parking in lane. Short breaks available.  Arr/Dep for weekly bookings is Friday.
