A self-catering escape like no other. On the banks of the River Alde you'll find the utterly captivating Pavilion. In a truly secluded part of Orford down it's own private road, this truly one-of-a-kind holiday home is now for the first time opening its' doors to holidaymakers looking for a magical retreat to enjoy with friends or family. With an upside-down living concept, Pavilion enjoys panoramic, far-reaching views of the River Alde including the iconic Orford Ness Lighthouse and Orford Ness Nature Reserve. Quite arguably, this house boasts the best view and best location in the whole of Orford. With its unique position next to the Sailing Club The Property has one of the best views on the Suffolk Coast. 

The house has been furnished in a timeless coastal chic style with the emphasis being made on its breathtaking surroundings. The open plan living area is flooded with light thanks to its' numerous windows and bi-folding doors opening out onto a large balcony. Here you can make the most of the spectacular views as you dine al-fresco or merely enjoy a glass of wine watching the sun go down... The balcony wraps around the whole of the first floor with staircases leading to the second and ground floor respectively. Those lucky enough to stay in the second floor master bedroom will certainly have a holiday to remember. This generous bedroom enjoys the best views of the whole house thanks to it's elevated position. It benefits from an en-suite bathroom as well as a large, private balcony. Utterly romantic and absolutely Instagram worthy. 

If the house whets your appetite, you'll be in awe with the grounds. 5 acres of private garden come complete with this beautiful house; all tended to on a weekly basis by a private gardener - this little kingdom is yours to explore. A heated outdoor swimming pool is accessed from the ground floor, or via the garden. Heated and available for guest use between May-September, this is a great place for adults and children alike; there's even a separate changing room just off from the terrace to keep your swimming togs close to hand. If this isn't enough, there's also a private tennis court to be enjoyed; guests will need to bring their own equipment. Just across the river path is another section of land. Here the waters of the River Alde lap directly onto the banks, it's a great place to have a sundowner while observing the river activity and it's a great place to launch a small dingy if you wish to bring your own. 

You really can be the King of the Castle with a stay at this truly wonderful house. Pavilion is quite possibly a holiday home that has to be seen to be believed and really will be the envy of all your friends. GROUND FLOOR  Boot Room: Coat hooks and space for shoes and crabbing lines.  Bedroom 1: King bed and easy chair. Ensuite Shower Room: with walk-in shower cubicle, w.c., basin and heated towel rail.  Bedroom 2: Small double and single bed, chest of drawers and small electric keyboard.  Bedroom 3: King bed, dressing table and wardrobe.  Snug room: Smart TV and comfortable seating.  Bedroom 4: King bed, sofa, dressing table and wardrobe. Ensuite Bathroom: Bath with overhead shower, w.c., basin and heated towel rail.  Family Bathroom: Bath, w.c., basin and heated towel rail. 

FIRST FLOOR Open Plan Room with Sitting area: Comfortable seating and ceiling suspended TV showing SKY and Netflix. Bifold doors lead out onto the decking, Dining area: Table and chairs for 10 people, Kitchen area: Hand-built with Nespresso Coffee Machine, Dishwasher, Fridge, Freezer, Microwave, Double oven, warming drawer, wine fridge and boiling water tap. Doors lead out to the surrounding balcony. 

SECOND FLOOR  Bedroom 5: Superking bed, electronic telescope, desk and wall-mounted TV. Doors leading out to a private balcony. Ensuite Shower Room: Shower cubicle, w.c., basin and heated towel rail. There is also a small dressing room. 

Outside: 5 acres of private grounds are laid to lawn including a large, open pond, heated swimming pool and tennis court. Across the public footpath is a secondary piece of land for launching dinghies.  Parking: Off-street parking for up to 5 cars.  Heating: Oil-fired central heating.  Notes: Wifi, bed linen and towels provided. There is a large unfenced pond in the garden, therefore children must be supervised at all times. Although pictured, the woodburning stove and Egg barbecue are not provided with the rental of Pavilion. However, a gas BBQ is provided by the pool. A gardener visits the house every Tuesday and Friday between the times of 8.30 am - 2.30 pm. The pool is heated between May-September ONLY. An electric vehicle charging point is available.

Orford is an attractive small town, dominated by the remains of a 12th Century castle keep - you may like to climb to the top to enjoy the panoramic views over the town and marshes. It is also famous for Orford Ness National Nature Reserve and Havergate Island, both a delight for ornithologists and nature lovers. Sailing and boat trips are available on the River Ore, with country walks in Rendlesham Forest. It also has two pubs, two excellent restaurants, a shop with post office, butcher and wonderful local bakery and chocolate shop. It is only nine miles from the beach at Aldeburgh, with the historic towns of Framlingham and Woodbridge and the world-famous Snape Maltings Concert Hall also within easy reach.
