Comfortable Holiday House, near Pwllheli (WAG517WA)

The Property is an impressive detached barn conversion, in a secluded location, on the Llyn Peninsula near Criccieth. Ideal for beaches, castles and some of the most popular attractions of north Wales. The property includes a covered heated swimming pool (£100 extra per week or short break out of the school holidays) and a tennis court. This conversion is split into two halves yet joined by a stairway, ideal for friends and family wanting some privacy, yet with large enough communal areas to enjoy socializing and eating together. The best of both worlds!

The property: retains many original features including a high-vaulted, timber-framed ceiling. It comprises of a large central section, with bedrooms in East and West wings. Entrance is into a hallway from which you can enter either wing of the property.

The main area

Living room: this large room is ideal for entertaining, has comfortable country style seating, a modern wood burning stove, flatscreen Freeview TV, DVD player and WiFi. There is a large antique dining table and chairs. Wooden flooring with rugs over. The galleried bedrooms overlook the lounge area.

Stairs lead up to two bedrooms

Bedroom 1: with a super king-sized bed, wardrobe and dressing table, and with internal doors and gallery overlooking the main lounge

Bedroom 2: with bunk beds

Bathroom 1: a ground floor bathroom with shower over the bath, WC and basin

Kitchen diner: the main kitchen has a built-in oven and hob, fridge, a second fridge with small freezer, and a dishwasher. There is another large table and chairs in here.

Utility Room/Bathroom 2: has a shower cubicle, basin and WC, also large washing machine.

Stairs lead from the hallway to the second wing. From the landing two twin bedrooms, the en suite master bedroom and a second bathroom can be accessed.

Bedroom 3: super king/twin zip and link bed room with internal doors and gallery overlooking the main lounge.

Bedroom 4: a second super king/twin room with internal doors and gallery overlooking the main lounge.

Bedroom 5: an open plan room with spiral stairs leading down to the second wing (kitchen and lounge) Note: the only internal access to the living area in this wing is through this bedroom. King sized bed and fitted wardrobes.

Bathroom 3: an ensuite shower room leading from the master bedroom.

Bathroom 4: a shower room with WC and basin

Living room 2: a second living room, again with comfortable seating, a woodburning stove, Freeview TV and DVD player, also a table and chairs for four. This wing also has a separate external entrance.

Kitchen 2: a fully equipped second kitchen with fitted units, oven, hob and dishwasher.

Outside: The Property sits in extensive grounds. There is a large patio area with plenty of garden furniture, a pizza oven and Mongolian hotplate for outdoor catering. There is a tennis court at the bottom of the garden, and other garden games also available. The heated swimming pool is enclosed.

The facilities on site at this property are so wonderful, you will probably just want to sit back, relax and enjoy! If you do want to venture further afield, a superb range of activities, attractions and places of interest in Snowdonia, Anglesey and the Llyn Peninsula are within easy reach.

LocationNorth Wales

North Wales showcases some of the UK's most varied landscape, from the snow-capped mountains of Snowdonia to the beaches of the Llyn Peninsula. Indeed, it is one of the only parts of Britain where you can be in the mountains in the morning and at the seaside by the afternoon. The diverse animal life of the region reflects this, with everything from otters to ospreys and seals to dolphins.

Not many places are imbued with such history and heritage, which is reflected throughout the region from cottages to castles! Attractions abound, with zoos and farms, steam railways and activity centres. There are regular events from international cultural festivals and shows to family fun days.

The area also offers a huge range of outdoor activities; walking, cycling, fishing, golf and water-sports to name only a few. In many parts of North Wales the spoken language is Welsh, not English, although people who cannot or will not speak the latter are rare, and signposts and other notices always display their message in both languages.
