For a fun-filled family holiday for a week or for a short break with a large group of friends, this holiday house south of Edinburgh in the Scottish Borders, ticks all the boxes.

On offer is this elegant Georgian country house, which is set above a sloped lawn, surrounded by trees, with an open view across the Tweed valley. With a formal appearance from the outside and a relaxed air within, this holiday house was renovated and refurbished in 2016. When entering by the front door, it opens out to a grand hall which presents a mix of antique furniture and modern art, and this eclectic theme carries on throughout the whole house. The two front rooms are the main reception rooms, with an L-shaped drawing room and a classic dining room. To the rear is the country style kitchen and utility room, which can be accessed by a side door, making it more convenient for kitchen access with food shopping.

With ramp access to the side of the house, there is a wheel chair friendly ground floor bedroom, with nearby accessible shower room. The rest of the accommodation is markedly distinct. On the first floor to the front of the house are the 4 main bedrooms; to the rear on the first floor are bedrooms that are classified as the 2 maid’s bedrooms; and on the second floor are the two attic bedrooms, which make a good family suite. This is a pet friendly holiday house and dogs are allowed access at ground floor level. The private grounds make a great space to relax in, whilst facilities are made available at nearby Traquair House for all residents.  This is a holiday house that is ideal for family holidays, get-togethers and weekends away, to enjoy the Scottish Borders, as well as taking advantage of being only 26 miles from Edinburgh.

Living Space

Reception rooms

The drawing room, with an open fire and views to the front, is a large expansive L-shaped room, with a selection of comfortable sofas and chairs for your group to relax in. Split into two areas, with a formal section to the front and a more relaxed sitting room style section to the rear. The drawing room section has more traditional pictures of family portraits whilst the sitting room has modern art on show. Where better than the drawing room to enjoy the local Traquair Ale in comfort and style. Within the sitting room there is also a baby grand piano for those who wish to tinkle away at the ivories, as well as a TV with Freeview connection. A cloakroom is off the main hall.

Kitchen / Dining

The front facing dining room, adorned with bold modern art pictures, houses a dining table that seats 12 people around it. For those with larger numbers to seat, then an additional table can be added at the side of the room to house a further 4 people, allowing for 16 people to be seated in the dining room. The kitchen is located to the rear of the house and is an unmodernised rustic country style kitchen, with original flagstone flooring, a dresser and a pine table and chairs, which seats 8 people. An oil-fired AGA and a traditional electric oven are available to cater for the group. Next door is the practical utility room with dishwasher and washing machine, with access to a small garden to the rear.

First Floor – “Four Poster” bedroom, with four poster double bed and front view; shared bathroom, with bath with shower over, w.c and wash hand basin; “Noble” bedroom, is a zip-and-link super king size double or twin-bedded room with front view; “Yellow” bedroom, with king size double bed; shared shower room, with shower cabinet, w.c and wash hand basin; “Traquair” bedroom, is a zip-and-link super king size double or twin-bedded room, with shared access to the bathroom next door, via steps; shared bathroom, with bath only, separate shower cabinet, w.c and wash hand basin, with doors to “Traquair” bedroom and Maid’s landing; “Maids 1” bedroom, is a zip-and-link super king size double or twin-bedded room, with adjoining foor to bedroom next door; “Maids 2” bedroom, is a zip-and-link super king size double or twin-bedded room, with en-suite w.c, with w.c and wash hand basin, adjoining door to bedroom next door, and separate stair access to floor below.

Grounds & Surrounds

Situated within 2 acres of private grounds in a rural location accessed by a drive, surrounded by woodlands and a nearby farm, makes this a fabulous rural base when staying in the Scottish Borders. The grounds include a sloped lawn and an open view across the Tweed valley. A discount package is available for nearby Traquair House.  Free entry and access to it's grounds.

Located 30 miles south of Edinburgh airport, this is an ideal venue to enjoy the Scottish Borders and Edinburgh. Innerleithen is a few miles away offering some general stores and shops. For supermarkets, then nearby Peebles or Galashiels have major supermarkets who deliver. There are many golf courses in the locality, including Innerleithen, Cardrona and at Melrose. Fishing is available on the river Tweed. Glentress Forest offers a mountain biking centre. For sight-seeing, the historical Abbotsford House and Melrose Abbey are both well worth a visit.

Please be aware that the piano at the property is unused and not tuned on a regular basis, and is more a decorative item than a functional playing piano. Guests are welcome to play the piano, but for those wishing to arrange a musical event, then the provision of a professional keyboard may be more appropriate.

Please note that whilst wedding parties are allowed, no actual weddings or ceremonies are allowed to take place at the holiday house. Nearby Traquair House is available for those looking for a wedding venue.


Peebles is a thriving market town in the Scottish Borders set within the Tweed Valley. With a central market place and a traditional High Street, there is a quaint old-fashioned air about the own which is timeless. Coffee shops, restaurants, banks, fuels stations, village stores and a selection of supermarkets are available in Peebles. The Tweeddale Museum and Gallery are worth a visit, as well as Neidpath Castle and Traquair House, which is one of the oldest inhabited houses in Scotland dating back over 900 years. The river Tweed is known around the world as a great salmon river, whilst other attractions include mountain biking in Glentress Forest and walking in the Southern Upland Way.


Set in the traditional Scottish borders countryside, the old county of Peebleshire enjoys the rolling hills, beautiful valleys, and lush forests that are typical of this region. The lands are rich with activities for walkers, golfers, cyclists, horse riders and mountain bikers. The famous 7stanes Mountain Biking has routes nearby at Glentress and Innerleithen. The genteel and attractive town of Peebles is located on the River Tweed and is a beautiful day out. Nearby Traquair House is a fun filled family day out. The beautiful house is brimming with history, and the kids will love the expansive grounds, that include a playground and maze.  Innerleithen, found in a beautiful valley location and is home to the subject of Sir Walter Scotts novel, St Ronan Well. The town is also famous for being the location of the annual Border Games.  For activities for the older kids, (and adults too!) try Go Ape at Glentress, or for more demure activities the Dawyck Botanical Gardens are a beautiful setting for a gentle stroll,  showcasing an abundance of wildlife and impressive botany. 

Scottish Borders

Popular as a short break destination, the Scottish Borders offer peace and tranquillity in the beautiful landscapes, and traditional towns and villages. Behind the scenes, the Borders tell of a turbulent history; there is much to learn of the Scottish wars from this area. Fishing, golf, walking and cycling can be found in abundance, so make sure you see the best of the region!

Southern Scotland

Stretching across the border with England, and reaching up to the central belt from Glasgow to Edinburgh, the Southern Scotland region is a popular location for short break holidays. Although you may not find the monumental mountain ranges of the Highlands, don’t think that this region lacks the traditional Scottish landscapes. The famous 7Stanes mountain biking routes can be found across the Border counties and Dumfries and Galloway, as there is an abundance of hills, glens and forests to challenge even experienced bikers. The region has plenty of fishing opportunities too, most popular perhaps is the River Tweed, well known for its salmon, and miles of coastline, ideal for walking and bird spotting. Golf can be found in abundance in this area too. For gentler activities, visit the Four Borders Abbeys, magnificent tributes to the religious history of the area, at Kelso, Jedburgh, Dryburgh and Melrose.

We loved the house, it is a little rickety in places but it is an older, atmospheric property. Rooms and beds lovely, large aga and comfy kitchen, and lovely lounge with coal fire. Dog friendly and large and lovely garden especially if you get good weather.

Accessible and helpful host, we had a couple of glitches to begin with which were dealt with and fixed promptly. This is a lovely big house which we felt was homely and comfortable, and great for a large group. Definitely recommend as good value, warm and comfortable large house.

Beautiful location, somewhat tired accommodation, but badly let down by kitchen which, although warm and capacious, is in serious need of an upgrade.

House was just perfect for large family. Weather a bit disappointing but staying in house was no problem with plenty of fun things to do. House is well equipped with plenty of bathrooms and showers. Would definitely go back
