Stylish Victorian Lodge, near Blair Atholl (176)

This is a Victorian lodge from one angle and a stylish modern building from another, blending the best of both worlds in one holiday house in picturesque Perthshire.

Set within private woodland with a southerly aspect, this holiday house has a secluded setting, yet is within easy access of Blair Atholl and Pitlochry. Built as a Victorian shooting lodge, in recent years it has been completely renovated, retaining the traditional lodge look to the front, whilst the rear of the property has been given a modern make-over. The overall effect is to have a traditional lodge, but with better use of space and light within. It is located in a leafy Highland glen setting, surrounded by rivers and woodlands. This former shooting lodge, which was renovated in 2004, is a mix of old and new, and is ideal for people who are active and want to enjoy the outdoors.

Retaining many original features, the lodge offers all the facilities required for a self-catered holiday, with a large well equipped kitchen, and with the addition of a larder, utility room, drying room and a games room. Whilst there is a single bedroom available if you wish to bring a cook, all the bedrooms and bathrooms are situated on the floors above. With garden furniture to the front of the house, it is an ideal setting on a summer evening. Whilst two dogs are allowed in the house at ground level only, there are also kennels available on site. This is an ideal base to have a family holiday to discover Perthshire and a complimentary family pass to Blair Castle is included as part of the booking and is at the house on arrival.

Living Space

Reception rooms

Accessing the house by the rear of the property takes you into the long inner hall, which is glazed on both sides and is an excellent space for some additional storage of items. The drawing room and the sitting room can be found at the front of the lodge with views overlooking the front lawn. The drawing room has a selection of different sofas around the open fire and a table in the bay window. There is an eclectic feel about this room, as it is part formal and part comfortable. Next door is the sitting room, which is a more relaxing room to be in, albeit that it has sofas, an open fire and a nice bay window as well. The TV is located in this room and children can gather in here and chill out without adults. Along the entrance hall, there is a substantial old games room, which is an extension from the lodge and has the feel of an old draughty Scout’s hall. It is great fun to be in, with a full size snooker table and a darts board, but could be cold at certain times of the year.

Kitchen / Dining

The kitchen is located at the corner of the lodge and is a delightful room that attracts a lot of light with a table and chairs that can seat up to 10 people within the bay window. With a large cooking range and an additional oven, this is a kitchen that is used to cooking for large numbers. With plenty of work space, as well as a work-island, this is the perfect space for a cook to crack on with any meal. The larder next door is the place to store all the foodstuffs. Additionally there is a utility room. The dining room is a more formal room that can seat up to 16 people around the lovely mahogany table.

Bedrooms & Bathrooms - Sleeps 16

Whilst there is a single bedroom at ground level, there are some steps to get from the hall to the bedroom or it can be accessed from the outside directly. This single bedroom with en-suite shower room was traditionally used for the cook and this area is known as the cook’s quarters. Here you will also find the drying room for any wet weather gear to dry overnight and a cloakroom. The majority of the bedrooms are located on the first floor with three double rooms with en-suite bathrooms, two twin-bedded rooms with en-suite bathrooms and a twin-bedded room. Whilst one of the en-suite bathrooms is accessible from the hall for others to use there is one other bathroom available. On the second floor there are two twin-bedded rooms.

Grounds & Surrounds

Located half a mile away from the hamlet of Calvine, situated within its own secluded spot on a country estate, in the foothills of the Cairngorms. With lawn to the front and access to a large walled garden space, there are plenty of areas for children to explore.  Blair Atholl is the nearest village, with a village store, pub and hotel. Pitlochry, which is 12 miles away, has a major Coop, shops and restaurants. The estate offers as extra, a Ranger service and additional activities, like pony trekking, guided land rover tours, fishing on the river or hill lochs can all be arranged. For golfers the nearest golf course is at Blair Atholl. Blair Castle and the House of Bruar are nearby for outings.

Notes & Warnings

Dogs are welcomed on the ground floor of this property only, kennel also provided.

A cooks' quarters consisting of a ground floor single bedroom (with TV) with e/s shower room, with own access, is available to those who wish to bring a cook.

There is a private water supply at this property, which is checked and approved on an annual basis by the local authority.

Stag and Hen bookings may not book this property, unless discussed in advance for approval. Neither the Owner nor the Agent will accept any liability should a booking be confirmed as a consequence of non-disclosure of the above which may later result in a booking cancellation by the Owner. LocationBlair Atholl

Blair Atholl is a village that gets a lot of traffic coming through it, even though the main Perth – Inverness route, the A9, by-passes this popular location. Whilst it is an attractive village in its own right, the main focus of attention is visiting the historic Blair Castle, the ancestral home to the Dukes of Atholl. The Blair Estate also offers guided tours by rangers on the estate and there are a number of other activities that are great for all the family, including pony-trekking. For walkers there is access to Glen Tilt, which takes you all the way to Braemar. The House of Bruar shopping emporium is nearby and always proves a major hit for shoppers.


Perthshire is a natural choice for visitors as geographically it is in the very heart of Scotland. Its popularity is no wonder; with the lush lowland pastures of the south meeting the rugged grandeur of the Highlands, this county is beautifully rich in scenery and magnificent landscapes. The old county of Kinross-shire is now generally considered to be part of this region, and the local council area is now called Perth and Kinross. Kinross sits beside the beautiful Loch Leven, with Lochleven Castle nearby. The central point is the city of Perth, the fair city bustles with life, with the river Tay running through it. The impressive Scone Palace is nearby, which was the crowning place for Scottish Kings. Perthshire is also home to the world famous Gleneagles Hotel and leisure complex. This is also Big Tree Country, with the world's highest hedge at Meikleour, Europe's oldest tree, the widest conifer in Britain, the sole survivor from Shakespeare's Birnam Wood and many more fascinating trees. Why not visit Glenshee and take part in some skiing, or try mountain biking through the many hills and glens. Blair Castle is an impressive site, and with expansive grounds and an adventure playground, will entertain the whole family. 

Highlands and Islands

This region takes in Inverness-shire, Ross-shire, Sutherland, Caithness and the islands include the Inner and Outer Hebrides as well as Orkney and the Shetland islands. For spectacular scenery the Highlands of Scotland provides some of the best, with a huge expanse of area full of mountains, lochs and glens full of romance, wildlife and scenic beauty. The heritage of this area includes Culloden, taking the ferry to the Isle of Skye or just taking in one of the many castles like Eilean Donan. There is also an immense range of wildlife to be found.

Lodge was great and everyone had a fantastic stay. Facilities were good. Only downside was there was only one room with a shower cubicle (other rooms had hand held hose showers) and some of the upholstered furniture was tired. We would visit the lodge again if we were looking for a property of that size.

Thank you for your feedback and we are pleased you had a fantastic time. Whilst what is available in the the bathrooms is advertised, we appreciate that there is a fine line between "character" and "tired". All comments are passed on to the management of the lodge, which may influence their plans for any upgrading within the house.
