Prestigious Sporting Lodge, near Ballater (148)

If you are looking for somewhere extraordinary in a beautiful area of Scotland with Balmoral Castle as the next door neighbour, then this amazing location is the one.

This spectacular 5 star luxury private house built in the early 1900’s is a sporting lodge of the old school and is very much a “wow factor” venue. Set within its own private 14,000 acre estate, which neighbours the Balmoral estate, this lodge enjoys views over the river Dee and Ballater beyond. It is available to be booked on a self-catering basis, which includes the services of a housekeeper within the weekly rental price. For weekly lets this includes 6 hours per day, Monday to Friday, though this does not include kitchen work or waiting service. For weekend rentals, the housekeeper has access only for light duties on behalf of the house. It is recommended that a cook is hired as extra, and this can be done on your behalf, with separate rooms to the rear of the house made available for the cook to live-in if required.

Inside you will find traditional reception rooms including a fine reception hall, drawing room, study, elegant dining room, TV room and a ballroom (with games including a billiard table) adorned with stag’s heads, with antlers covering the whole roof space. There are many other rooms like breakfasting room, drying room, a large kitchen and additional utility areas. The main bedrooms are on the first floor, with secondary bedrooms on the second floor. For those wishing additional sport packages on the estate, this can be arranged in advance. This is a truly spectacular private house with lots of space inside and out, which is ideal for a family get-together, occasion or holiday of a lifetime.

Living Space

Reception rooms

On entering through the impressive granite doorway, you immediately see the first stags head and you just know you are walking into a superb shooting lodge. This takes you to the L-shaped reception hall, which has more stags head and a very impressive arched entrance to the ante room with open fire. Traditionally decorated throughout with antique pictures of game and hunting scenes on the wall. The drawing room is next door and this is a classic formal room, with open fire and elegant seating with just a hint of tartan on show. A small study is next door. There is a children’s room available with a TV. However the “jewel in the crown” of this lodge is the ballroom, which has stag’s antlers adorned across the whole of the ceiling, which gives a “wow factor” when entering the room. The semi-wood panelled walls are decorated with more stags heads and there is a sprung floor, which aids the spring in the step when you are dancing. Whilst it also houses a full size billiard table and table tennis table, it can be a games room and/or a ballroom.

Kitchen / Dining

The dining room is a luxuriant room, with semi-wood panelled walls, an open fire and typical antique pictures of sporting pastimes. The magnificent table and fitted matching chairs can seat up to 20 people in great comfort, and is the perfect setting for a grand feast. Next door is a breakfasting room, which is less formal dining room which is perfect for breakfast time or feeding children. The kitchen is a typical large house kitchen, being of a substantial size, where in the past there would have been a team of cooks working away in here. Today there is a large traditional AGA, with companion cooker with gas hob and electric ovens, as well as another electric cooker, so there is plenty of cooking options. Beyond is an equally large pantry and beyond that is a larder. A utility room is opposite the kitchen.

The bedrooms are to be located on the first and second floors, with 8 bedrooms on the first floor and 6 bedrooms on the second floor. Whilst there are more bedrooms than the capacity, it does come down to personal preference of type of bed in a room that is required. The first floor bedrooms are all to a grand style with a selection of zip-and-link bedded rooms, allowing for a double bed or twin beds within the room. The majority of the bedrooms have designated bathrooms to the room or are en-suite. In general, the bathrooms are traditional rooms with roll top baths. All the bedrooms have their own character and are to a big house style. On the floor above, the bedrooms are slightly smaller, with four double rooms and two single bedrooms, which share two bathrooms. Each bedroom is named.

Grounds & Surrounds

Set within its own policy of grounds, it is accessed by a long private drive within a woodland setting, whilst it opens out the open space of the lodge and gardens. The grounds include a walled garden, and lawns, and there is a full-time gardener who works on the estate. With 14,000 acres of private estate, there are estate cottages for estate workers, as well as a couple of holiday cottages. Access to the rest of the estate is available throughout, subject to any restrictions due to sport being taken on the estate. For those wishing additional sport packages on the estate, this can be arranged in advance. It is located in Royal Deeside, 40 miles west of Aberdeen, on the outskirts of Ballater. Ballater has a village store, butcher shop, petrol station and hotels, but for major shopping, then the nearest supermarket is in Banchory, 23 miles away. Fishing on the river Dee is available. Seasonally, skiing and snowboarding is available locally at the Glenshee. Golf courses locally include Ballater and Aboyne.

Guests are welcome to arrive from 4:00pm and are asked to depart by 10:00am on the day of departure.

Cancellation Policy - Strict

Included in the rental

Linen; towels; electricity;oil central heating (up to 1,000 litres per week) and an initial supply of logs are included within the rental.

Notes & Warnings

The services of a housekeeper are provided within the rental for 6 hours, Monday to Friday for weekly rentals, and for light duties on behalf of the house for weekend rentals.

Please note the house will not accept weddings in the house or in a marquee in the grounds, but wedding parties hosting the wedding off site are welcome. 

Stag and Hen bookings may not book this property, unless discussed in advance for approval. Neither the Owner nor the Agent will accept any liability should a booking be confirmed as a consequence of non-disclosure of the above which may later result in a booking cancellation by the Owner. Dogs are welcomed in the designated dog area on ground floor only.

Whilst this property can supply a cot & Highchair. Please make sure you submit a note on your booking form to the bookings team requesting this item so the owner knows to put one out for you on arrival.

There is a private water supply at this property, which is checked and approved on an annual basis by the local authority.


Ballater is an attractive Victorian village nestled in the countryside of Royal Deeside. Best known for its Royal Connections, it is the nearest village to the Balmoral Estate. Perhaps the most known landmark is the Old Royal Railway Station, where the Royal family alighted every year for their Balmoral Holiday. The beautifully restored Victorian station is worth a visit today. The area is notable for its fantastic landscapes, and nearby the Loch Muick Reserve sits at the foot of the Lochnagar Mountain, and is home to a visitor centre, and many walking routes and wildlife. The Royal Lochnagar Distillery is nearby if you fancy stopping for a dram or two, and for golfers, the Ballater Golf Club is an attractive hillside 18 hole course.


Aberdeenshire, located on the north east of Scotland’s mainland, boasts a unique array of landscape and heritage.  The historic county of Banffshire on the north coast is now commonly considered to be part of Aberdeenshire. The many miles of easterly coastline offers rugged cliffs as well as sandy beaches and appeals to watersport enthusiasts. The inland westerly border incorporates the Cairngorm National Park, attracting walkers and explorers. The region is home the Lecht Ski Resort, and Glenshee Ski Resort, so really can cater for a massive range of sports! Investigation of the Castle Trail is a must – the trail takes in 17 of the best castles Aberdeenshire has to offer, including Balmoral Castle, seasonal home to the Royal Family. Aberdeen plays a part in the oil and gas industry forming a land base for the North Sea oil rigs, however don’t be deceived by what you may find here – the city has won the ‘Britain in Bloom’ award a record breaking 13 times, thanks to its incredible number of parks and gardens, and is home to a beautiful stretch of sandy beach. Its nickname the ‘Granite City’ is courtesy of its quarrying history, and the famous 'Granite Mile' (Union Street) is home to many shops. The traditional neighbouring towns of Banff and Macduff sit on either side of the River Deveron, a popular fishing river, and nearby you will find the magnificent Duff House. Other large towns in the area include Peterhead and Fraserburgh, both fishing towns on the north east coast, and the market town of Inverurie. 

Highlands and Islands

This region takes in Inverness-shire, Ross-shire, Sutherland, Caithness and the islands include the Inner and Outer Hebrides as well as Orkney and the Shetland islands. For spectacular scenery the Highlands of Scotland provides some of the best, with a huge expanse of area full of mountains, lochs and glens full of romance, wildlife and scenic beauty. The heritage of this area includes Culloden, taking the ferry to the Isle of Skye or just taking in one of the many castles like Eilean Donan. There is also an immense range of wildlife to be found.
