If you are looking for the ultimate holiday house in Scotland you will be suitably amazed by this luxurious exclusive-use venue with breath-taking views.

On offer is one of the most luxurious holiday houses that you will find in Scotland, where the owners have thought of everything that you will need and have gone above and beyond to make everything perfect. Originally built as a Victorian hunting lodge, in recent years it has been a country house hotel, before being transformed today into an exclusive luxury self-catering holiday house. With amazing views over Loch Tay, this is a venue that is very popular with larger groups looking to celebrate an event or family occasion. With 13 bedrooms, the property sleeps up to 29 guests, (26 adults and 3 children), with a varied selection of upmarket rooms to choose from, all with en-suite facilities.

The many reception rooms includes a sitting room with open fire, living space with balcony access, meeting room which can be used as a party room, media room which is a chill-out TV room, an office, a games room with pool table and patio area with 7-person hot tub. The kitchen is fully modernised and up-to-date and the dining room can seat up to 26 people. All-in-all there are so many spaces to entertain a large group of people in comfort and style, inside and out, including the 4 acres of enclosed grounds, with woodland walks to be enjoyed as well. With full central heating (and under-floor heating), this will be a warm luxury house whatever the weather, and is an ideal base for an intimate wedding, family holiday or weekend away, in a sumptuous setting.

Living Space

Reception rooms

From the moment you walk in past the baby grand piano in the entrance hall you will be impressed with what is on offer. At this ground floor level, everyone will always gravitate to the large picture windows with the views overlooking loch Tay and this is best enjoyed in the living space with the comfortable seating. A telescope is available to spot the red deer in the distance. Access out to the balcony is from here and further seating is available. Alternatively there is the ‘snug”, which is rather fine sitting room with feature stone walls and an open fire or the library, with the leather armchairs and sofa set around an open fire surrounded by the library of books. Beyond the kitchen can be found the “meeting room”, and this is a large room that can be used for meetings, but can be multi-purpose, and can be set-up for yoga or as a party room with disco lights and karaoke, as provided.

At lower ground floor level there are more amazing rooms to explore and use. The games room has a pool table that is always a popular pastime. There is an office which can be used for work or relaxation. The ‘media room’ is a big chill-out sitting room equipped with an 80 inch smart TV, Sky HD, BluRay, Xbox and Netflix, and comfortable sofas. There is a bar area at the picture windows, with extra fridge, dishwasher and glasses available. A changing room, with wet floor shower room and w.c, with towels, are available here and you can access the patio and 7-person hot tub via a door on this floor.

Kitchen / Dining

Located at ground level, the very well-equipped modernised kitchen is a cook’s dream, with an electric AGA, AGA companion, electric oven + grill and two microwaves, all allowing for easy catering for a large number. There are two dishwashers and a commercial dishwasher here (as well as three others in other parts of the house, making 6 dishwashers in total). There is ample refrigeration, freezer and dry storage space. There are two coffee machines available. Whilst there is bar seating for 6 people, next door is a breakfasting room with two tables seating up to 10 people. A washing machine and dryer are located in the rear utility room.

The dining room is nearby and has a large table and chairs that can seat up to 26 people, and whilst there is a wood-burning stove in this room, with the heating on and full of people, this is unlikely to be required. In the summer months, al fresco dining will be available on the balcony and there is a BBQ available. For those that wish to hire the services of a private cook, staff can be accommodated in a self-contained flat, ‘’Mallard’, which also houses a smaller kitchen with everything that is required.

Grounds & Surrounds

The holiday house is located in a rural setting overlooking Loch Tay in west Perthshire, 2.5 miles from the picturesque village of Killin. Accessed via an electronic gate, the 4 acre policy is fully enclosed and consists of formal gardens and woodlands, where pleasant woodland walks have been created. Killin has some local shops and pubs, as well as a 9-hole parkland golf course, whilst water-sports and fishing are available on Loch Tay. For hill walkers the nearest Munro to bag is Ben Lawers. Nearby, there is the Scottish Crannog Centre, Glencoe, Blair Castle and Castle Menzies to visit.  Dewars World of Whisky visitor centre can be located in Aberfeldy. Crieff is 29 miles away, whilst Glasgow is 60 miles away.

LocationKillin

Located in the council area of Stirling, formerly part of Perthshire, Killin is a historic village that forms part of clan MacNab ground. This area of Scotland is popular with the activity minded, with great walking available particularly with Ben Lawers on the north side of Loch Tay, which stands at 1,214 metres high and is good challenge for all walkers and is classified as a “Munro”. Loch Tay is popular for salmon fishing and water-sports. The village has a river running through it with the Falls of Dochart being located at the west end. On offer are some village shops, including a Co-op, pubs and hotels, as well as outdoor shops. For golfers Killin has a very picturesque 9-hole parkland course with fine local views.

Perthshire

Perthshire is a natural choice for visitors as geographically it is in the very heart of Scotland. Its popularity is no wonder; with the lush lowland pastures of the south meeting the rugged grandeur of the Highlands, this county is beautifully rich in scenery and magnificent landscapes. The old county of Kinross-shire is now generally considered to be part of this region, and the local council area is now called Perth and Kinross. Kinross sits beside the beautiful Loch Leven, with Lochleven Castle nearby. The central point is the city of Perth, the fair city bustles with life, with the river Tay running through it. The impressive Scone Palace is nearby, which was the crowning place for Scottish Kings. Perthshire is also home to the world famous Gleneagles Hotel and leisure complex. This is also Big Tree Country, with the world's highest hedge at Meikleour, Europe's oldest tree, the widest conifer in Britain, the sole survivor from Shakespeare's Birnam Wood and many more fascinating trees. Why not visit Glenshee and take part in some skiing, or try mountain biking through the many hills and glens. Blair Castle is an impressive site, and with expansive grounds and an adventure playground, will entertain the whole family. 

Highlands and Islands

This region takes in Inverness-shire, Ross-shire, Sutherland, Caithness and the islands include the Inner and Outer Hebrides as well as Orkney and the Shetland islands. For spectacular scenery the Highlands of Scotland provides some of the best, with a huge expanse of area full of mountains, lochs and glens full of romance, wildlife and scenic beauty. The heritage of this area includes Culloden, taking the ferry to the Isle of Skye or just taking in one of the many castles like Eilean Donan. There is also an immense range of wildlife to be found.
