The principal ground floor reception rooms are all off the main hall and include a formal dining room, a small dining room, a formal drawing room and a small sitting room. A main dining room with dual aspect looking down the valley has an open fire and capacity to seat 13 guests comfortably around a large mahogany table making it ideal for entertaining. A small dining room leads off the kitchen and is often used by guests as a breakout area for breakfast and children’s supper.

Both drawing room and sitting room have open fires, the smaller sitting room is cosy and perfect for family movie nights.

Ground Floor Accommodation

There’s a twin bedroom with ensuite shower room located on the ground floor adjacent to the large entrance hall. Whilst access into the property requires negotiation one or two steps, the location of this ground floor bedroom would be ideal for any guest with limited mobility. 

Kitchen / Dining

Located towards the back of the house the kichen is furnished in traditional country style with plenty of equipment to manage the catering for large groups. 

This holiday home has an excellent range of ancilliary accommodation which includes a walk in larder leading off the kitchen, a drying room, utility room, W.C and a back room used for drying coats, boots and wet dogs!

There are local caterers who can be booked to provide one or all meals during your stay.

Period homes were built with generously proportioned principle rooms and this one is no different. All rooms enjoy wonderful views over the surrounding countryside. All bar one are located on the first floor, accessed via a wide sweeping staircase.

Grounds & Surrounds

The house is approached by a 2 mile unmade track, and its easily accesible by car.   The estate is located on a moor in Scotlands largest designated conservation area. Guests can enjoy walks from the front door straight up into the surrounding hills and moorland. The vast grass gardens are extensive. Certainly ample space for a game of French cricket, croquet or hide and seek! Ample parking at the front of the house. 

The village of Ballinluig has a post office and garage is a 3 mile drive away.  The Main town of Pitlochry is 7 miles providing all the attractions and amenities you’re going to require in terms of shopping and sightseeing. Blair Castle is located just north of the town and the House of Bruar (The Harrods of the Highlands) is just up the A9 and well worth a visit. There are plenty of distilleries to visit in the surrounding area, and you’ll never be too far from a golf course or castle attraction.

Check in / Check out

Guests are welcome to arrive from 4:00pm and are asked to depart by 10:00am on the day of departure.

Notes & Warnings

GROUP TYPES
Due to prior bad experience this property will not accept bookings from all male/female groups whose sole purpose for the holiday is to celebrate a ‘stag or hen’ style get together/party. Neither the Owner nor the Agent will accept any liability should a booking be confirmed as a consequence of non-disclosure of the above which will later result in a booking cancellation by the Owner. For more information on this matter please speak to a member of our staff.

PRIVATE WATER SUPPLY
There is a private water supply at this property and bottled drinking water is advisable, this is supplied to guests during their stay.  The private supply is checked on an annual basis by the local authority.

PETS
Dogs are welcome between February and July on the condition they’re kept under strict control and their presence must be approved first by the owners at the point of booking and prior to bringing them onto the estate.

INTERNET
Unlimited WIFI is provided within the property, due to the rural location Superfast broadband isn't currently available.

LocationBlair Atholl

Blair Atholl is a village that gets a lot of traffic coming through it, even though the main Perth – Inverness route, the A9, by-passes this popular location. Whilst it is an attractive village in its own right, the main focus of attention is visiting the historic Blair Castle, the ancestral home to the Dukes of Atholl. The Blair Estate also offers guided tours by rangers on the estate and there are a number of other activities that are great for all the family, including pony-trekking. For walkers there is access to Glen Tilt, which takes you all the way to Braemar. The House of Bruar shopping emporium is nearby and always proves a major hit for shoppers.

Perthshire

Perthshire is a natural choice for visitors as geographically it is in the very heart of Scotland. Its popularity is no wonder; with the lush lowland pastures of the south meeting the rugged grandeur of the Highlands, this county is beautifully rich in scenery and magnificent landscapes. The old county of Kinross-shire is now generally considered to be part of this region, and the local council area is now called Perth and Kinross. Kinross sits beside the beautiful Loch Leven, with Lochleven Castle nearby. The central point is the city of Perth, the fair city bustles with life, with the river Tay running through it. The impressive Scone Palace is nearby, which was the crowning place for Scottish Kings. Perthshire is also home to the world famous Gleneagles Hotel and leisure complex. This is also Big Tree Country, with the world's highest hedge at Meikleour, Europe's oldest tree, the widest conifer in Britain, the sole survivor from Shakespeare's Birnam Wood and many more fascinating trees. Why not visit Glenshee and take part in some skiing, or try mountain biking through the many hills and glens. Blair Castle is an impressive site, and with expansive grounds and an adventure playground, will entertain the whole family. 

Highlands and Islands

This region takes in Inverness-shire, Ross-shire, Sutherland, Caithness and the islands include the Inner and Outer Hebrides as well as Orkney and the Shetland islands. For spectacular scenery the Highlands of Scotland provides some of the best, with a huge expanse of area full of mountains, lochs and glens full of romance, wildlife and scenic beauty. The heritage of this area includes Culloden, taking the ferry to the Isle of Skye or just taking in one of the many castles like Eilean Donan. There is also an immense range of wildlife to be found.
