This is just a great country house for you and your friends to have a comfortable relaxing holiday in a beautiful part of the Scottish countryside.

Perfectly placed in picturesque Perthshire is this Victorian country house, set within its own secluded grounds, yet within walking distance from the village of Kirkmichael. A short drive, lined by rhododendrons, leads you up to the holiday house, where you will find a fine granite structure that has been extended over the years to become more of a mansion than a house. Within you will discover an elegant hallway adorned with stags' heads, which leads to the expansive drawing room on one side and the large dining room to the other, as the two main front rooms. Whilst there is still an air of grandeur here, this is a house that is like walking into a family home, where you feel comfortable and relaxed immediately. Beyond can be found the kitchen, the breakfast room and the very substantial games room. This room with a magnificent fire-place can be used on a multi-purpose basis, as the table tennis table can be removed to create a party room for a ceilidh or impromptu party.

All the accommodation can be found on the two floors above, with a selection of 9 bedrooms and 6 bathrooms, making this ideal to sleep up to 17 people. The expansive grounds are great for children to relax in, whilst in summer croquet can be enjoyed too. This is holiday house in Scotland that is ideal for family holidays for a week in the summer, and get-togethers and weekends away in the quieter months.

Living Space

Reception rooms

The drawing room, with its open fire, and bay window with views to the front, is a large expansive room, full of comfortable sofas for your group of 17 people to relax in. Even with the fine pictures and antique furniture, the emphasis is definitely on comfort with so many sofas and armchairs to choose from. The elegant hallway with the stairs to the accommodation level above, leads off in two directions, one to the kitchen and the other to the games room. Accessed by steps, the games room is a large later extension, which houses a table tennis table. However it is more than a games room, with fine pictures on the wall and a feature carved fireplace with open fire, and by removing the table from the room, it can be a party room, for a drinks party, a ceilidh or a small wedding function. Access directly on to the lawn is available from here. Additionally, next door there is a snug room, with a TV and toys for smaller children.

Kitchen / Dining

The front facing dining room houses a long dining table where everyone can sit around in comfort. With an open fire at one end and radiators throughout, this is a warm room, as well as an elegant one, with swag curtains, and family portraits and old prints on the walls. The kitchen is located to the rear of the house and is in two sections. Firstly there is breakfast room with dining table that can seat 14/16 people, and then there is the modest kitchen section, with a well equipped kitchen space, with 5-hob “Rangemaster”, with grill and oven, as well as an extra oven to the side. Next door is the large utility room with freezer, with the laundry room beyond, with washing machines and tumble dryer.

Grounds & Surrounds

Situated within 3 acres of private grounds in a rural location accessed by a drive, surrounded by fields and woodland, makes this a pleasant location to be based whilst in Perthshire. The grounds are enclosed and include a croquet lawn and an area where there is a goal area for football games. Located 71 miles miles north of Edinburgh and 11 miles from Pitlochry, makes this ideal to explore all of Perthshire and the central section of Scotland. The village has a small general store, whilst supermarkets can be found in Pitlochry and Blairgowrie. There is a railway station at Pitlochry, which forms part of the London-Inverness main line. For golfers there are golf courses at Rosemount and Pitlochry. Families can be entertained at Blair Castle. For the activity minded, there is fishing on the Tay, white water rafting, walking and winter sports available at nearby Glenshee. Edradour distillery is only 10 miles away.

Please note that whilst weddings for up to 40 people are allowed, please inform the office before booking, to provide further details. A wedding licence is applicable for up to 40 people.

Stag and Hen groups are only allowed after discussion with the office prior to booking and will be subject to a larger good housekeeping deposit if accepted.

Whilst this property can supply a cot & highchair, please make sure you submit a note on your booking form to the bookings team requesting these items so these are put one out for you on arrival.

Additional pets may be possible in consultation prior to booking.


The beautiful Victorian town of Pitlochry has been a popular destination since hosting a visit from HRH Queen Victoria. The Perthshire town is easily accessible, being just off the A9 road, and is considered a gateway to the Highlands. Located on the River Tummel and with a spectacular highland hills backdrop the area is ideal for walkers and cyclists. Killiecrankie wooded gorge is a beautiful landscape to discover. The setting of a battle during the Jacobite uprisings, you can learn its history at the Visitors Centre, and for daredevils, bungee jumping is available! The nearby Atholl Palace Hotel is now a museum as well, and the magnificent Blair Castle is also open to the public. For any nature lovers, the Explorers Garden would be worth a visit, the gardens represent the exploration into world flora, with specimens from all over the world. 


Perthshire is a natural choice for visitors as geographically it is in the very heart of Scotland. Its popularity is no wonder; with the lush lowland pastures of the south meeting the rugged grandeur of the Highlands, this county is beautifully rich in scenery and magnificent landscapes. The old county of Kinross-shire is now generally considered to be part of this region, and the local council area is now called Perth and Kinross. Kinross sits beside the beautiful Loch Leven, with Lochleven Castle nearby. The central point is the city of Perth, the fair city bustles with life, with the river Tay running through it. The impressive Scone Palace is nearby, which was the crowning place for Scottish Kings. Perthshire is also home to the world famous Gleneagles Hotel and leisure complex. This is also Big Tree Country, with the world's highest hedge at Meikleour, Europe's oldest tree, the widest conifer in Britain, the sole survivor from Shakespeare's Birnam Wood and many more fascinating trees. Why not visit Glenshee and take part in some skiing, or try mountain biking through the many hills and glens. Blair Castle is an impressive site, and with expansive grounds and an adventure playground, will entertain the whole family. 

Highlands and Islands

This region takes in Inverness-shire, Ross-shire, Sutherland, Caithness and the islands include the Inner and Outer Hebrides as well as Orkney and the Shetland islands. For spectacular scenery the Highlands of Scotland provides some of the best, with a huge expanse of area full of mountains, lochs and glens full of romance, wildlife and scenic beauty. The heritage of this area includes Culloden, taking the ferry to the Isle of Skye or just taking in one of the many castles like Eilean Donan. There is also an immense range of wildlife to be found.
