Promising luxury at its finest this newly converted Victorian sporting lodge might just bag the best holiday spot this side of Aberfeldy

Exclusive use luxury holiday home nestled in the hills of Aberfeldy enjoying fabulous views of the Central Highlands and Tay Valley. Recently converted into a stunning 5 star holiday home sleeping up to 18 people this large holiday home opened its doors for business in September 2018.

The house has been finished to a very high standard and will likely enjoy a Visit Scotland five star rating as with all other properties belonging to the owner. It welcomes pets in the downstairs areas only. There are 9 bedrooms all with ensuite bathrooms, one of which is located on the ground floor and is fully accessible.  

*Please note the Hot tub will not be ready until the spring once the owner has finished the design of that area as well as having water and electricity connected to the wood area where it will be located**

Living Space

Reception rooms

Sporting lodges were built to be large and impressive and to house a good quantity of guests all of whom back in the time would have been wealthy landowners and nobility. This lodge is no different. All its rooms feel spacious and will certainly absorb twenty guests without breaking a sweat.

The ground floor consists of 3 reception rooms (lounge, cinema room and drawing room), a dining room, ktichen, utility room, boot room, w.c. and large hall.  There's also a ground floor bedroom with ensuite wet room and a steam room.  Outside is a small courtyard accessed off the corridor leading into the kitchen 

There's seating for up to 14 in the lounge room (with open wood burning fire) and plenty of seating in the main drawing room.  The cinema room/TV Snug has a large 65 inch television with full Sky package, Netflix and an X-box. 

There's a Bose surround sound in the cinema and a Bose wireless music system downstairs in the drawing room/dining room and sitting room, which allows you to play music directly from your phone.  Please be aware due to its elevated position on calm evenings noise travels far, so we ask you ensure all music and noise outside is turned off by 10pm. 

There are wifi boosters throughout the house which enables high speed wifi in every room! 

Kitchen / Dining


The large dining room has access via French doors to a large terrace with stunning views across Aberfeldy and the Tay Valley.  The owner commissioned a 5.5 metre table built in bronze with a patina finish and weathered oak top to comfortably seat 18 guests. Two points of access to the kitchen from the dining room for ease of use.  


The commercial kitchen has been specifically designed with large groups in mind. A great deal of thought has been put into providing things like 2 dishwashers and plenty of wet and dry storage space, including 2 extra US style fridge freezers in the utility room to accompany one in the kitchen. A large gas range stove will cater easily for large groups. 

There's a washer and separate dryer located in the utility room along the corridor from the kitchen.

Bedrooms & Bathrooms - Sleeps 18

There are 9 bedrooms all with ensuite bathrooms, sleeping a total of 18 guests. One of these is located on the ground floor and is fully accessible. 

All bedrooms have ensuite bathrooms with walk-in 'rainfall' showers. The beds are extremely comfortable. The mattresses are 2000 pocket sprung, with toppers and dressed with bedlinen from Josephine Home. Two of the rooms have freestanding baths, one of which is a Japanese bath-tub made from teak (fabulous!).

Grounds & Surrounds

From the gated entrance there’s a sweeping driveway up to the House with plenty of parking. The gardens are landscaped and well maintained with plenty of flat lawn for games of croquet and badminton. Large patio terrace is a great place for evening drinks and watching the sunset roll over the hills. 

You’ll be able to relax after a long day exploring the hills in the natural wood-fired hot tub located for its views, a short distance from the house in the small woodland. And if that's not enough there's also a fire pit with bench seats for late night BBQ's and beers situated away from the main house, with great views. 

This property will make a great venue for weddings. The owners have partnered with a marquee & catering company nearby to offer a full service to wedding groups of up to 120 guests. 

It’s an easy stroll into town with a good collection of restaurants, private book stores, coffee shops and artisan boutiques. Aberfeldy has also been awarded Fair Trade town status.


Security Bond

The owner requires a fully refundable security bond to be paid within 7 days of the holiday start date.
This owner has chosen to use our secure online payment service to collect this bond from guests.

Check in / Check out

Guests are welcome to arrive from 4:00pm and are asked to depart by 10:00am on the day of departure.

Pets Welcome

A maximum of 2 pets are welcome at this property. Typically pet charges apply but please contact the office for details.

Cancellation Policy - Strict

Included in the rental

Linen, towels, oil central heating and fuel for the open fires.  Use of the hot tub (from spring onwards) and unlimited wifi.  Hairdryers also supplied in all bedrooms.  

Notes & Warnings

Good Housekeeping Deposit

There is a security bond that will need to be paid to the owner directly.  He has chosen to take responsibility for the collection and refund of the Good Housekeeping Deposit directly with his guests.


The owner has partnered with a local catering firm to allow guests to upgrade their holiday to a semi or fully catered option. Please ask the office for price guides. 

Hot Tub

If you wish to arrange a housekeeping service throughout your stay, please let us know in advance and we will organise this for you. The daily housekeeping service is £100, which includes making all beds, tidying bedrooms, cleaning the bathrooms, general tidy and clean around the house, including the kitchen. 


The pretty highland town of Aberfeldy can be found in central Perthshire, on the River Tay. The town is home to ‘The Birks of Aberfeldy’, a pleasant walk through the woodlands up to the beautiful Falls of Moness, named after a poem written of the area by the national bard, Robert Burns. Take a trip to the impressive heritage exhibition at Dewars World of Whisky, where you can learn about the famous Scottish tipple! Castle Menzies is a beautifully restored 16th Century castle, and the visitor attraction and museum is a worthy day out. There is plenty of outdoor pursuits to try in the landscapes around the town; gorge walking, mountain biking and abseiling proving popular. Why not also visit the tour company, Highland Safari’s, and take a guided land rover safari tour to explore the nearby mountains and countryside.  


Perthshire is a natural choice for visitors as geographically it is in the very heart of Scotland. Its popularity is no wonder; with the lush lowland pastures of the south meeting the rugged grandeur of the Highlands, this county is beautifully rich in scenery and magnificent landscapes. The old county of Kinross-shire is now generally considered to be part of this region, and the local council area is now called Perth and Kinross. Kinross sits beside the beautiful Loch Leven, with Lochleven Castle nearby. The central point is the city of Perth, the fair city bustles with life, with the river Tay running through it. The impressive Scone Palace is nearby, which was the crowning place for Scottish Kings. Perthshire is also home to the world famous Gleneagles Hotel and leisure complex. This is also Big Tree Country, with the world's highest hedge at Meikleour, Europe's oldest tree, the widest conifer in Britain, the sole survivor from Shakespeare's Birnam Wood and many more fascinating trees. Why not visit Glenshee and take part in some skiing, or try mountain biking through the many hills and glens. Blair Castle is an impressive site, and with expansive grounds and an adventure playground, will entertain the whole family. 

Highlands and Islands

This region takes in Inverness-shire, Ross-shire, Sutherland, Caithness and the islands include the Inner and Outer Hebrides as well as Orkney and the Shetland islands. For spectacular scenery the Highlands of Scotland provides some of the best, with a huge expanse of area full of mountains, lochs and glens full of romance, wildlife and scenic beauty. The heritage of this area includes Culloden, taking the ferry to the Isle of Skye or just taking in one of the many castles like Eilean Donan. There is also an immense range of wildlife to be found.
