Aberfeldy Holiday House, near Aberfeldy (013)

Staying at this family-friendly holiday house on the outskirts of Aberfeldy is a wonderful experience, the equivalent of finding a Tay pearl as it is a hidden gem.

This is a superb example of an Arts and Crafts designed townhouse, situated in a quiet residential street on the outskirts of Aberfeldy, with spectacular views overlooking the river Tay. Well presented, with original features such as stained glass windows, roll top baths and large bay windows – it is a stylish holiday house that is comfortable to live in. The house sleeps up to 11 people in its 5 bedrooms, each of which is traditionally maintained. With a TV and comfortable sofas in the sitting room, as well as a cinema room and music room, make this a holiday house where the emphasis is on relaxing.

Please note that from 2018 the TV/Cinema room is being converted into a ground floor double bedroom, and the Music room will become a Music/TV room, with the addition of seating and a TV. The twin bedroom on the first floor will no longer be available and will be replaced by a double bedroom on the ground floor. The capacity of the house will be unchanged.

Living Space

Reception rooms

A beautiful Arts and Crafts house built between 1899 and 1902, it has retained many of the original features, such as the ornate ceiling plasterwork and wooden panelling in the sitting room. The sitting room may look aesthetically pleasing, but it is also practical with comfortable leather sofas, TV and wood-burning stove. Additionally there is a TV/Cinema room, which is ideal for children and there is a front porch, which acts a music room with an upright piano and other musical instruments available to use. In the hallway, there is a snug with wood burning stove, which is below the impressive feature pitch pine double staircase.

From 2018 – the TV/Cinema room is being converted into a ground floor double bedroom, and the Music room will become a Music/TV room, with the addition of seating and a TV.

Kitchen / Dining

The dining room has a traditional Edwardian feel, with William Morris style wallpaper, parquet flooring and feature wooden bay window. It is an ideal size to entertain all your guests in comfort and style around the dining table. Situated with a galley kitchen next door, with the kitchen on the other side, it is easy to serve straight to the dining table. The kitchen is well equipped with an electric hob and integral oven and separate microwave. With plenty of wall units for storage and work space for working, it is a good kitchen for working in.

Grounds & Surrounds

Accessed off the quiet side street by a gate, there is parking for up to 6 small cars, with plenty of additional off-street parking available. The designated grounds to the rear include a lawn with summer house, with orchard area. Please note that a housekeeper resides in a completely separate and private rear wing to the house, but the secure shared driveway and grounds are available for use primarily by the residents.

Two minutes walking distance from the property is a children's playground. In town, there are shops, pubs and restaurants, as well as the Dewars World of Whisky Visitor Centre. Local activities and attractions include an 18-hole golf course in Aberfeldy, white-water rafting, hill-walking, Scottish Crannog Centre, Blair Castle, House of Bruar and Castle Menzies.

Guests are welcome to arrive from 4:00pm and are asked to depart by 10:00am on the day of departure.

Whilst this property can supply a cot & highchair. Please make sure you submit a note on your booking form to the bookings team requesting this item so the owner knows to put one out for you on arrival.

Please note that a housekeeper resides in a completely separate and private rear wing to the house.

Stag and Hen bookings, may not book this property, unless discussed in advance for approval. Neither the Owner nor the Agent will accept any liability should a booking be confirmed as a consequence of non-disclosure of the above which may later result in a booking cancellation by the Owner. For more information on this matter please speak to a member of our staff.

Please be aware that the piano at the property is unused and not tuned on a regular basis, and is more a decorative item than a functional playing piano. Guests are welcome to play the piano, but for those wishing to arrange a musical event, then the provision of a professional keyboard may be more appropriate.


The pretty highland town of Aberfeldy can be found in central Perthshire, on the River Tay. The town is home to ‘The Birks of Aberfeldy’, a pleasant walk through the woodlands up to the beautiful Falls of Moness, named after a poem written of the area by the national bard, Robert Burns. Take a trip to the impressive heritage exhibition at Dewars World of Whisky, where you can learn about the famous Scottish tipple! Castle Menzies is a beautifully restored 16th Century castle, and the visitor attraction and museum is a worthy day out. There is plenty of outdoor pursuits to try in the landscapes around the town; gorge walking, mountain biking and abseiling proving popular. Why not also visit the tour company, Highland Safari’s, and take a guided land rover safari tour to explore the nearby mountains and countryside.  


Perthshire is a natural choice for visitors as geographically it is in the very heart of Scotland. Its popularity is no wonder; with the lush lowland pastures of the south meeting the rugged grandeur of the Highlands, this county is beautifully rich in scenery and magnificent landscapes. The old county of Kinross-shire is now generally considered to be part of this region, and the local council area is now called Perth and Kinross. Kinross sits beside the beautiful Loch Leven, with Lochleven Castle nearby. The central point is the city of Perth, the fair city bustles with life, with the river Tay running through it. The impressive Scone Palace is nearby, which was the crowning place for Scottish Kings. Perthshire is also home to the world famous Gleneagles Hotel and leisure complex. This is also Big Tree Country, with the world's highest hedge at Meikleour, Europe's oldest tree, the widest conifer in Britain, the sole survivor from Shakespeare's Birnam Wood and many more fascinating trees. Why not visit Glenshee and take part in some skiing, or try mountain biking through the many hills and glens. Blair Castle is an impressive site, and with expansive grounds and an adventure playground, will entertain the whole family. 

Highlands and Islands

This region takes in Inverness-shire, Ross-shire, Sutherland, Caithness and the islands include the Inner and Outer Hebrides as well as Orkney and the Shetland islands. For spectacular scenery the Highlands of Scotland provides some of the best, with a huge expanse of area full of mountains, lochs and glens full of romance, wildlife and scenic beauty. The heritage of this area includes Culloden, taking the ferry to the Isle of Skye or just taking in one of the many castles like Eilean Donan. There is also an immense range of wildlife to be found.

The location if this house is ideal for exploring this part of Scotland, being close to Aberfeldy shopping and a variety of activity centres such as the Birks, Dewers, the Highland Safari Centre, the Cranog Centre and boating and horse riding facilities.
The house is very large with large rooms furnished interestingly and appropriately for such an unusual home. It is surprisingly good for children with large baskets of toys and dressing-up clothes under the double staircase. The garden at the back of the house is large and the summerhouse has games equipment and garden furniture.
We didn't use the kitchen facilities much but it is so well equipped that a keen chef could cook pretty much anything there.
The only downside is that a very tall persin might have difficulty finding a bed long enough.
The house is an experience itself as well as being a good base to see Scotland.

2nd March 2015 Excellent 

Fantastic house and had a fantastic time, all my family together under one roof to celebrate my 60th birthday. The house is gorgeous and in a very good location.The kitchen was very well stocked with both crockery and utensils. The furnishings were very good also and you could see a lot of care had been taken to make it so.
There was only one criticism and we all agreed on it, the wooden sofa in the sitting room was very uncomfortable, the one in the music room was much better. It made it difficult for the 9 of us to sit together. Having said that we would all go back again any time, it is well worth a visit and is a unique house and experience, with lots of nice touches,like the toy box and dressing up box. The owners made you feel at home and the whole atmosphere was cosy and friendly.

Extremely enjoyable. Well equipped and comfortable. Felt more like returning to a relative's home than going to an unknown place for the first time. Lots of personal touches kept both adults and kids (aged 5 - 11) amused. Tried hard to come up with a suggested improvement, but failed dismally. Wouldn't change anything. Hope to go back again.
