Converted in 2016, the old stone building and round grain house, have been developed in an imaginative and unique way to provide the very best luxurious accommodation on offer in Scotland. With plenty of rooms to choose from, the unique selling point is the distinctive circular room, with high ceiling and space galore, which houses a seating area and a dining area. With 5 bedrooms with en-suite shower rooms, and an additional bathroom, this is perfect for up to 10 people. Those looking to entertain a larger group can also book the Luxury Holiday Property next door which sleeps a further 10 people, and host parties for up to 20 people here. The immaculate grounds are enclosed, which includes a hot tub, as well as outdoor furniture and BBQ for use in the summer months. This is a property that is ideal for the golfing market and for those looking for an upmarket venue for a family holiday or special occasion.

Living Space

Reception rooms

The unique selling point of this luxury holiday house is the stunning round house section. It is similar to Dr Who’s Tardis as it seems much bigger inside than it looks from the outside. It is a large space, with a large dining table and chairs on one side, with the seating area on the other side. Here you will find 3 large 3-seater sofas set in a U-shape towards the flat-screen TV and overlooking the garden beyond. With a high roof and impressive antler candelabra above, this is a room for show and can be used as a party room, dining room or sitting room, depending on your requirements. With under-floor heating throughout this is a warm house and if you do require further living space, a secondary sitting room is located on the first floor. Again there are comfortable stylish sofas and another flat-screen TV for your enjoyment.

Kitchen / Dining

Whilst there are other entry points into the house, most people will access the building through into the kitchen, via the utility space. The kitchen is a bright modern space with windows all along one side, with a central work island and plenty of work surfaces on the black granite. The cooking is done via the induction hobs and the Miele ovens, though there is also a Rayburn cooker which can be used if required. A country style kitchen table and chairs provides space for breakfasting or casual suppers. The main dining space is located within the impressive round room. A long table can seat up to 10 people in great style in this room, with the table having the capacity to extend to seat up to 20 people, if you have booked the house next door. In the summer months, garden furniture is provided for those wishing alfresco dining with a BBQ.

Grounds & Surrounds

Situated in a rural location in a cluster of 3 houses accessed by a shared drive, surrounded by fields and strips of forestry, makes this a pleasant location to be based whilst in Fife. The grounds are fully enclosed and include two distinctive areas for parking, with a substantial lawn to enjoy in the summer months. A hot tub is located here and always proves popular. Located 44 miles north east of Edinburgh and only 7 miles from St Andrews, makes this a wonderful venue to explore the East Neuk of Fife and the Home of Golf. No trip to Fife would be complete without having crossed the famous Swilcan Bridge on the Old Course, but there is so much more as well.

For family entertainment there is a local Deer Centre and Deep Sea World is a great day out. Falkland Palace, Dunfermline Abbey and the historic buildings in St Andrews are all a must. Then there are the beaches, include Roome Bay at Crail, and the pretty harbour villages in Fife, plus easy access by train into Edinburgh for day trips.

Stag and Hen bookings may not book this property, unless discussed in advance for approval. Neither the Owner nor the Agent will accept any liability should a booking be confirmed as a consequence of non-disclosure of the above which may later result in a booking cancellation by the Owner. LocationSt Andrews

Perhaps the most well known town in Scotland, St Andrews is world famous! The historic town is home to the oldest  University in Scotland, the distinguished St Andrews, and the town is very much centred around the elegant university buildings. If this wasn’t enough St Andrews is also the renowned Home of Golf. Visitors come from far and wide to experience the links courses, and the Old Course is perhaps the most eminent and prolific. Investigation is a must before visiting, as there is just so much on offer. There is more to discover in the town however; the majestic ruins of the Castle sit atop the headland, jutting into the sea, and just a little further along the coast are the magnificent ruins of what was once the largest Cathedral in Scotland. Climb to the top of St Rule’s Tower for splendid views of the town. The Botanic Gardens are a little piece of paradise; exotic and native species of all kinds are arranged in the glasshouses and 18 acres of mature landscaped gardens.

Kingdom of Fife

Located between the Firth of Tay and the Firth of Forth, the Kingdom of Fife has some of the finest beaches in Scotland. Where there are beaches you will find links golf courses and St Andrews is known the world over as the home of golf. Whilst the Old Course is the championship course, there are beautiful courses everywhere.  The beautiful coastal strip at East Neuk overlooks the Firth of Forth and has many quaint and picturesque fishing villages, like Anstruther, Crail and Pittenweem. the former historical county of Kincardineshire has been included within the boundaries of Fife, and the old county town of Kincardine can be found on the shores of the Firth of Forth. Dunfermline is an ancient Capital of Scotland, and is steeped in history. Seven Kings of Scotland are buried here, and the Palace and Abbey is worth a visit. The historic Royal Burgh of Culross is also a heritage site of interest, and for a family trip out, why not visit Deep Sea World at North Queensferry, which holds a million gallons of water and has one of the longest underwater tunnels in the world to watch the marine life.

Central Scotland

Incorporating the two largest Scottish cities of Glasgow and Edinburgh, Central Scotland is a hive of activities and attractions for visitors, and there will be plenty to entertain you on your trip. For a family outing try Edinburgh Castle, for a day at the beach try the Firth of Forth coastline, for shopping you can’t beat either city centre, or if you just want soaking up some Scottish landscapes try Perthshire’s rolling southern lowlands, and wilderness of its highland. Whatever takes your fancy, the central counties can offer it all. Airports at Edinburgh, Glasgow and Prestwick offer great transportation links for those coming from afar.

We had a wonderful stay at The Round House last weekend and not only did it tick all the boxes but exceeded our hopes and expectations. Most importantly, my Mum loved it and thought it a great place to have spent her 80th birthday.
