This pet friendly luxury holiday home (with hot tub & cinema room) is nestled in the hills of Aberfeldy enjoying fabulous views of the Central Highlands and Tay Valley. Converted in 2018 into a stunning, design led exclusive use venue for discerning guests looking to be pampered throughout their stay. The attention to detail, care and pre-planning results in every item falling into place with nothing forgotten ensuring guests are left to enjoy their time without having to lift a finger.  This boutique style property is a superb blend of modern and traditional likely to exceed expectation.  

If you're looking for a holiday experience with the 'wow' factor, with add-on services provided with ease, bespoke to your groups needs, then look no further.  This property is not only perfectly located in the Central Highlands far enough away to feel you're away from it all, yet close enough to the main transport hubs and cities to make the travel to and from convenient, no matter how short your stay. 

There are 9 bedrooms all with ensuite bathrooms, one of which is located on the ground floor and is fully accessible.

Published rates include accommodation and breakfast provided each morning by a local caterer.  If you wish to upgrade your stay to semi or fully-serviced the owner will work with you to tailor any renaming catering and/or activity requirements. A host of highland experiences can be provided for you including tailored guided walks, fishing, whisky tasting, Highland Safari, chocolate & whisky pairing, white water rafting, canyoning and much more.

  • Sporting lodges were built to be large and impressive and to house a good quantity of guests all of whom back in the time would have been wealthy landowners and nobility. This lodge is no different. All its rooms feel spacious and will certainly absorb twenty guests without breaking a sweat.

    The ground floor consists of 3 reception rooms (lounge, cinema room and drawing room), a dining room, ktichen, utility room, boot room, w.c. and large hall.  There's also a ground floor bedroom with ensuite wet room and a steam room.  Outside is a small courtyard accessed off the corridor leading into the kitchen 

    There's seating for up to 14 in the lounge room (with open wood burning fire) and plenty of seating in the main drawing room.  The cinema room/TV Snug has a large 65 inch television with full Sky package, Netflix and an X-box. 

    There's a Bose surround sound in the cinema and a Bose wireless music system downstairs in the drawing room/dining room and sitting room, which allows you to play music directly from your phone.  Please be aware due to its elevated position on calm evenings noise travels far, so we ask you ensure all music and noise outside is turned off by 10pm. 

    There are wifi boosters throughout the house which enables high speed wifi in every room! 

    On the Terrace

    A 6 seater hot tub will be hired in during your stay and placed on the terrace for optimum enjoyment. 

    Dining

    The large dining room has access via French doors to a large terrace with stunning views across Aberfeldy and the Tay Valley.  The owner commissioned a 5.5 metre table built in bronze with a patina finish and weathered oak top to comfortably seat 18 guests. Two points of access to the kitchen from the dining room for ease of use.  

    Kitchen

    The commercial kitchen has been specifically designed with large groups in mind. A great deal of thought has been put into providing things like 2 dishwashers and plenty of wet and dry storage space, including 2 extra US style fridge freezers in the utility room to accompany one in the kitchen. A large gas range stove will cater easily for large groups. 

    There's a washer and separate dryer located in the utility room along the corridor from the kitchen.  

    Catering

    The house is offered on a self catered basis with breakfast included in the basic rental, and the owner has partnered with a local catering firm to enable guests to upgrade their holiday to a semi or fully catered option. Please ask the office for price guides.  The owner will only allow his nominated caterers to service his property, so if you plan to use an external caterer, they must be pre-approved by the owner prior to booking. 

  • There are 9 bedrooms all with ensuite bathrooms, sleeping a total of 18 guests. One of these is located on the ground floor and is fully accessible. 

    All bedrooms have ensuite bathrooms with walk-in 'rainfall' showers. The beds are extremely comfortable. The mattresses are 2000 pocket sprung, with toppers and dressed with bedlinen from Josephine Home. Two of the rooms have freestanding baths, one of which is a Japanese bath-tub made from teak (fabulous!).

  • From the gated entrance there’s a sweeping driveway up to the House with plenty of parking. The gardens are landscaped and well maintained with plenty of flat lawn for games of croquet and badminton. Large patio terrace is a great place for evening drinks and watching the sunset roll over the hills. 

    A 6 seater hot tub will be hired in during your stay and placed on the terrace for optimum enjoyment. 

    You’ll be able to relax after a long day exploring the hills in the natural wood-fired hot tub located for its views, a short distance from the house in the small woodland. And if that's not enough there's also a fire pit with bench seats for late night BBQ's and beers situated away from the main house, with great views. 

    This property will make a great venue for weddings. The owners have partnered with a marquee & catering company nearby to offer a full service to wedding groups of up to 120 guests. 

    It’s an easy stroll into town with a good collection of restaurants, private book stores, coffee shops and artisan boutiques. Aberfeldy has also been awarded Fair Trade town status.

  • Good Housekeeping Deposit

    There is a security bond of £500 that will need to be paid to the owner directly.  He has chosen to take responsibility for the collection and refund of the Good Housekeeping Deposit directly with his guests.

    Catering

    The owner has partnered with a local catering firm to enable guests to upgrade their holiday to a  semi or fully catered option. (Please ask the office for price guides.  The owner will only allow his nominated caterers to service his property, so if you plan to use an external caterer, they must be pre-approved by the owner prior to booking.  

    Parties & Events

    The owner will only accept certain types of bookings on the basis a butler is employed for the duration of your stay. If you are planning to celebrate a milestone birthday, hold a stag/hen party or host a special anniversary please let the bookings team know first so they can have the owner contact you directly to discuss your particular requirements. 

    Weddings

    For guests wishing to book the property for the purpose of hosting an intimate wedding please note there will be an additional £1000 facility fee on top of the rental advertised.  Further charges may also apply if you plan to invite more guests onto the premises than the advertised occupancy.  Please let the bookings team know how you intend to use the property so they can have the owner contact you directly to discuss your particular requirements.
