Reception Rooms
Main access to the property is via a gravelled courtyard flanked on two sides by the T-shaped building.  The main entrance is up a set of shallow stone steps or wheelchair friendly ramp taking you directly into a relatively spacious main hall leading to two ground floor bedrooms on your left, a further ground floor bedroom on your right and the kitchen. 

The ground floor lounge is well proportioned and leads out through French doors to a hot tub.  A further reception room is available on the floor above which leads out onto a balcony above the creating a perfect setting for breakfast or evening drinks in the warmer months. Large flat screen TVs with full Sky packages in the sitting room and conservatory mean there's never a clash between sports and family viewing. 

The living spaces are kept warm on chilly days by wood burning stoves. You'll find plenty of logs to keep the home fires burning at the back of the property.  It's obvious great care has been taken to create a sense of privacy, so even when sharing this large holiday house with a group of friends you'll always have your own relaxing space to enjoy.

Kitchen and Dining
The kitchen, dining and boot room run the length of one section of the building, with the 3 ground floor bedrooms and drawing room running the other. Both kitchen & diner lead out into a light,  spacious conservatory providing a secondary space in which to dine or simply gather together on comfortable sofas.

The kitchen is well equipped with all the modern conveniences expected for a holiday let of its rating and the large boot room is a great dumping ground for golf kits and outdoor clothing.  It even boasts a whirlpool bath which, after a long day on the course or sightseeing, can be for some a very welcome treat.

CATERING OPTIONS
If you wish In-House Catering to prepare full Scottish Breakfast then add a supplement of £20 per person per day to the cost of your booking. The owners can arrange a Chef to prepare dinner for your group from £55 per person. All catering costs are payable direct to the owner.

This beautiful Scottish lodge can accommodate a group of up to ten extremely comfortably in five large ensuite bedrooms, one of which enjoys a whirlpool bath. Three of the bedrooms are located on the ground floor, perfect for guests with limited mobility. The remaining two located on the first floor accessible via internal stairs from the hall. 

Each bedroom has been styled with a Scottish theme in mind, all are ensuite and four of the five bedrooms can be configured as doubles or twins to accommodate couples or singles.  Four of the bedrooms have super-king size beds all of which are zip & link, and the fifth is a King size bed.  The attention to detail is excellent. One ground floor bedroom comes with its own small private dressing room. 

During your stay dressing gowns are provided for use around the hot tub.

Housekeeping
Housekeeping is offered inclusive in the rate for stays of a week or more that involves a change of linen and towels. If you do not wish this service during your stay please advise us.

Just a few miles from St Andrews and less than one hour's drive from Edinburgh basing yourself in the heart of Fife couldn't be a better way to explore the Southern & Central heart of Scotland. 

Whilst located in a small sleepy hamlet, you'll find a lot to do, see & eat within a short distance of this luxury lodge.  St Andrews is best known as the ‘home of golf’ but this delightful historic town also offers excellent shopping, art galleries, Botanic Gardens and museums, and magnificent golden beaches. It also has far more restaurants and cafes than you would expect for a town of its size, ranging from fine dining, like the fabulous Rocca Grill, to cosy coffee shops and ice cream parlours.

If you felt more inclined to relax at home, between the putting green, the combination of patios and terraces, SKY TV, whirl pool and comfortable living spaces you could probably lose yourself quite contendedly within the grounds of the property itself without having to step a foot outside the front door.  The property also has access to a private driving range.

Private Driving Range
This luxury holiday rental most certainly caters for the golfer.  In order to improve your short game skills, before visiting one of the great golf courses in nearby St Andrews, a Short Game Area was designed and built in the grounds by a golf professional.  There are 5 pitching mats, 6 holes and two bunkers, providing a wide range of lies and distances offering the opportunity to practice a variety of shots on your very own private practice area. The owners are also delighted to offer their private 250-yard driving range on the Estate for all guests to use.

Complimentary Transport
One complimentary return luxury transport per day excluding the festive period. The owners'16-seater or 8-seater vehicles are available to guests requiring transfers to and from your golfing / social tour destination should the party split within the St Andrews / East Neuk area. This is complimentary for stays of three nights or more and must be booked in advance, any additional social runs are chargeable.

The daily complimentary transport hours are between 08.00 and 20.00 hours seven days a week. The owners cannot guarantee any specific transfer times during busy periods.  Please note the complimentary transfer is per party and not per house when renting both properties (ref 308 and 197)

GOLF
For those specifically on a golf holiday, the host provides a golf concierge service. POA. 

GOOD HOUSEKEEPING DEPOSIT (GHD)
If you have booked this property in conjunction with the property next door and intend to use this property to host functions exceeding the maximum occupancy, a facility fee of £100 is chargeable ontop of the rental quoted. Additionally the Good Housekeeping Deposit will increase to £700 to take into account the larger volume of people using the house. 

GROUP TYPES
Stag and hen bookings, may not book this property, unless discussed in advance for approval. Neither the Owner nor the Agent will accept any liability should a booking be confirmed as a consequence of non-disclosure of the above which may later result in a booking cancellation by the Owner. HOT TUB
Guests wishing to make use of the hot tub are asked to fill out a Hot Tub Disclaimer Form. Access to the Hot Tub will be denied unless the host is in receipt of a signed copy of this form.
