Imagine the scenario - a great country home full of people on the west coast of Scotland with access to a sandy beach, there is no need to imagine with this holiday house.

Built in 1828 for Captain John Campbell, this refurbished Georgian house offers spacious accommodation in a traditional holiday house with a dash of modernity for up to 14 people. This is an up-and-down house, set on four floors, with the main reception rooms on the ground and lower ground floors, with the accommodation on the first and second floors. A games room and spacious garden is available for everyone to spread out further, as well as access to a secluded bay and sandy beach. Ideal for family groups, looking to make the most of a traditional holiday in the west coast of Scotland.

    The front door takes you to the upper ground level and main entrance hall with fine stairs, with the drawing room being one of the front rooms. This is a traditional reception room, with open fire, comfortable sofas and a grand piano (please note that the tuning may not be perfect), making this room a delightful room to relax in. To the rear is a morning room, which is a secondary sitting room with TV. On the other side is a small library, which has some board games, which leads onto the games room, which houses a table tennis table. On the floor below is a larger sitting room with TV and this is more suitable for leaving the children to their own devices, whilst the adults can get some grown-up time on the floor above.

    Kitchen & Dining
    The dining room, being one of the front rooms, is an elegant room with lovely light coming in to the room. The dining table can seat up to 10 people and can be increased to 12.  Another table could be added to increase numbers to 14. The large kitchen can be found on the floor below. This modernised kitchen has an oil fired Esse range, as well as an electric hob and integral double oven, to cater for all the cooking requirements. There is dining capability in the kitchen for up to 10 people with the chance to extend the table further. Additionally there is a large storage room for foodstuffs and a utility room.

  • Accommodation is provided for a group of 14 adults in 8 bedrooms, with 3 bathrooms and 1 shower room, as follows:

  • The holiday house is in a private setting, which is accessed off the lengthy single-track road from the Knapdale Peninsula coastal route. The grounds consist of woodlands and lawns, allowing for woodland walks and the exclusive use of the garden. A hill loch is available for those wishing to catch an elusive wild brown trout, whilst the main draw is the access to the sandy beach which is beyond the entrance to the drive. The property is 47 miles beyond Inveraray and 10 miles west of Tarbert, with a general store as well as hotels and other shops. The nearest fuel station is at Lochgilphead or Clachan. The property is well located for day trips to the Islands of Islay and Gigha. This area is ideal for walkers, ramblers and cyclists, with routes taking in the coastal scenery. Sea-fishing, water-sports, clay-pigeon shooting and horse riding are also easily accessible. Golf is available at Tarbert and at Machrihanish.

  • GROUP TYPES
    Stag/Hen bookings may not book this property, unless discussed in advance for approval. Neither the Owner nor the Agent will accept any liability should a booking be confirmed as a consequence of non-disclosure of the above which may later result in a booking cancellation by the Owner. For more information on this matter please speak to a member of our staff.

    INTERNET
    Please note that whilst Internet connection is available here in the west coast of Scotland - it is not fast and it is not suitable for large data downloads. It can also be variable in strength and reliability. A monthly allowance for usage from a satellite is available, but once the allowance is used, the service is not available until the next month.

    PRIVATE WATER SUPPLY
    There is a private water supply at this property, which is checked on an annual basis by the local authority. After periods of heavy rain the water is prone to discolour due to the peat, which takes some getting used to if you have not experienced this before. An initial supply of bottled water is available.

The house is very good. Good location, fantastic grounds, clean and well maintained. Needs some attention to facilities and resources to cater comfortably for large groups. There were only just enough mugs and glasses and it really needs a second dishwasher. Having said that we had a great holiday.

All of our properties are equipped for the house occupancy however we will certainly pass on your suggestions to the owner regarding additional crockery and a second dishwasher.

Quite complex arrangements for paying various fees. I was bombarded with marketing info - even for the property I had already booked which meant that I stopped reading your emails then received a slightly threatening email when I was late paying fees.

Many thanks for taking the time to leave feedback on our booking process, we do itemise any additional fee’s such a pet charge for example, at the enquiry stage and are always very happy to accept a payment over the phone if this is preferable to using the secure online payment page. 

Hope this clarifies and many apologies if you found our promotional emails meant our correspondence regarding your booking was tricky to spot. Had we of known you would have preferred not to receive this during the booking process we would have been very happy to remove you from this list, alternatively you can opt out at the enquiry stage yourself :)

The House is a spacious stone-built Georgian residence set in its own grounds and surrounded on three sides by woodland with lawns and extensive garden to the front. There are four floors - two main levels, a basement and an attic. The three upper levels are comfortably carpeted throughout; the bedrooms spacious, the public rooms on the ground floor more elegant then one might expect in a holiday house. We hardly spent any time in them with the exception of the TV room - the Euro football cup games were in progress - and the games room where the table tennis table was an attraction. Our four pianists enjoyed the baby grand in the lounge though it is badly out of tune. The TV was problematic; it took five minutes to get it working - maybe because of the remote location.

Our indoor time together was mostly spent in the kitchen/ dining room where the table was large enough to seat us all and we could eat together in warmth as a family. Full marks for that. To begin with the other rooms seemed cold - I think the radiators and landing temperature settings were set too low for the cold, wet weather which characterised our visit.

We experienced some other problems which may be of interest and use to you as you consider the accuracy of the material you send to prospective clients.
The dishwasher was temperamental. We discovered that when two green lights on the control panel flashed even if you set the machine it failed to work To remedy that it was necessary to switch the machine off at the wall switch and then start afresh. Before leaving we left a note about that to help future occupants.
Wi-fi reception was patchy and its capacity very restricted. My professor son from Australia had to go to Tarbert at 5am to be certain of an adequate uninterrupted connection with his department.
Though the information refers to a private water supply, it was only on arrival that we discovered three large plastic water containers and word that the purity of the private water supply could not be guaranteed. The water in the three containers were quickly used up and we could replenish them only at the Co-op in Tarbert where one of the staff announced that this had been going on for years and was a disgrace. Half way through the week the Co-op ran out of water and we had to get it from Lochgilphead twentyfour miles away. Had our group all been adults we probably should not have bothered, but we had some young children and did not want to take any risks. The volume of water was also a problem. The cistern in the WC in a first floor bathroom
took so long to refill that we had to put a pail of water beside it.
I understand from one of the local men who does work for the owner that the water supply is being renewed with two reservoirs up the hill and a deep hole (artesian?) behind the house. Until then a fuller description of the water arrangements should be included in the publicity.
On Sunday evening the bedroom lights in two rooms fused when a lamp blew. We made a makeshift arrangement because the fuse-box was in a locked cupboard. On request, the local agent, Mrs Brown, came the next morning to open it up and the supply was restored. She also most helpfully, with my younger son in attendance, sorted the hot water boiler which had seized up - we showered and shaved in cold water that morning!

Apart from the water and the heating, none of these problems were of major importance but together they Indicated that there are deficiencies in the house some of which should be made clear in the information you publish.

A further comment on the information on the website which refers to 'a private beach'. There is no such thing in Scotland. The Land Reform
(Scotland) Act 2003 and 2005 provides statutory access rights for responsible access to beaches for fishing, fires, BBQs, swimming, playing etc. Further I should tell you that access to the beach was not easy and involves a considerable walk down the drive along the road across two fields and a narrow plank on a grilled metal bridge across a burn then through rough ground to the sand.

I should emphasise that the local people involved with the house could not have been more helpful. I should also make it clear that in spite of the awful weather we experienced we all enjoyed our family holiday at the house.

This house is due for a re inspection by our property manager and I’ve forwarded him your comments so these can be raised with the owners. Completely understand your concerns regarding the water supply and appreciate the trips to the Co-Op must have been time consuming, the same applies with the wifi. We will take up your recommendation and provide further information on the private water once we’ve fed your comments back to the owners and understood from them what we’re to communicate to future guests. So glad to hear you felt their housekeeping staff were helpful, it does make a big difference.

Beautiful, beautiful house and gardens in a wonderful part of Scotland. We felt so privileged to stay there. Very bright and airy, very spacious, both inside and out. We had the most wonderful time with close family members, to celebrate my fiftieth birthday. Our stay at the house was so memorable and such fun. The house was lovely , ideal location and view , very spacious , lovely garden , we had lovely stay . If you love walking or cycling this is an ideal place ! My only concern was about the cleanliness . We left the house in a very reasonable condition but the cleaner wanted to charge us extra for the cleaning . We felt that for the amount we paid and the condition in which we left the house, this was entirely unreasonable . The house was not spotlessly clean on our arrival but we are very laid back and did not mind.The landlord however was very good and it was all settled in the end. I would be apprehensive however in future and suggest that you take photos of all the dirty areas as well as any broken bushes or trees on arrival and e-mail to Scott's castle . I would probably do this with any future rentals on fact ..
