The Property is a stunning new house in the exceptional coastal setting of the popular seaside village of Walberswick and sleeps up to 10 people. It is only a few years old and has been designed to provide luxurious space and comfort together with convenience for families or a group of friends coming to the Suffolk Heritage Coast.
This lovely property has a large kitchen, open plan living and dining area and a games room plus five bedrooms, two with ensuite shower/bathrooms and two family bathrooms, parking for up to four cars and an enclosed and secluded garden which is secure for dogs (please note a £15 surcharge per dog applies). The location of the house allows direct access to the beautiful Walberswick Common and easy, traffic-free walks to the beach, the river and all that this pretty seaside village can provide with its two fine pubs, village shop and range of artisan shops and a super delicatessen.
Walberswick offers holidays where you can park your car for the week and get back to a 'vintage' holiday; you can even bring your dog as pets are welcome at The Property. The Property also benefits from Superfast Broadband and Wifi throughout, two large Smart TVs and Sonos multi-room Hi-Fi music system.
Entrance Hall: spacious hall with stairs to first floor, large cupboard for storage, cloakroom with WC and hand basin. Understairs cupboard with selection of Garden Games, etc.
Living Room: light and spacious room with sofas, armchair and coffee tables. French doors to garden and terrace with views to woodland. Dining table and chairs to seat 10, inglenook fireplace with wood burning stove, 55" UHD 4K Smart TV with BT Sport, Free-Sat and Apple TV, Sonos music system.
Games Room: 'second' sitting room with two leather sofas, 48" Smart TV, Sonos music system, full-size table football table, Blu-Ray DVD player (with selection of DVD's) and a Sony PlayStation 4 (with a selection of games). Sky TV (via PS4) with Sky Sports and Sky Variety Channels. The room is also well-stocked with a selection of board games and books.
Kitchen: hand built kitchen with island unit, large "American style" fridge/freezer with automatic ice maker and chilled water dispenser, dishwasher, 6 burner gas range cooker with double electric oven, microwave, vintage butcher's block and stools at island, Sonos music system and French doors to garden and terrace. Fully equipped with cooking utensils and crockery/cutlery for 10 people.
Utility Room: washing machine with integrated tumble dryer, sink and drainer and a good range of storage. 36 bottle capacity wine fridge. Direct access to both kitchen and rear garden makes it ideal when returning from walks.
First floor accommodation:
Bedroom 1: large Master Suite with king sized bed, bedside tables and lamps, full length mirror, dressing table, chair and chest of drawers. The room also enjoys a private balcony and a walk-in dressing room leading to a spacious ensuite bathroom with bath, large shower cubicle, heated towel rail, WC and hand basin.
Bedroom 2: antique French double bed, bedside tables and lamps, built-in wardrobe, antique chest of drawers, full length mirror and Captains Chair. Ensuite shower room with large shower cubicle, heated towel rail, WC and hand basin. Views to woodland and Walberswick Common.
Bedroom 3: king sized bed, bedside tables and lamps, dressing table and chair and wardrobe with drawer and full length mirror.
Family Bathroom: bath and separate large shower cubicle, heated towel rail, WC and hand basin.
Second floor accommodation:
Bedroom 4: twin bedded room with 3' single beds (which can be zipped together to create a Superking sized bed if notice is given prior to hire), bedside tables and lamps, chest of drawers, dressing table and stool, chair, wardrobe on landing. Views to woodland and Walberswick Common.
Bedroom 5: twin bedded room with 3' single beds (which can be zipped together to create a Superking sized bed if notice is given prior to hire), bedside tables and lamps, chest of drawers, chair, wardrobe on landing. Views to the front garden.
Shower Room: shower cubicle, WC and hand basin.
Outside: The Property is approached over a private road and is located at Reedlands, a private estate in the village. The house has a large parking area for four cars. The garden surrounds the house and is laid to lawn with some mature trees and is completely enclosed and dog-proof. A gate opens onto a path which takes guests to Walberswick Common and the community playground/playing field.
Charcoal BBQ and outside dining table and chairs to seat 10 plus "hanging egg" chair. Electric car charging point on outside wall of the garage.
Two well behaved dogs are allowed at the house, at an additional charge of £25 per dog, but are not permitted upstairs or on the furniture and guests are required to clean up after the dog(s) in the garden.
2 x East Coast Nursery wooden cots (bedding is not provided) and a wooden high chair may be provided on request, at an additional cost of £15 each.There are also 2 x stairgates if required.
Bed linen and towels are provided in the bedrooms, together with 3 hairdryers and numerous coat hangers. Tea towels, oven gloves and a starter pack of bin bags, dishwasher tablets and dishcloths are provided in the kitchen. The house is centrally heated as well as having a log burner in the living room with logs, firelighters and matches provided.
