The Property is in a delightful, rural location tucked away in a tiny picturesque hamlet ten minutes from the popular village of Braunton and just a little further from the fabulous beaches of Saunton, Croyde and Woolacombe. This very spacious, detached 18th century farmhouse and barn conversion has been lovingly renovated with many modern features added, yet the property retains its appealingly rustic character and charm with exposed beams and many original features. The expansive kitchen/breakfast room is located next to the fabulous dining room complete with attractive handcrafted large oak table and feature original bread oven. Whether it is coffee and croissants before a trip out onto Exmoor or preparing a small banquet for a special occasion, those wanting to indulge their culinary credentials will love the well-equipped and sociable kitchen.

The generous number of welcoming reception rooms are a real bonus. After returning from a fun filled day in the surf and sand you might choose to play pool in the games room, join your friends for a chat in front of the log burner in the living room or perhaps watch a movie in the sitting room. It's easy to find a quiet space before getting together again for a convivial meal, board game or adventure out.

Upstairs the bedrooms and bathrooms are all finished to a high standard with tasteful decor. The truly spacious master bedroom is a real gem (it is huge!) and has a Superking bed and its own en suite facilities with powerful shower. Guests also benefit from a King room with en suite facilities, bath and shower and there are also a Twin room and a King room (which can be made into Twin on request). The fifth bedroom is sure to become a firm favourite with the younger party members with its two sets of full size bunk beds catering for up to four. However, if just two children share the bedroom, imagine no fights over who gets the top bunk! The main bathroom is very generously apportioned with both a bath and separate corner powerful shower.

Outside there are plenty of places to relax in the sunshine with a cool drink on a summer's evening. From the kitchen door there is a patio area with seating and, on the other side of the house, steps lead up to a quiet lawned courtyard garden. For the more energetic, The Property has more to offer; up the lane there is a mown area of garden that can be used to play five-a-side football or other games and a wild meadow where, at the top, seats are provided for you to enjoy a sundowner, look down the wooded valley, admire the countryside and look out for the local wildlife.

In addition to Woolacombe Beach, the UK's best beach (named by travellers two years running in the TripAdvisor reviews 2016), as well as the lovely sandy surfing beaches of Saunton, Putsborough and Croyde there are numerous other attractions within driving distance from the house. Along the rugged north coast you will find exhilarating hikes on the South West Coast Path, days out on Exmoor, including Lynton and Lynmouth known as 'Little Switzerland.' Boat trips from Ilfracombe harbour to Lundy Island. Plus there are plenty of local attractions for the children including the Combe Martin Dinosaur Park, Watermouth Castle and Arlington Court.

Nearer to The Property are the beautiful Marwood Gardens and the Muddiford Inn is approx. 2 miles away. Braunton offers a great selection of individual shops, family-friendly cafes and restaurants. The village has easy access to the Tarka Trail cycle path and golfers are spoiled with a variety of courses to suit all standards in easy reach.

The Property is perfect for families, extended families or groups of friends, at any time of year, you will simply not want to leave this really special, spacious holiday home!

From Tavistock and the rivers Tavy and Tamar to the English Riviera of Torbay, and the nautical town of Dartmouth north across Dartmoor (with its famous miniature ponies) to the surfing beaches of Croyde and Woolacombe, there can be few counties in England that offer such a broad spectrum of experiences to the visitor. 

Located in the South Westerly reaches of England, Devon shares a southerly border with Cornwall, and an easterly border with Somerset and Dorset. To the north and south the Bristol and English channels provide miles of beautiful coastline, and numerous attractions to the county. 

Areas of Oustanding Natural Beauty (5), National Parks (2) and many other parks and reserves make it very easy to get off the beaten track, but the cities of Plymouth and Exeter are as modern and vibrant as they come.

Inland are a number of country landscapes to explore; Tarka Country to the north, taking its name from a famous novel, offering the Tarka Trail; a fantastic cycle route through the beautiful country landscapes. Centrally, Dartmoor National Park is the largest open space in South England, and offers miles of rugged and wild moorland for keen walkers to explore.

Dartmoor Zoological Park is situated on the edge of the moor. The zoo is the inspiration behind a Hollywood film, and home to an impressive range of exotic animals. Along the south coast is the spectacular Jurrasic Coast World Heritage Site, reaching from Exmouth along into Dorset, and offering a spectacular coastline to discover.

Further south along the coast is the borough of Torbay, home to some of Devon’s most popular seaside resorts and tourist spots, and known as the English Riviera. Devon’s county town is the attractive city of Exeter, offering a mix of historical and modern architecture and culture. To the south is the University City of Plymouth, a historic port, and home to The Hoe, a popular public open space offering a range of attractions.   

Devon is the third biggest county in the UK by area, but it's quite easy to get around. In population, it is only the twelfth largest, so it's really not very crowded! Geographically and in spirit quite unlike the neighbouring counties, Devon is characterised by the granite structure that forms Dartmoor rising out of its distinctive red soil, and the very different Devonian rock structure underlying Exmoor. The Devonian geological period was actually named after Devon since it was here that these rocks were first studied. 

South West

England’s peninsula incorporates the counties of Cornwall and Devon, Dorset, Wiltshire, Gloucestershire, Somerset and Bristol. This region is mostly rural so is perfect to escape the everyday hustle and bustle, whether relaxing with the family by the seaside or exploring the wild moors and rugged coastline. The area boasts hundreds of beautiful sandy bays to choose from and fantastic surfing opportunities. The historic cities of Exeter, Bath and Gloucester are definitely worth a visit, and with transport links all the way down to Penzance even the famous Lands End and remote Isles of Scilly can be reached.
