What fabulous views! What a home! Located down a little walkway and with relaxing views extending right across the lake, this holiday home is simply heart-warming, it just makes you feel welcome the moment you arrive. The location, the lakes and the facilities make this one of the best choices for families. From your front door you can walk or cycle for miles across open countryside weaving through lakes and forna, alternatively you can stroll in less than 5 mins to the super-smart indoor pool, or how about arrange for a beauty treatment in the spa? It's all here and there is something for everyone! The property is spread across three floors with the open plan ground floor and ceiling to floor glass doors throwing light inwards. Upstairs are five well proportioned bedrooms and bathrooms, most with great views. We love it and for good reason. This is perfect for a large family group surrounded in a contemporary home and within one of the Cotswolds' most exclusive destinations.

ACCOMMODATION

Entrance through to hallway, leading to open plan living space, with contemporary oak floors throughout.
Kitchen, fully fitted, is an individually designed open plan space which is comprehensively equipped with a double oven and grill, a five-ring gas hob, and all the essentials for modern family living including a washer dryer, family-sized built in fridge freezer, dishwasher and built in microwave.
Living/Dining area has two two three-seater sofas, plus additional seating, with a modern wood-burning stove, a flat screen TV, DVD and Digibox. Along one wall are sliding floor-to-ceiling doors which open onto the sun deck and provide beautiful, uninterrupted views of the lake and surrounding nature reserve, There is a nine-seat table for family dining.

First Floor,
Bedroom Two with a double bed (4ft 6in) wardrobe and chest of drawers plus Ensuite Bathroom with bath, shower over with WC and washbasin. There is also a balcony overlooking the lagoon.

Second Floor
Master Bedroom, with double-bed (4ft 6in), fitted wardrobes and Ensuite Bathroom with bath (shower over) WC and washbasin. The room occupies the whole of the second floor and enjoys panoramic views.

OUTSIDE
The sun deck opens directly onto a grassed area leading down onto the lake.
The Lower Mill Estate is a 450 acre private nature reserve, making it a nature lover's paradise. As a guest, you are free to enjoy the whole Estate at your leisure. You may want to enjoy a peaceful walk around one of the beautiful lakes, fish, and bird watch from one of the hides or sail on one of the lakes. Artspa offers indoor, outdoor (heated) and eco pools, as well as a state of the art gymnasium and an exceptional selection of spa treatments. A small farm shop is situated in Mill Village, offering all of the essentials. Also available is local bike hire for adults and kids and canoe, kayak and paddle board hire for adults and kids (subject to water temperature).

As a guest, unlimited access to Artspa is included in your stay!

Please advise Manor Cottages at the time of booking if your party is a single sex group. Cot and high chair available.

No Smoking. Friday changeovers only, or Mondays for Short breaks (to Friday). One pet welcome.

The area boasts hundreds of beautiful sandy bays to choose from and fantastic surfing opportunities. The historic cities of Exeter, Bath and Gloucester are definitely worth a visit, and with transport links all the way down to Penzance even the famous Lands End and remote Isles of Scilly can be reached.
