Grand Country Home, near Tresillian (NINBARCO)

This stunning farmhouse is situated on 194 acres of private land and is surrounded by beautiful countryside. Accompanied by five separate barns/annexes, Tregoninny Farmhouse and Barns can sleep up to 22 adults and 2 children and is perfect for large gatherings of family and friends.

The spacious main farmhouse has a lounge with 50" Smart TV, kitchen/breakfast room, dining room and a large conservatory with lovely countryside views. There is a single and double bedroom on the ground floor and upstairs there are two twins and two super-king bedrooms. The first floor also has a games room with table tennis, TV and board games. Both floors have a family bathroom and there is a separate WC and a useful utility room on the ground floor.

The five barns are all newly refurbished and each have en-suite bathrooms. There is a shared living room between Barn 1 and Barn 2.

Outside there are extensive gardens and lawns with a patio terrace and plenty of tables and chairs. The large open area in the lower garden is a perfect play area for children to have a game of rounders or football.

NB: Parties of 11 or less can book just the main farmhouse without the barns for a reduced price Tregoninny Farmhouse.

GROUND FLOOR:
Dining Room: Dining table and chairs to seat up to 26 people, snug area with sofa and woodburning stove at far end, French doors leading out to the enormous conservatory.
Conservatory: Comfy sofas, chairs and tables, large woodburning stove, superb countryside views.
Kitchen/Breakfast Room: AGA, ceramic hob, central island and breakfast table overlooking the beautiful gardens.
Utility Room: Fridge/freezer, dishwasher, washing machine and tumble dryer.
Sitting Room: 50" Smart TV, woodburning stove, comfy sofas.
Bedroom 1: Double bed (4'6"), TV, garden views.
Bedroom 2: Single bed (3').
Family Bathroom: Separate bath and shower, basin, WC.

Bedroom 3: Twin beds (3'). This pretty room looks out over both the courtyard and woodland.

Bedroom 5: Super king-size bed (6’ - can be unzipped to form 3' twin beds, please request at time of booking), garden views.

GARDEN, PARKING:
There are large gardens to the front of the farmhouse with a patio terrace and plenty of outdoor tables and chairs. Guests are welcome to enjoy the surrounding woodland and farmland but please stick to the designated walks and tracks outlined in the welcome folder in the property. There is plenty of parking space in the rear courtyard behind the farmhouse.

THE BARNS, ANNEXES:
Additional accommodation for guests when booking the main farmhouse. Lending itself well to large gatherings of family and friends and is perfect for those special occasions. A discount will be applied to the brochure price depending on the party size (£100 less per person). For example a party of 20 will will receive a £200 discount and have access to 4 of the 5 barns. Please specify which barns you would like at time of booking.

Barn 1: Super king-size bed (6’ - can be unzipped to form 3' twin beds, please request at time of booking), wardrobe, chest of drawers. En-Suite Bathroom: Bath with separate shower, basin, WC.
Shared Living Room: TV, kettle, toaster, small fridge/freezer and woodburner. Shared by Barn 1 and 2.
Barn 2: Twin beds (3'). En-Suite Bathroom: Bath with shower over, basin, WC.
Barn 3: King-size bed (5'). En-Suite Wet Room: Bath, separate shower, basin, WC.
Annex 1: 3 single beds (3'), built in wardrobe and shelves, dressing table, large windows overlooking courtyard and pond. En-Suite Bathroom: Bath and large storage area.
Annex 2: Super king-size (6’ - can be unzipped to form 3' twin beds, please request at time of booking), armchairs, small TV, kettle, built-in wardrobe/shelves. En-Suite Bathroom: Bath.

Changeover Day: Friday - arrival 4:00pm - departure 10:00am.
Pets Welcome: Up to 5 dogs welcome. Maximum of 3 in the main farmhouse and 2 allowed in the barns. No charge.
Power and Heat: Electricity and heating included in the rent.
Bedding and Linen: Bed linen and towels provided, please bring your own beach towels.
Baby Equipment: Travel cot and high chair available, please bring your own cot bedding.

NOTES: No smoking. WiFi available. Mobile phone coverage varies. Please note that just below the terrace is a fish pond so please supervise children at all times.

This region is mostly rural so is perfect to escape the everyday hustle and bustle, whether relaxing with the family by the seaside or exploring the wild moors and rugged coastline. The area boasts hundreds of beautiful sandy bays to choose from and fantastic surfing opportunities. The historic cities of Exeter, Bath and Gloucester are definitely worth a visit, and with transport links all the way down to Penzance even the famous Lands End and remote Isles of Scilly can be reached.
