Built in the early 1800's and perhaps one of the most striking and important houses in Orford, The Property offers something for every holidaymaker. The owners have taken time and consideration to renovate and restore the property to its opulent glory - being sure to balance style with practicality. The kitchen has been made the hub of the home with large, country kitchen style dining area and dresser. Sliding doors lead out into the garden area (1.5 acres in total) complete with orchard, secret garden and lawned area, perfect for playing croquet. The property also benefits from a formal dining room which includes a full dinner service - so ideal for 'big' birthday get togethers. 5 of the 6 bedrooms benefit from their own en-suite making this ideal for all party types. As if The Property couldn't get any better, there is also a large Billiard room with full sized snooker table, 2 sitting rooms and the chance to try out sailing on the owners' yacht. We couldn't think of anywhere more magical on the Suffolk coast.

Why we Love this property: The property truly is family gathering orientated - the is plenty of space to spread out whilst still feeling homely and inviting. You can really imagine what life was like back in the 1800's whilst not missing out on the 21st century comforts we have grown to love.

Room by room Overview

Lobby: Occasional tables and chairs and grandfather clock.
Drawing room: Large room with open fireplace, shuttered windows, three sofas, armchairs, occasional tables and lamps and sound system with CD's.
Sitting room cum Snug: Beautifully furnished with sofas and armchairs, 49" flat screen TV with Freeview and Netflix, corner cupboard and books and log burning stove. The stereo system also links to this room.
Dining room: Table with seating for 20, sideboards and serving tables. Tablecloths for formal dining provided.
Breakfast room: Complete with dressers, occasional tables and breakfast table seating 8 -10. Bi-fold doors leading to the garden.
Kitchen: 4 oven AGA, large LG fridge freezer with ice maker, Britannia 6 hob gas range cooker, Kitchenaid, Nespresso coffee machine, breakfast bar, Magimix food processor and 2 dishwashers.
Utility room: Microwave, 'dog' shower, sink, washing machine, tumble dryer, bottle fridge and further freezer. A small supply of frozen meals are available for purchase.
Billiard room: Full sized snooker table, desk and chair, board and card games, laptop and printer, iPod and iPod dock.
Cellar: Wine storage.

Merlin Rocket Suite: Zip and link Emperor bed, large chest of drawers, chaise longue, armchairs, wardrobe, dressing table and chair. Private corridor leads to: En-suite bathroom with large walk-in shower, double ended roll top bath with hand held shower, heated towel rail, w.c. and shave point. Sitting room with sofas and chaise longue, books, TV and a selection of children's games and toys. Two Z beds can be placed in here if required at a cost of £50 each.
Dragon Bedroom: Emperor bed, chest of drawers, armchair, wardrobe, dressing table and chair. En-suite with shower with rain and hand held shower heads, basin, w.c., heated towel rail and shaver point.
Firefly Bedroom: King sized sleigh bed, corner wardrobe, table and chair, basin. En-suite with large shower with both rain and hand held shower heads, w.c., heated towel rail and shaver point.
Flying Fifteen Bedroom: Emperor bed, chest of drawers, armchair, wardrobe, dressing table and chair. En-suite with large shower with both rain and hand held shower heads, basin, heated towel rail and shaver point. W.c. is located in its' own room off the bedroom.
Wayfarer Bedroom: King sized sleigh bed, corner wardrobe, table and chair. Door leads to the Jack and Jill bathroom.
Jack and Jill Bathroom: Roll-top bath with hand held shower, basin, w.c., radiator, towel rail and shave point.
Loch Long Bedroom: Antique French Emperor bed which can be converted into two singles, dressing table and chair, large armoire, easy chair. En-suite bathroom with walk in shower with rain and hand held shower heads, basin, w.c. heated towel rail and shave point. Stairs from the Loch Long Bedroom leads down to the breakfast room.

Outside: Large garden (around 1.5 acres) divided into various areas. Secret garden surrounded by yew hedging, a sunken garden, a private lawn and large lawned garden. A gate leads to the orchard with outdoor table tennis.
Pets: 1 well behaved dog welcome.
Heating: Open source heat pump.
Notes: Shaver point in every bathroom and USB sockets by every bed. Hairdryer in every bedroom. Wifi, heating, linen and towels provided.

The somewhat curious county of Suffolk forms a part of the region known as East Anglia. Its eastern edge is bounded by the North Sea, with neighbouring Norfolk to the north and Essex to the south. The county of Cambridgeshire lies to the west. It has no cities and no motorways, but it does have many gardens and ruins and history in spades, from the Magna Carta to the Saxon relics of Sutton Hoo.

Unusual (for Britain) timber-framed buildings, dating back to the 16th century, vie with Tudor mansions in the attractive streets of market towns. In common with Norfolk, it is a fairly flat county, with much of its area devoted to farming and other rural pursuits. Its coastal geology of sand and clay, combined with the longshore drift current of the sea, means that the land is eroding constantly. Sea defences protect many of the towns but, equally, a good deal of property has been lost as the cliffs are worn away, and more is threatened.

Suffolk is famous throughout the UK for its distinctive dialect, horse racing (the town of Newmarket is the epicentre of British racing) and the arts. Festivals and other shows are common, and fish and chips and Adnam's ale are the order of the day.

East of England

This region includes the ceremonial counties of Norfolk and Suffolk, Hertfordshire, Essex, Bedfordshire and Cambridgeshire. With a rich heritage there is much to see and do to suit all ages. The royal residency of Sandringham Estate is a must see and other historical points of interest include Castle Rising, Sutton Hoo and Somerleyton Hall. The medieval cities of Cambridge, Norwich and Ipswich are not to be missed and there are lots of pretty market towns and idyllic seaside resorts to choose from for a day trip. Alternatively for a slower paced holiday you may wish to visit The Broads or Thetford Forest, these areas are particularly popular for boating and spotting birdlife.
