Description

The Property is a substantial detached house in an elevated position in Arthog, overlooking the Mawddach Estuary, just 2 miles from the seaside town of Fairbourne and 7 miles west of Dolgellau. This former farmhouse is ideally situated for walking, cycling and touring the South Snowdonia National Park and coastline. The house has been in the same family for over 80 years, three generations, since it was built in the 1930s. It is a spacious house, retaining many attractive original features and some period furniture, sitting comfortably alongside contemporary bathrooms, WiFi and other mod cons.

The house provides comfortable accommodation for families or groups of friends:

Entrance Hall: with lovely parquet flooring and wide staircase.

Sitting Room: with three sofas, large Freeview TV and DVD player and open fire.

Dining Room: for formal dining, with antique dining table and 8 chairs, sideboard, dresser and display cabinet.

Breakfast Room: for more informal meals, with original quarry tiled floor and cosy Rayburn with two armchairs, a dining table and 8 chairs.

Kitchen: with modern fitted units, large range cooker with electric ovens and gas hob, microwave and dishwasher. Adjacent is a Pantry with tall fridge freezer and separate under-counter sized fridge and freezer, as well as plenty of storage space. A washing machine is located in the garage, also accessible direct from the kitchen.

Play Room/Snug: with desk, TV/DVD player, table football, two sofas and a cupboard full of toys and games.

Upstairs, the accommodation comprises:

Bedroom 1: spacious double bedroom with antique bedroom suite, desk and chair, and two tub chairs in the bay window, with lovely views.

Bedroom 2: second double bedroom with an en suite shower room.

Bedrooms 3 & 4: two good sized twin bedrooms, one of them with an en suite shower room and attractive outlook.

Bedrooms 5 & 6: two neat single bedrooms, one with door to small balcony and views.

Family Bathroom: with modern white suite, electric shower over the bath, WC and basin.

Cloakroom: separate WC and basin.

Outside: enclosed, mature hillside gardens surrounding the house, with brick built barbecue, picnic bench and other garden furniture; views over the Mawddach Estuary to the hills beyond.

Garage: space for storing bikes, walking gear etc, accessible from the driveway and the kitchen. Hosepipe for cleaning muddy dogs, bikes etc, washing machine, an additional WC and a small pool table.

Parking: Adjacent for up to 4 cars

The house has WiFi and an initial supply of fuel is provided for the open fire. Oil-fired central heating throughout.

The village of Arthog includes a pony trekking centre, and nearby Fairbourne, 2 miles away, has mainline railway station, Fairbourne Light Railway, beach, pubs, shops and golf.  Fishing is also available locally and there are several other sandy beaches nearby.  This is an excellent location for walking, including the Mawddach Trail and Cadair Idris mountain range; Coed y Brenin for mountain biking and forest visitor centre is just 12 miles away.

We had a blissful week at this wonderful house, which is so clean, comfortable and well-equipped. The house is generously proportioned and there is plenty of space. The Rayburn in the centre of the house is warming and homely. The views from the huge windows are incredible. This really is a fantastic property - I wouldn't change a thing. It helped make for a perfect holiday in this most stunning region. Loads to do in the area. I left a bit of my heart at Arthog Hall Farm and I can't wait to go back! Thank you. - Ms Harvey
