Just outside Forfar is the quiet hamlet of Aberlemno and its here that the superbly converted farmhouse of The Property can be found. This exquisite cottage has been renovated to an exceptionally high standard, a large, country-style accommodation with three en-suite bedrooms in the main house for six people, and a self-contained adjoining annex can be included with a further double bedroom to sleep eight people. This spacious property is ideal for a large family or group of friends visiting Angus and the surrounding area. As you enter the cottage from a side door you immediately step into the cosy farmhouse kitchen, fully fitted, catering to all your requirements, including a fabulous electric range cooker, Belfast sink, breakfast bar and coffee machine. There is a lovely dining area for enjoying dinner amongst family and friends, plus a living area with a sumptuous sofa - an ideal social spot for planning holiday activities or unwinding and recalling the day’s events. Walk through the house and you will discover a snug living room with a luxurious corner sofa, impressive woodburning stove, TV and coffee table. Further on into the house is a second sitting room with a decorative open fireplace, TV, sofa and chairs, as well as books and games for guests to enjoy throughout their stay. Also on the ground floor is a family bathroom along with the convenience of a utility, all finished to a high standard of quality. Up the staircase in the middle of the cottage you will find the master bedroom with king-size bed and private en-suite bathroom, whilst a second main staircase takes you to two further bedrooms, a king-size and a twin, both with en-suite facilities. Back on the ground floor, through an adjoining door you can reach the annex, with a kitchen, comfy living area, shower room plus a lovely double bedroom. This accommodation is all ground floor and has a separate entrance door including it's own small courtyard with wood burning hot tub seating eight people and with table and chairs for enjoying morning coffee or a glass of wine at the end of the day. Outside there is off-road parking for four cars, a courtyard area with outdoor furniture and well-established gardens with a beautiful lawned area. Aberlemno is a small village north-east of Forfar, famous for the ancient Pictish stones dating from 7th and 8th century. Nearby is the Davidson Cottage, home to the Davidson family until they emigrated to America in 1857 and whose direct descendants founded the Harley-Davidson Corporation. The location is close to the East Coast where you will find the wonderful ancient fishing village of Johnshaven, the wildlife beach at St Cyrus and the larger seaside town of Stonehaven with its historic harbour, outdoor swimming pool and Dunnottar Castle. Inland you can find Glamis castle the childhood home of the Queen Mother. Visit Kirrimuir the birthplace of J M Barrie, author of Peter Pan, or take a drive to the wonderful glens Clova, Isla and Prosen for some breath-taking scenery. Golf, fishing, cycling and walking are all popular activities in this wonderful part of Scotland. EPC Rating: Band E
