The Property is in a delightful picturesque hamlet called Middle Marwood and is situated on the outskirts of the village of Braunton which offers a lovely selection of restaurants and amenities.  Braunton Burrows is also within easy reach which is a biosphere Nature Reserve and the fabulous sandy beaches of Saunton, Croyde or Woolacombe can be easily reached within a twenty-minute drive.  This very spacious, detached 18th century farmhouse and barn conversion has been lovingly renovated with many modern features added, yet the property retains its appealingly rustic character and charm with exposed beams and many original features.  The expansive kitchen/breakfast room is located next to the dining room complete with attractive handcrafted large oak table and feature original bread oven. Whether it is coffee and croissants before a trip out onto Exmoor or for those wanting to indulge their culinary credentials will love the well-equipped and sociable kitchen.

The generous number of welcoming reception rooms are a real bonus. After returning from a fun filled day in the surf and sand you might choose to play pool in the games room, join your friends for a chat in front of the log burner in the living room or perhaps watch a movie in the sitting room. It's easy to find a quiet space before getting together again for a convivial meal, board game or adventure out.

Upstairs the bedrooms and bathrooms are spacious and well designed. The magnificent master bedroom is a lovely spacious room with its Superking bed and its own en suite facilities with powerful shower. Guests also benefit from a King room with en suite facilities, bath and shower and there are also a Twin room and a King room (which can be made into Twin on request). The fifth bedroom is sure to become a firm favourite with the younger party members with its two sets of full-size bunk beds catering for up to four. However, if just two children share the bedroom, imagine no fights over who gets the top bunk! The main bathroom is very generously apportioned with both a bath and separate corner powerful shower.

Outside there are plenty of places to relax in the sunshine with a cool drink on a summer's evening. From the kitchen door there is a patio area with seating, and on the other side of the house, steps lead up to a quiet lawned courtyard garden. For the more energetic, The Property has more to offer; next to the house is the lane which is ideal to walk your pets as this take you to where there is a mown area of garden that can be used to play five-a-side football or other games and a wild meadow where, at the top, seats are provided for you to enjoy a sundowner, look down the wooded valley, admire the countryside and look out for the local wildlife.

In addition to Woolacombe Beach as well as the lovely sandy surfing beaches of Saunton, Putsborough and Croyde and numerous other attractions are within driving distance from the house. Along the rugged north Coast you will find exhilarating hikes on the South West Coast Path, days out on Exmoor, including Lynton and Lynmouth known as 'Little Switzerland.' Boat trips from Ilfracombe harbour to Lundy Island. Plus, there are plenty of local attractions for the children including the Combe Martin Dinosaur Park, Watermouth Castle and Arlington Court.

Nearer to The Property are the beautiful Marwood Gardens and the homeowners provide a pass that they leave in the property and the Muddiford Inn is approx. 2 miles away. Braunton offers a great selection of individual shops, family-friendly cafes and restaurants. The village has easy access to the Tarka Trail cycle path and golfers are spoiled with a variety of courses to suit all standards in easy reach.

The Property is perfect for families, extended families or groups of friends, and you pets at any time of the year.
