Description

An elegant Victorian villa in the heart of Southwold, The Property has been sympathetically restored to a good standard. Sleeping 10, it is the perfect base for a large family or group of friends seeking a seaside break. With bedrooms and bathrooms on both floors, if offers maximum flexibility. The property is situated in a perfect position to explore Southwold, next to the wonderful independent shops and only a short walk down the High Street to the famous pier beach.

The Property is located on the High Street, right in the centre of the popular seaside town of Southwold. It's close to the many delightful shops, a number of excellent Adnams pubs serving beer fresh from the brewery in town, and all the fine restaurants Southwold has to offer. What's more, The Property is just a 5-minute walk from the famous pier and sandy beach, with its iconic painted beach huts. The fantastic Southwold Electric Picture Palace is just a short stroll from the house.

The house has been tastefully refurbished to provide excellent accommodation for all the family, with stripped wooden floors in all reception rooms, original Victorian marble fire places, and Victorian tiles in the hall. There is both a comfortable drawing room and a separate sitting room with a log burning stove, TV, DVD and games for the children.

The house also boasts two lovely ground floor bedrooms, with an extra large shower room next door, making it suitable for those with some mobility problems. The spacious kitchen and breakfast room is the true heart of the house; this lovely bright space will draw you out of bed on a sunny morning for a lovely family breakfast around the large table. A paved terrace, with garden furniture and barbecue, makes for wonderful alfresco dining, and the large enclosed rear garden has been planted with shrub-beds and attractive mature trees - just the place for relaxing after a day by the seaside!  

Southwold is Suffolk's best known seaside town. Untouched by the eyesores of modernity, it is a firm favourite with locals as well as travellers from afar - and it's not hard to see why. Home to the Adnams brewery, it boasts some of the best pubs (as well as the best beers) in the country. With a constant supply of fresh fish, its restaurants are excellent. Add to this the newly renovated pier, the blue-flag sandy beach and its brightly coloured beach huts, all overlooked by the iconic Southwold lighthouse, and you are in for a treat whatever time of the year you choose to visit.

One of the most desirable holiday destinations in the country, Southwold has become a popular destination for the famous. Often described in the press as 'Hampstead on Sea', it is a frequent backdrop for films and TV dramas - much of the award winning film Iris was shot here. Take a stroll out to the end of the pier and look back at the picture-perfect seafront and you will understand why. A popular haunt for artists and writers such as George Orwell, it is well known for its autumn literary festival and summer theatre.

Great property in an excellent location - Cliff Cork
"The property was a delight from the moment we arrived until we left. Amory House is located on the High Street in Southwold within a 5 minute walk of the beach. As part of that walk you pass all the shops you need to visit during your holiday as well as at least two pubs,The Lord Nelson and Red Lion, both of which are also worth visiting! On entering the house you get the immediate impression that the owners have spent a lot of time and effort making it feel homely. One of the sitting rooms has a lovely log fire and TV that everyone can gather round in the evening. The second acted as a room of solitude for those who wanted to read or do their own thing. The kitchen is well equipped and the large wooden table is a focus for meals but also simply sitting around and chatting. The bedrooms were all beautifully prepared - but as always first come gets the choice of which bedroom they prefer - an upstairs one looking out over the High Street or one of the two ground floor bedrooms which looks out over a lovely back garden. The garden is one of the gems of the property! The seats are strategically placed so that you can sit in the sun, without a wind, drinking your morning coffee or equally in the seats at the top of the garden and get the late afternoon and evening sun. There is also a wooden framed gazebo at the back garden which you can open up if the weather is sunny and warm of zip up and sit outside protected from any rain - not that we saw any during our stay! The weather was beautiful and we had a terrific week which involved various activities including hiring bikes to see the local countryside, some sea fishing, various walks and of course visiting local pubs! The restaurants hadn't yet been allowed to open up post lockdown but we had a lot of enjoyment from cooking our own meals in the lovely kitchen. Fish, which is landed daily at Southwold harbour, was simply a delight to prepare and eat. Finally, the owners were that great combination of accessible if needed but never visible throughout our stay. Anneli came by on the first day to welcome us and make sure everything was in order, leave us her contact details and assure us we were free to contact her if required, and then checking in with us at the end of our vacation. It really was a pleasure to stay at Amory House. Not only would we all recommend it, we'd all go back for another holiday!!" Mr Robertson
