Luxury Holiday House, near Aberfeldy (489008MK)

Life may not be about how many breaths' you take, but about the moments that take your breath away, and this amazing holiday house is a breath-taking experience

On offer is a luxurious holiday house in an unusual and idiosyncratic style which makes a wonderful holiday destination near Aberfeldy in the heart of Scotland. Originally a doocot, steading and cattle court, this part gothic 19th century structure was converted in 2000 with further conversion to a luxury holiday house in 2017. Set beside some farm houses and in front of a working farm, it stands alone as one of the most unique holiday houses in Scotland. You and your guests will love this holiday house so much it may mean that you do less exploring!

The design of this special house is classed as U-shaped, but we saw it as bottle-shaped, and on entering through the high arched entrance and into the semi-circular space, the large space is apparent. This area houses the entrance hall, dining area, breakfast area and fully modernised kitchen. The mix of stone, iron-work and wooden beams gives huge character to the building. Beyond is a centrally positioned double-sided open fire with seating on each side, with a further spacious living space. One of the bedrooms is accessible at ground level, whilst the other four bedrooms have steps to get to the rooms. All have a TV in each room, en-suite bathrooms or shower rooms with under-floor heating. With biomass central heating, this will be a warm house whatever the weather, and is an ideal base for an intimate wedding, family holiday or weekend away, in a luxury setting.

Living Space

Reception rooms

The spacious living space forms the core of the building with a double-sided open fire centrally featured. There are three distinct seating areas, with two of them either side of the open fire with comfortable seating around the fireplace.

The main seating area houses a U-shaped sofa arrangement around a wide-screen TV with Sky connection and DVD player. A cinema screen is planned in front of the rear French windows, which opens out to an enclosed garden space, where there will be garden furniture available in the summer months.

At each side at the steps to bedrooms 1 and 2, and 4 and 5, there are seating alcoves, ideal for some quieter space.

Kitchen / Dining

The kitchen, dining and breakfasting area is formed in the semi-circular front section of this amazing building. In the dining section, there is a bespoke wooden table and comfortable chairs that can seat up to 12 people in style.

Additionally there is a grand piano in the corner for those who wish to tinkle the ivories. On the other side is the ultra-modern kitchen (created in 2017) with plenty of work surface to create your culinary masterpieces. With two ovens, five hobs and a microwave, there is plenty of cooking capacity for 12 people. An upright fridge and freezer allows for plenty of storage.

Furthermore the next door utility room houses two dishwashers. A breakfasting table forms part of the kitchen area and your group can dine here on a less formal basis. A washing machine and dryer are located in the utility room by the rear boot room.

Grounds & Surrounds

The holiday house is located in a farm setting, with two farmhouses on each side and a working farm to the rear, with plenty of parking available at the front. Situated in East Perthshire, 2.5 miles from the delightful artisan town of Aberfeldy, where there are shops, pubs and restaurants, as well as the Dewars World of Whisky visitor centre.

The nearest pub is the Weem Inn which is a walk away. Activities include an 18-hole golf course in Aberfeldy, whilst white water rafting and fishing on the Tay are available. Nearby, there is the Scottish Crannog Centre, Blair Castle and Castle Menzies to visit. The city of Perth is 30 miles away, whilst Edinburgh is 73 miles away.

Notes & Warnings

Whilst this property can supply a cot & highchair, please make sure you submit a note on your booking form to the bookings team requesting this item so the owner knows to put one out for you on arrival.

Two dogs are welcome (pet charges applicable) – ground floor only.

Please be aware that the piano at the property is unused and not tuned on a regular basis, and is more a decorative item than a functional playing piano. Guests are welcome to play the piano, but for those wishing to arrange a musical event, then the provision of a professional keyboard may be more appropriate.


The pretty highland town of Aberfeldy can be found in central Perthshire, on the River Tay. The town is home to ‘The Birks of Aberfeldy’, a pleasant walk through the woodlands up to the beautiful Falls of Moness, named after a poem written of the area by the national bard, Robert Burns. Take a trip to the impressive heritage exhibition at Dewars World of Whisky, where you can learn about the famous Scottish tipple! Castle Menzies is a beautifully restored 16th Century castle, and the visitor attraction and museum is a worthy day out. There is plenty of outdoor pursuits to try in the landscapes around the town; gorge walking, mountain biking and abseiling proving popular. Why not also visit the tour company, Highland Safari’s, and take a guided land rover safari tour to explore the nearby mountains and countryside.  


Perthshire is a natural choice for visitors as geographically it is in the very heart of Scotland. Its popularity is no wonder; with the lush lowland pastures of the south meeting the rugged grandeur of the Highlands, this county is beautifully rich in scenery and magnificent landscapes. The old county of Kinross-shire is now generally considered to be part of this region, and the local council area is now called Perth and Kinross. Kinross sits beside the beautiful Loch Leven, with Lochleven Castle nearby. The central point is the city of Perth, the fair city bustles with life, with the river Tay running through it. The impressive Scone Palace is nearby, which was the crowning place for Scottish Kings. Perthshire is also home to the world famous Gleneagles Hotel and leisure complex. This is also Big Tree Country, with the world's highest hedge at Meikleour, Europe's oldest tree, the widest conifer in Britain, the sole survivor from Shakespeare's Birnam Wood and many more fascinating trees. Why not visit Glenshee and take part in some skiing, or try mountain biking through the many hills and glens. Blair Castle is an impressive site, and with expansive grounds and an adventure playground, will entertain the whole family. 

Highlands and Islands

This region takes in Inverness-shire, Ross-shire, Sutherland, Caithness and the islands include the Inner and Outer Hebrides as well as Orkney and the Shetland islands. For spectacular scenery the Highlands of Scotland provides some of the best, with a huge expanse of area full of mountains, lochs and glens full of romance, wildlife and scenic beauty. The heritage of this area includes Culloden, taking the ferry to the Isle of Skye or just taking in one of the many castles like Eilean Donan. There is also an immense range of wildlife to be found.
