Large Country Mansion, near Perth

This large holiday house is only 40 minutes from Edinburgh, St Andrews and Gleneagles, allowing you to see the best that Scotland has to offer without having to travel too far.

Situated within South Perthshire, this large country mansion is set in its own private grounds surrounded by lawns and mature trees. Built on the site of a Roman watchtower, this magnificent mansion was formed during the 17th, 18th and 19th centuries to be the stunning property that it is today. Whilst it has a grand air, the house is a comfortable house, and feels like a home from home, with its large kitchen, dining room, drawing room, games room and the many bedrooms. There is a private apartment within the mansion for the housekeeper, with its own separate access to the rear. This is a large holiday house, which should be perfect for family holidays, events or occasions, activity based groups or golfers to get-together to enjoy their break in their own space.

Living Space

Reception rooms

The impressive drawing room is to be found on the first floor with a great view overlooking the grounds to the front. With a grand piano, sumptuous sofas, large over-mantle mirror and open fire, this is a glorious room to retire to at the end of the day. Back at ground level, there are a selection of other rooms to enjoy. In the large kitchen there is a bay window area with some comfortable seating. The secondary sitting room next door is ideal for children to play games and watch TV. Whilst the even bigger games room next door is just fantastic, with a full size snooker table, assorted games and a table tennis table.

Kitchen / Dining

The very large spacious kitchen is located at ground level with a bay window and large table for everyone to gather at. With a traditional AGA and AGA companion there are plenty of cooking capability to cater for the group size. On the floor above is the stately dining room with large table that can seat up to 25 people if required. A galley kitchen is located opposite it to facilitate the serving of the meals.

Grounds & Surrounds

Set within its own substantial grounds, accessed by a shared farm drive. Located in south Perthshire, 1 mile from Aberargie, 7 miles from Perth and only 40 miles from Edinburgh. With general stores in the vicinity, there are many superstores to be found in Perth, along with a wider selection of shops, pubs and restaurants. For golfers, there are good golf courses in the area with St Andrews and Gleneagles only about 30 minutes away. For other activities, fishing on the Tay is available locally, whilst the Scottish off road driving centre is nearby. Deep Sea World, Scotland’s national Aquarium is a great family outing and can be found at North Queensferry.

Please note that the driveway is not suitable for low slung sports cars.

Dogs are welcomed on the ground floor of this property only.

A housekeeper lives at the rear of the property and has access to the grounds and limited access to the house.

Whilst this property can supply a cot & highchair. Please make sure you submit a note on your booking form to the bookings team requesting this item so the owner knows to put one out for you on arrival.

Stag and Hen bookings may not book this property, unless discussed in advance for approval. Neither the Owner nor the Agent will accept any liability should a booking be confirmed as a consequence of non-disclosure of the above which may later result in a booking cancellation by the Owner. Found on the banks of the River Tay, Perth is a small delight in the beautiful rolling countryside of Perthshire. Perth has formerly enjoyed the status of Capital of Scotland, and has only very recently regained its city status. The city is rich in history, most prominent is possibly the magnificent Scone Palace where many Scottish Kings were crowned over the Stone of Destiny there.  Elsewhere in the city the new Concert Hall is a fantastic venue, home to a varied programme of events and shows. Perth has plenty to offer by way shopping and eating, with a range of opportunities located down and around the High Street. There are also two tranquil and large parks to ramble and picnic, the North and South Inch. 


Perthshire is a natural choice for visitors as geographically it is in the very heart of Scotland. Its popularity is no wonder; with the lush lowland pastures of the south meeting the rugged grandeur of the Highlands, this county is beautifully rich in scenery and magnificent landscapes. The old county of Kinross-shire is now generally considered to be part of this region, and the local council area is now called Perth and Kinross. Kinross sits beside the beautiful Loch Leven, with Lochleven Castle nearby. The central point is the city of Perth, the fair city bustles with life, with the river Tay running through it. The impressive Scone Palace is nearby, which was the crowning place for Scottish Kings. Perthshire is also home to the world famous Gleneagles Hotel and leisure complex. This is also Big Tree Country, with the world's highest hedge at Meikleour, Europe's oldest tree, the widest conifer in Britain, the sole survivor from Shakespeare's Birnam Wood and many more fascinating trees. Why not visit Glenshee and take part in some skiing, or try mountain biking through the many hills and glens. Blair Castle is an impressive site, and with expansive grounds and an adventure playground, will entertain the whole family. 

Highlands and Islands

This region takes in Inverness-shire, Ross-shire, Sutherland, Caithness and the islands include the Inner and Outer Hebrides as well as Orkney and the Shetland islands. For spectacular scenery the Highlands of Scotland provides some of the best, with a huge expanse of area full of mountains, lochs and glens full of romance, wildlife and scenic beauty. The heritage of this area includes Culloden, taking the ferry to the Isle of Skye or just taking in one of the many castles like Eilean Donan. There is also an immense range of wildlife to be found.

The house was excellent. I was a little concerned about taking young children to the property. But we were welcomed upon arrival and my concerns were laid to rest.

The property was large enough to keep all 15 of us entertained and the kids loved the grounds.

Am amazing property. Spent my 40th birthday here with my most treasured group of friends. It felt like our home for the weekend and was so comfortable, relaxing and welcoming. Well equipped, lovely attention to detail and so much to see and do especially for the kids- the hens were a constant source of wonder! Every one of us would come again and we feel so lucky to have been able to borrow your little slice of Perthshire paradise.

Huge mansion house. Good cooking equipment, although electric oven was better than aga. Many rooms, with spare beds all around, I would suggest saying capacity to sleep 20. Beautiful sitting room and dining room especially. Neighbour was very helpful by first guiding us around, showing us the woodshed/how to light the fire.

Beautiful place - perfect for our large reunion of friends, with lots of space and grounds for the kids to run aroundin, and beautiful rooms to spend the evenings in once they had gone to bed. Grand, but with a relaxed atmosphere. Saw a woodpecker on the bird feeder too.

We loved the house. It felt like a home. I was running a training weekend and could not have asked for a better venue for it. It was so so warm and homely - loved the many pianos and cannot recommend Ayton highly enough. We felt at home and were reluctant to leave!

Three generations of the family arrived at Ayton House to celebrate a 90th birthday. The generosity of the house soaked up everyones needs with warmth and homely charm, the games room a particular hit for younger members. The dining room comfortable sat twenty one for dinner and the kitchen facilities and cooking apparatus were plentiful enough to prepare for a small army. All bedrooms were very comfortable, the impressive grounds and local area lovely to enjoy, which in all made for an excellent celebration weekend.

We were a group of 13 friends and stayed at Ayton House May 2014. I can honestly say that everyone in our party loved the house. It was a beautiful big house with lovely bedrooms, spacious lounges and kitchens and well equipped. The thing was that we all felt really comfortable in it, and the main lounge was so brilliant - light and airy and relaxing. I can't think of a single downside to our stay - so much so that we want to book for next year!
