A fabulous 5 star luxury farmhouse in Fife, ideal for a family holiday or for the golfer, with St Andrews and the Home of Golf only a few minutes away.

This is a traditional farmhouse which has been refurbished with holiday letting in mind, whilst being updated for 21st century living, with full central heating, limited under-floor heating and full double glazing. Upgraded and renovated in 2013, this is a Georgian house with Victorian additions, which faces South East. Whilst it is in a rural country setting, there are farm buildings to the side, which are mostly used for storage purposes, rather than being a working farm, allowing for better privacy.

Excellent reception rooms include a large drawing room with open fire, an elegant dining room, a functional TV room and a great sized kitchen/dining room which can cater for the whole group and will be the hub of the house. All the bedrooms have zip-and-link double/twin beds with a TV in each room. Ideal for family holidays of golfing groups wishing to take in the many golf courses in Fife.

Living Space

Reception rooms

Whilst access would normally be from the side door, there is front door access as well. In the traditional manner, the two front rooms are the drawing room and the dining room. The drawing room is a large room with an open fire with large comfortable sofas. The room is beautifully presented with a TV in the corner and is a wonderful room to relax and reminisce about the day’s golfing. Additionally there is a secondary sitting room, which is ideal for children which has board games and a TV.

Kitchen / Dining

The kitchen is the hub of the house and most groups gravitate here for the majority of their stay. Beautifully presented, it has been modernised in recent years and is a wonderful country kitchen. With a large stainless steel cooking range, large fridge freezer and under-floor heating, this is very much a modern country style kitchen. With plenty of work-space and a dining table that can seat up to 14 people, there will always be plenty of people in the kitchen helping or otherwise. The dining room is situated at the front of the house, with a dining table and matching chairs that can seat the 14 people required. There is a utility room opposite the kitchen.

Bedrooms & Bathrooms - Sleeps 14

All the bedrooms are to be found upstairs on the first and second floors. At first floor level, there are three bedrooms, which have zip-and-link beds, so they can be a double or twin-bedded rooms, which have en-suite shower rooms. There is a further bedroom, which has a zip-and-link bed, which can be a double or twin-bedded room, which has access to a designated family bathroom. To the rear of the house above the kitchen at first floor level, there is the only bedroom, which has an actual en-suite bathroom with a bath, though it has a shower cabinet as well. On the second floor, which is accessed by a steeper stair, there are two bedrooms, which have zip-and-link beds, so they can be a double or twin-bedded room, which have en-suite shower rooms. All the bedrooms are similar in style and each has a TV in each room.

Grounds & Surrounds

Situated opposite a farm, which is in use but more for storage rather than every day use, there is a drive to the front and back of the property, with a lawned area to the side with garden furniture and a grassed area to the rear for playing football or checking the golf swing. Located 49 miles north east of Edinburgh, 5 miles from Cupar, this fine farmhouse is to be found in the county of Fife. Whilst there is a pub and general store within a mile in Balmullo, the main shopping can be done in the supermarket in Cupar or on the High Street. Fife is famous for golf and St Andrews is only 8 miles away, with the famous Swilken Bridge on the Old Course, being essential for all golfers to experience the Home of Golf. For family entertainment there is a local Deer Centre and Deep Sea World is a great day out. Falkland Palace and the historic buildings in St Andrews are a must.

LocationSt Andrews

Perhaps the most well known town in Scotland, St Andrews is world famous! The historic town is home to the oldest  University in Scotland, the distinguished St Andrews, and the town is very much centred around the elegant university buildings. If this wasn’t enough St Andrews is also the renowned Home of Golf. Visitors come from far and wide to experience the links courses, and the Old Course is perhaps the most eminent and prolific. Investigation is a must before visiting, as there is just so much on offer. There is more to discover in the town however; the majestic ruins of the Castle sit atop the headland, jutting into the sea, and just a little further along the coast are the magnificent ruins of what was once the largest Cathedral in Scotland. Climb to the top of St Rule’s Tower for splendid views of the town. The Botanic Gardens are a little piece of paradise; exotic and native species of all kinds are arranged in the glasshouses and 18 acres of mature landscaped gardens.

Kingdom of Fife

Located between the Firth of Tay and the Firth of Forth, the Kingdom of Fife has some of the finest beaches in Scotland. Where there are beaches you will find links golf courses and St Andrews is known the world over as the home of golf. Whilst the Old Course is the championship course, there are beautiful courses everywhere.  The beautiful coastal strip at East Neuk overlooks the Firth of Forth and has many quaint and picturesque fishing villages, like Anstruther, Crail and Pittenweem. the former historical county of Kincardineshire has been included within the boundaries of Fife, and the old county town of Kincardine can be found on the shores of the Firth of Forth. Dunfermline is an ancient Capital of Scotland, and is steeped in history. Seven Kings of Scotland are buried here, and the Palace and Abbey is worth a visit. The historic Royal Burgh of Culross is also a heritage site of interest, and for a family trip out, why not visit Deep Sea World at North Queensferry, which holds a million gallons of water and has one of the longest underwater tunnels in the world to watch the marine life.

Central Scotland

Incorporating the two largest Scottish cities of Glasgow and Edinburgh, Central Scotland is a hive of activities and attractions for visitors, and there will be plenty to entertain you on your trip. For a family outing try Edinburgh Castle, for a day at the beach try the Firth of Forth coastline, for shopping you can’t beat either city centre, or if you just want soaking up some Scottish landscapes try Perthshire’s rolling southern lowlands, and wilderness of its highland. Whatever takes your fancy, the central counties can offer it all. Airports at Edinburgh, Glasgow and Prestwick offer great transportation links for those coming from afar.

A beautiful, clean, spacious house perfect for a large get together. Decorated to the highest standard with quality fixtures and fittings - we all loved the beds and bedding - and underfloor heating!

A first rate place for a large group of all ages. Plenty of space, very well equipped and cosy, in an area with plenty of attractions.
As a constructive comment, although there was plenty of crockery, side plates and dessert dishes would be nice and a small fridge for drinks ( in the utility room say).

Probably best house we have stayed at in our 8th year of going away at Christmas time. House very well equipped with DVDs, books and Sky TV and wifi added bonus. Room sizes perfect with everyone noticing the high quality bedding and towels. Highly recommend!
