Description

Beautiful, spacious house with all the mod cons - the ideal venue for your get-together. Located in an Area of Outstanding Natural Beauty in the Vale of Clwyd, this historic Denbigh accommodation offers complete tranquillity and amazing countryside views. Based on a working family farm with a welcoming woodburner, two living areas, large kitchen and private, enclosed garden. Highly convenient location on the border between Denbighshire and Conwy in north east Wales, within a short drive of the stunning North Wales coast, castles and endless attractions.

Ground Floor

A stunning, traditional Welsh kitchen with oak beams and slate floor - the heart of the home. The large sycamore dining table for 10 and dresser are both spectacular features that have been designed specifically for the room. In addition to the oil run Aga oven, hob and microwave oven / grill, the old baking oven has also been restored as a feature to demonstrate how food used to be prepared in this 16th century farmhouse. Also included is a Belfast sink, dishwasher, fridge and freezer, sofa and flat screen TV.

Traditional lounge with a large inglenook, woodburner and oak beams. Two comfortable leather sofas and two leather tub chairs to relax in front of the fire. Large flat screen TV and a lovely window seat to enjoy the views.

A second spacious lounge / parlour with a feature fireplace including a wooden arched frame above and two chapel benches at either side of the oil burning stove. Two large leather sofas and wall mounted flat screen TV. Two large windows over looking the garden and some historic features. On the ceiling and above the fireplace, a Prince's coat of arms symbol can be seen.

The Play Room (accessed via the first lounge) provides a 'den' for children and young adults to connect their computer games to the HDMI flat screen TV and DVD player. A range of toys provided for younger children, two relaxing chairs and two beans bags. DVDs, books and board games also selected for younger guests by the owners' children.

Utility with a Belfast sink, washing machine / tumble dryer, iron and ironing board.

Outdoor Games Room - next door to the kitchen and a great place for hours of fun playing table tennis or table football with family and friends.

Upstairs

This Denbigh accommodation has five large bedrooms on two floors:

Bedroom 1: Comfortable double bed, bedside tables and lamps. Chest of drawers, clothes hangers and one of the best views in the house - overlooking the garden and the stunning oak tree; the queen of The Property.

Bedroom 2: Twin room with two comfortable single beds, bedside tables, lamps and a large wardrobe.

Bathroom for guests sleeping in bedrooms 1, 2 and 3. Includes a shower, separate bath, wash basin and WC.

Bedroom 3: Large and luxurious bedroom with a leather king size bed with bedside tables and lamps. Modern sink in the corner and two large wardrobes.

Second Floor

Bedroom 4 - A lovely bedroom with a comfortable double bed, bedside tables, lamps and fitted wardrobe. Beautiful views over the garden and lush fields.

Bedroom 5 - Another luxurious bedroom with a double bed, traditional chest of drawers, comfortable chair, bedside tables and lamps.

Garden

Lovely, large and enclosed garden with plants around its borders. Beautiful lawned area for relaxing or to play games with the younger children (to be supervised at all times). Garden furniture for alfresco dining or relaxing with a glass of wine in a private setting with countryside views. A little (fenced off) stream flows below the garden and a nearby small lake where you might catch a glimpse of ducks, grey herons, geese and pheasants.

Outbuilding with a coal BBQ set that can be enjoyed in every weather.

Based on a working farm, there is also an opportunity for visitors to pre-arrange the 'experience of the farmyard' activities with the owners.

Additional Information

Welcome pack on arrival which includes biscuits, chocolate, bottle of wine, Welsh cakes, butter, milk (tea, sugar and coffee for the first rounds) and flowers. Bed linen and plenty of hand and bath towels provided Heating and electricity included. Basket load of logs also provided for your arrival. Additional logs can also be purchased for a reasonable price. 1 hairdryer provided 1 cot, 1 high chair and stairgate provided. Please bring your own cot bedding with you. (Please note: if you require more than one cot or high chair, please bring your own) Wifi available No pets or smoking Private parking space for up to 6 cars Also provided... Kitchen: salt and pepper, washing up liquid / dishwasher tablets (to get you started), new dishcloths and / or scourers. Electric hand mixer and weighing scales. Bathroom: liquid hand soap and a number of toilet rolls in each toilet to get you started. General cleaning products: bleach, shower cleaner, anti bacterial spray, clothes powder / liquid, bucket, mop and clothes airer. Tourism information provided in addition to a general information pack about the area, plus the owners' tips and advice for eating, drinking and enjoying in the locality.
