In a beautiful and peaceful location this detached, spacious and historic farmhouse has its own private indoor heated swimming pool and outdoor hot tub and offers views across lush green countryside towards the sea.  Ideal accommodation for families and groups of friends to get together for holidays and celebrations.  The farmhouse nestles in the green rolling countryside close to the award winning beach and popular resort of Woolacombe. Located within the grounds of an Alpaca farm this delightful property has a history dating back to before the Doomsday Book and offers great character including original features that span the years including beams, wood panelling, feature stone walls as well as original wooden floors and window shutters. Quirky in parts with many antique and original pieces of furniture whilst in contrast the property offers high standard facilities and eco-friendly heating for both the house and swimming pool. The property is laid out over 3 main levels with some additional internal steps.  The two upper levels have bedrooms and living areas providing space to get together or areas for quiet relaxation. The main entrance opens into the top floor where you will find the primary living spaces as well as two bedrooms (one with ensuite facilities).  A spacious dining room with high ceiling, and feature large porthole window offers 180 degrees of country views. This wonderful dining space has comfy seating and a woodburner for the cooler seasons and two walls of glazed bi-fold doors that can be opened to extend the living space out onto a large stone terrace, bringing the outside in and making the wonderful views even more spectacular. An extremely spacious kitchen/diner which has all you will need to prepare a full celebration meal or a simple lunch is also on this level as well as a cosy lounge with woodburner in feature fireplace.

The middle floor offers four bedrooms including a large loft master bedroom.  This delightful master bedroom is accessed via the reading room, with its own open plan staircase giving you an individual room in part of the house, with beautiful country views and direct access via a spiral staircase to the swimming pool area and hot tub. A long wood panelled corridor provides a well-stocked library with books for all tastes and with bedrooms and a snug room leading off. A quiet dual aspect reading room joins this area to the lower level which has a large games room with billiard table a selection of toys and games, some comfy seating and access to the swimming pool via a spiral staircase. 

The wonderful surrounding grounds, alpaca farm and indoor leisure facilities make The Property somewhere very special to enjoy with family and friends.  The swimming pool area has a large infinity pool 15 m long and (1.3m deep) with a tiled seating area, shower facilities and French doors to balcony with glazed balustrade and a hot tub for 6 – a great place to watch the sun go down. 

There are lots of garden areas surrounding the property.  A family garden has wooden play equipment and toddler swings and space to run around, a fully enclosed rough lawned area allows your pets to enjoy the outdoors and there are further small private areas ideal for soaking up the sun, reading, or enjoying a glass of wine as the sun goes down.  Visitors will enjoy watching and interacting with the herd of 50 friendly Alpacas in adjoining fields as well as exploring the 110 acres of surrounding meadow and woodland with footpaths leading to the Tarka Trail, and on towards Ilfracombe, Lee and Mortehoe. In an Area of Outstanding Natural Beauty you may just wish to relax in the glorious surroundings of the Devonshire countryside enjoying the farm animals. Further afield you will be spoilt for choice in what to visit and explore. Whether it is the selection of beautiful surf washed sandy beaches, spectacular rugged coastline with hidden coves, heather clad moorland or character inns in pretty villages and vibrant market towns these are all less than a scenic half an hour’s drive whilst a family pub serving good food is just a 15 minute walk. No matter what the season a holiday at High View will be one for all the family to remember.

Accommodation:  Entrance level/top level: Hallway with stone floor, Utility/Storage room with sink and separate WC. Living/Dining room with table for 12 and bi-fold doors to terrace, woodburner and two settees for relaxing.  Kitchen/ breakfast room with table for 8, granite work surfaces, oil Rayburn, 5 ring electric hob, double electric oven, microwave, American style fridge/freezer and dishwasher. Lounge with comfy seating for 6, woodburner and Smart TV. Bedroom 1 with King and ensuite shower room (country and sea views). Bedroom 2 with twin and country views. Stairs from kitchen down to Middle Level: To the right a wood panelled and beamed corridor with library. Bedroom 3 King with ensuite shower room and glazed door to side garden. Bedroom 4 with Twin overlooking enclosed garden.  Bedroom 5 with Twin overlooking enclosed garden. Snug with corner leather settee and TV. Family bathroom with double ended bath, separate shower, basin and WC. Steps down to lower levels: Square landing area with dual aspect view. Further steps down to Games room with Billiard table, selection of toys games and books, a corner leather settee and door to fully enclosed garden area.  Utility room with washing machine, sink and WC. Steps up to Master Bedroom (6) with Emperor bed, TV and ensuite bathroom with double ended Jacuzzi bath, separate shower, basin and WC. A door from the ensuite leads to spiral staircase down into the swimming pool area.

Facilities and services: Linen and towels provided (please bring towels for the swimming pool). Biomass boiler, solar thermal tubes, photo voltaic cells and a small wind turbine on owner’s adjacent farm heats and partly powers the house. Complimentary basket of logs provided for each woodburner.  Wifi available.  4 pets welcome. No smoking. 2 travel cots and highchairs available.  Stairgates provided. Indoor heated swimming pool and outdoor hot tub for 6.  Garden furniture and gas Barbeque available. Ample parking for up to 5 cars adjacent (CCTV camera in place for this area only).  Short breaks booked within 2 weeks may be available, please enquire.  Arr/Dep time for weekly bookings is Saturday.
