The Property is a gorgeous stone farmhouse - sympathetically furnished and decorated with the eye of an interior designer. The farmhouse is surrounded by a large garden, overlooks its own lake with a boat and a canoe and is only ten minutes drive into Hay on Wye. All the ingredients for a great holiday with the family then there is the fabulous kitchen, really well equipped with a great long dining table seating 12 easily. The bedrooms are spacious, warm and comfortable with Welsh blankets over the ends of the beds and lovely fresh linen.

The lake is well stocked for coarse fishing - with Carp, Bream and Perch - so bring your fishing rods and all the kit. (please discuss this further with the owners). There is a boat if needed and a canoe for the children.
For comfort and luxury come here with friends, lounge in the large leather sofas in front of the open "inglenook" fireplace, enjoy a BBQ on the terrace looking over the lake or escape to the GAMES ROOM with a juke box and piano. There is a large entrance hall with flagstone floors leading to an office or study for visitors who need to stay in contact at all times and to work with WIFI.
A downstairs cloakroom - with hand basin and toilet, and a utility room with washing machine and separate dryer.
Down a couple of steps to the old garage now converted to the Games Room with a everything that is needed to keep a party happy on a rainy day - a piano and guitar, table tennis and table football, a punch bag and an old arcade game and ample space for storing mountain bikes etc.
The large kitchen/dining room is wonderfully equipped with a lovely large cream Aga, an electric double oven and a 5 ring gas hob and a microwave - everything to be able to prepare and cook for a "special" dinner party or make use of our "Cordon Bleu" Beeton for Time catering service - who make life very easy. There is an enormous fridge and freezer, a large double Belfast sink. Dishwasher and masses of storage and work surfaces. A Welsh dresser with a good selection of books and then the very fine oak dining table, comfortably seating 12 people - hand made locally from Bulmer's Cider Vats - is complimented by comfy contemporary chairs. The views from the kitchen through the carved oak window are sensational, looking out over the two acre lake with its large weeping willow tree, island and the numerous waterfowl.

The drawing room is very spacious with three large comfy leather sofas with sheep skins and plenty of cushions around a big stone fireplace with its enormous wooden lintel and a Clearview woodburning stove that really warms the room. There is a further antique Welsh dresser and a huge bean bag for curling up with a book or a Kindle. There is a large TV with DVD player and Sky.
There are two flights of stairs.
There is a private flight of steep stone spiral stairs to The Master Bedroom.
Master Bedroom 1: this really spacious bedroom has a fine Super king-sized bed and an en-suite bathroom with a bath and a large shower over, hand basin and toilet. This room then has a further area used as a dressing room.
A door leads to the rest of the house if required.
Bedroom 2: Has matching twin beds or can be used a double bed if preferred, with pretty linen and Welsh blankets over the end of the beds and complimented throughout the house by the matching curtains - all trimmed with welsh blanket.
Bedroom 3: Has a double bed with white linen and again the Welsh Blanket theme.
Bedroom 4: Has a double bed with fantastic views over the lake and the island.
There is a family bathroom for these three rooms with a bath and a separate large shower cubicle, hand basin and toilet.

There is a fully equipped second kitchen with electric cooker, sink, washing machine etc. here enabling this end of the property to used quite separately if required with a separate access up exterior granary steps - this is perfect for a Granny, nanny or au pair or just a friend wanting their own space. There is pretty French "day bed", table and chairs TV etc. and a bathroom with shower over bath.

This very fabulous stone built farmhouse has been built and restored with great love and attention with its old slate roof tiles, stone floors and heavy oak beams yet you will alsosee many stylish contemporary and modern touches. The house is only three miles from the pretty and unique market town of Hay-on-Wye in a secluded location overlooking the lake and reached via winding country lanes and then a tree lined drive.
This cottage is perfect for stargazing as there is very little light pollution.
Keen fishermen - look no further
The lake is brimming with fish - this is perfect for Coarse Fishermen with Carp, Bream, Perch etc. bring your own fishing rod and do discuss the opportunities for fishing when calling about the key collection.
There is a rowing boat on the lake for fishermen or just for the pleasure of exploring the lake - life jackets are supplied but both the canoe and the rowing boat are only to be used "At Your Own Risk" and must be under supervision if it is children as the lake is deep and so potentially dangerous.
Fantastic local activities and walks from your door
There is of course wonderful walking straight from the door or a few minutes driving to the wonderful and wild Black Mountains with The Gospel Pass, Capel-y-Ffin and Llantony Abbey leading through to Abergavenny - not usually drivable in the midst of winter, with wild ponies and sheep dotting the hillsides and birds of prey gliding overhead; quite a spectacle as the birds gliding overhead are often accompanied by hang gliders who love Hay Bluff as a take-off point and for the thermals created by the spectacular geology. There are two Sustrands cycle routes passing close to the farmhouse (8 and 42).
Hay-on-Wye, local amenities
With Hay-on-Wye only 3 miles down the lane and The River Cafe even closer, a perfect place for a leisurely lunch or an evening meal - but do be sure to book as this is a very popular venue over looking The River Wye. An extra advantage to eating at the excellent River Cafe is a free bottle of wine for 4 or more dining - so make yourself known.
Visitors to the house are also offered a canoe free of charge when a party hires the canoes from Wye Valley Canoes.
