Large Holiday Rental, near Truro (NINNYCO)

Situated just two miles from Truro, yet surrounded by countryside and its own private woodland, vineyards and farmland amounting to 194 acres, The Property sleeps eleven adults and two children in total seclusion. There are additional barns and annexes which together can sleep an extra eleven guests The Property & Barns.

The main house has a lounge, dining room, kitchen/breakfast room, conservatory and 6 bedrooms. Outside, there is a patio terrace and plenty of outdoor tables and chairs with the lower lawned garden providing a great place for the whole group to enjoy together.

GROUND FLOOR:
Dining Room: Dining table and chairs to seat up to 26 people. Snug area with sofa and woodburning stove at far end. French doors leading out to the enormous conservatory.
Conservatory: Comfy sofas, chairs and tables, large woodburning stove, superb countryside views.
Kitchen/Breakfast Room: AGA, ceramic hob, central island and breakfast table overlooking the beautiful gardens.
Utility Room: Fridge/freezer, washing machine and tumble dryer.
Sitting Room: 50" Smart TV, woodburning stove, comfy sofas.
Bedroom 1: Double bed, TV, garden views.
Bedroom 2: Single bed.
Family Bathroom: Separate bath and shower, basin and WC.

Bedroom 3: Twin beds (3'). This pretty room looks out over both the courtyard and woodland.
Bedroom 4 (Master Suite): Super-king (6') zip & link bed, sofa bed (only suitable for children), far-reaching countryside views. En-Suite Shower Room: Basin and WC.
Bedroom 5: Super-king (6') zip and link bed overlooking the gardens.
Bedroom 6: Twin beds (3') overlooking the courtyard.
Family Bathroom: Bath with shower over, basin and WC.
Games Room: Ping pong table, TV and surround sound, sofa, classic board games. Dual aspect over garden and courtyard, access to courtyard.

GARDEN, PARKING:
To the front of this pretty yet very substantial farmhouse are the vast gardens, with patio terrace and plenty of outdoor tables and chairs. The lower lawned garden is perfect for letting off steam - whether it be a game of rounders or footie, you'll have plenty of space to play! Please note that just below the terrace is a fish pond so please children must be supervised at all times. The rear courtyard provides plenty of parking space for many vehicles.

The Property and Barns is surrounded by woodland and farmland which guests are welcome to enjoy but please stick to the designated walks and tracks outlined in the welcome folder in the property. There are areas of water which must be avoided, and certain other areas of farmland and woodland which are being worked so therefore unsuitable for guests due to health and safety reasons so must be avoided.

Barn 1: Super-king bed (can be arranged as two singles: please request at time of booking), wardrobe, chest of drawers. En-Suite: Large wet room with separate shower, bath, basin and WC.
Barn 2: Twin beds. En-Suite: Shower over bath, basin and WC.
Shared Living Room: TV, kettle, toaster, small fridge/freezer and woodburner. Shared by Barn 1 and 2.
Barn 3: King-size bed and wet room with shower, separate bath, basin and WC. En-Suite: Bath and separate shower.
Annex 1: 3 single beds, built in wardrobe and shelves, dressing table, large windows. Dual aspect over courtyard and pond. En-Suite: Bathroom with bath and large storage area.
Annex 2: Super-king or 2 single beds, 2 armchairs, small TV, kettle, built-in wardrobe/shelves. En-Suite: Bathroom.

Changeover Day: Friday - arrival 4:00pm - departure 10:00am.
Pets: Up to 3 pets welcome.
Heating: Heating and electricity included in rent.
Bedding and Linen: Bed linen and towels provided (please bring your own beach towels).
Baby Equipment: Travel cot and high chair available (please bring your own cot bedding).

This region is mostly rural so is perfect to escape the everyday hustle and bustle, whether relaxing with the family by the seaside or exploring the wild moors and rugged coastline. The area boasts hundreds of beautiful sandy bays to choose from and fantastic surfing opportunities. The historic cities of Exeter, Bath and Gloucester are definitely worth a visit, and with transport links all the way down to Penzance even the famous Lands End and remote Isles of Scilly can be reached.
