The Property is a spacious Grade II listed Tudor-Period property which was originally home to Roger, a local priest who ministered to the Parish of Hawkshead in the 1600s. The hamlet of Roger Ground is reputedly named after him. The house is quintessentially Lakeland, with a blend of Laura Ashley and Farrow & Ball styling.

A perfect holiday choice for family groups or friends. The Property is just an eight minute walk from the garden gate to Hawkshead village via countryside path. Esthwaite Water is a short stroll away and Grizedale Forest is less than a mile away.

Accommodation in detail

Private parking for 4 cars. Traditional Lakeland, rose-clad wooden porch. Front door opens into a slate-flagged floor and oak-beamed entrance hall. Elegant Georgian lounge with wood-burning stove and views of front garden. Formal dining room with long oak table and eclectic mix of antique dining chairs. Slate-flagged steps down to a cosy Tudor lounge with wood-burning stove. Twin Bedroom with en-suite shower room, leads from the Tudor lounge and overlooks the charming front garden; a perfect bedroom for those who find too many stairs a challenge. Along the passageway to a cloakroom/WC, a Shaker-style, fully equipped kitchen with Range cooker and access to the Orchard Garden.

Half-level: Large house bathroom with roll top bath and roomy shower. Landing to one king size and one super king-size (zip link) bedrooms, with original oak panelling. Tudor shower room with WC.

First floor: Master bedroom with super king-sized (zip link) bed and en-suite shower room. Further bedroom with a super king-sized bed (zip link). Both rooms have a charming view of the sunny front garden. Please specify when booking if you want zip links made up as super king-size or two 3ft twin beds. Location

The Property is nestled within the tiny hamlet of Roger Ground, between Hawkshead and the shores of Esthwaite Water, close to the western shores of Lake Windermere and the car-ferry crossing to Bowness.

Hawkshead is an adorable village of cobbled streets and traditional Grade II listed Lakeland cottages. You'll find a range of local shops here, including the Honeypot Delicatessen which offers a treasure-trove of Lakeland luxuries. Spend a lazy morning in one of Hawkshead's charming tea rooms or cafes. There are several TripAdvisor-rated traditional pubs in Hawkshead and we recommend the short drive to the acclaimed Drunken Duck Inn and Restaurant at Outgate. A larger selection of shops can be found in Ambleside, a few miles away and the larger on-line supermarkets will deliver your groceries to Roger Ground.

Hawkshead is the perfect base for walkers, with routes, right from the doorstep, to suit all levels. Take the stunning walk to Tarn Hows, stroll on the shores of Esthwaite Water, which also has an excellent trout fishery or explore Grizedale Forest; a picturesque network of pathways, cycle tracks and sculpture trails. Why not take on Grizedale's Go-Ape, Latterbarrow, or Claife Heights, conquer the nearby Langdale Pikes or enjoy the watersports that nearby Coniston or Windermere have to offer.

The surrounding landscape inspired the children's author Beatrix Potter. Her former home at Hill Top, Near Sawrey is now run by the National Trust and is open to the public. A truly magical experience for all! Directly behind Hill Top is Tower Bank Arms, a traditional pub with stone-flagged floors, Lakeland ales and a roaring fire.

Bowness can be easily reached via the car-ferry across Lake Windermere, only a few miles from your door. Bowness is a bustling Lakeland town, with contemporary shops and a wide range of entertainment. Hire a boat in Bowness Bay, or take a steamer cruise on Lake Windermere to Ambleside or Lakeside. Windermere Golf Club is just beyond Bowness village.

LocationCumbria & The Lake District

The rural county of Cumbria is one of the most attractive in England. It contains the whole of the area known as the Lake District, as well as the northern part of the Pennines mountain range and, somewhat counter-intuitively, a part of the Yorkshire Dales.

The county is replete with attractions for the visitor, its historic heritage ranging from houses and gardens to stone circles and activities ranging from walking and climbing to watersports and fishing. Cumbria's lakes, valleys and fells can loosely be broken down into eight areas.

The North Lakes are the most popular with the serious outdoor enthusiast and the South Lakes draw most of the holidaymakers. The Western Lakes are less busy but still hold some varied attractions and appeal to the walkers as well as families and groups. They are home to England's tallest mountain, known as Scafell Pike.

East Lakes has its quota of mountains too, including the well-known Helvellyn, and is a fairly quiet area. Visit the Eden Valley and North Pennine area for wilderness, castles and rural villages, or perhaps consider North and South Cumbria. In the former we find Hadrian's Wall and the city of Carlisle. In the latter, coastal resorts and the biggest town, Kendal. Finally, the edge of the Yorkshire Dales is a beautiful part of Cumbria with country pubs, easy walking, and a thriving arts scene.
