Cosy Big Cottage, near Saxmundham (FHESS)

The Property is a well proportioned and thought out property set over four floors, with a self-contained indoor heated swimming pool (available May - September) within the large grounds. Four luxury bedrooms and three modern bathrooms including one with a sauna are superb features, but the additional appeal of this property is the flexible living space; a large open plan kitchen and dining room, formal sitting room and children's TV / playroom and the lower ground floor TV room provide enough space for all. Whether you are planning a large family holiday or entertaining with other couples this property has everything you could require.

Located just a short walk to the Railway station at Saxmundham this property can be accessed easily on foot for those without a car and enjoys parking for up to four cars - perfect for larger groups. It is set away from the High Street in secluded gardens but is also just a few minutes' walk from the independent shops and the local Waitrose food store.

Bedrooms and Bathrooms
The Property enjoys four large bedrooms - a master bedroom with super king size bed and a second double bedroom with king size bed located on a split level first floor. On the second floor you will find one room with two 3ft single beds that can be made into a super king size bed (please specify your preference at the time of booking) and a twin bedded room. Each room has been thoughtfully designed with contemporary colour schemes, unique pieces chosen to suit the space and to anchor it with a sense of place. Each bedroom enjoys high thread-count luxury linen and heavyweight premium cotton towels. The property has utilised local finds throughout.

The family bathroom located on the first floor has traditional style sanitaryware and a hand-held shower. The first floor shower room is presented in a contemporary style with powerful electric shower. The shower room located on the lower ground floor has underfloor heating and is also home to a small wooden sauna. The pool house which is in a separate building from the main house also enjoys a separate WC and shower room at ground floor level as well as a changing area and space for hanging clothes and towels.

Cooking and Dining
The kitchen at The Property is a traditional luxury oak framed cream kitchen with a huge amount of thought as to practicalities. The appliances include a Neff built-in oven, Neff built-in combination oven / microwave, two Neff plate warmers, touchscreen Neff hob, built-in Neff quiet operation dishwasher, Nespresso machine as well as a washing machine and tumble dryer located in separate rooms. The wooden topped island acts as both an additional worktop space and indeed a perfect surface for a large glass of wine whilst chatting with friends. A signature touch is the Alessi juicer and Nespresso coffee machine, consistent with the thought and style of this property.

The room continues to a large bespoke handmade in Suffolk dining table using reclaimed timber with seating for eight guests where you can sit and enjoy the views through the French windows out to the lawns. The room also hosts a pair of tub style chairs for after supper relaxation and a contemporary built-in log-effect gas fire. The formal sitting room has been recently decorated to a very high standard and enjoys a cosy coal-effect gas fire perfect for added warmth when the weather is chilly. This room also boasts a large HD TV with Netflix, DVD and a modular sofa system and seating for eight adults. Past the formal sitting room is a small children's playroom with a wide range of books and games as well as a sofa and flat screen television. Also on the ground floor is a large entrance hall for storing coats, boots and other walking equipment. On the lower ground floor is a cosy TV room set within the old cellar. In here all the technology includes Amazon TV, DVD player with surround sound and access to Netflix. The property also boasts a water softener and wine cellar.

A long gravel drive takes you to wrought iron gates with the grand property situated in front of you. Fairfield House sits in a large lawned area with mature trees and planted borders. The property enjoys a patio area with teak chairs and table for up to eight guests which separates the house from the indoor swimming pool building. The garden contains superb children's play equipment including two swings, mini climbing wall and slide all situated on deep play bark. Located next to this area is a patio area with bench seating ideal for parents supervising children during playtime. There is private parking for up to four cars.

The property boasts three large flat screen TVs, Sonos speakers, DVD player and Netflix as well as BT Infinity Wi-Fi and all the best conveniences of a modern holiday property. Fairfield House is in a fantastic location to explore the whole of the Suffolk coastline, convenient for the railway station at Saxmundham and the A12 and only twenty five minutes' drive to the beautiful sandy beaches of Southwold and ten minutes to the sophisticated coastal town of Aldeburgh. One well-behaved pet is welcome to join you on your holiday!

Swimming Pool
The Swimming pool is available to use from 1st May - 30th September annually. Due to re-chlorination, the pool is unavailable from Thursday evening at 18:00 - Saturday morning at 08:00.

A great base to explore the local wildlife reserves and the heritage coastline, this quiet town has a weekly market and a good range of shops and pubs. Nature lovers will have plenty of trails and reserves to choose from. RSPB Minsmere has a discovery centre and wildlife hides, there are events hosted throughout the year including guided walks, safari tours and nest box making. The Dunwich Heath Coastal Centre is also great for bird watching and home to many rare species, Captain’s Wood is a haven for fallow deer.

At Leiston Abbey are the ruins of a 14th century monastic abbey, and no visit to this area is complete without a trip to Sutton Hoo where a huge Anglo Saxon ship burial is on display, along with the archaeological finds from the site. The National Trust also run events such as guided tours and re-enactments. The Saxstead Green Post Mill is a 13th century corn mill open seasonally to the public, with the machinery still in working order.

There are several seaside resorts within easy reach including Great Yarmouth, Aldeburgh, Southwold and Felixstowe. The Long Shop museum has lots of great hands on activities, industrial exhibits and traction engines.


The somewhat curious county of Suffolk forms a part of the region known as East Anglia. Its eastern edge is bounded by the North Sea, with neighbouring Norfolk to the north and Essex to the south. The county of Cambridgeshire lies to the west. It has no cities and no motorways, but it does have many gardens and ruins and history in spades, from the Magna Carta to the Saxon relics of Sutton Hoo.

Unusual (for Britain) timber-framed buildings, dating back to the 16th century, vie with Tudor mansions in the attractive streets of market towns. In common with Norfolk, it is a fairly flat county, with much of its area devoted to farming and other rural pursuits. Its coastal geology of sand and clay, combined with the longshore drift current of the sea, means that the land is eroding constantly. Sea defences protect many of the towns but, equally, a good deal of property has been lost as the cliffs are worn away, and more is threatened.

Suffolk is famous throughout the UK for its distinctive dialect, horse racing (the town of Newmarket is the epicentre of British racing) and the arts. Festivals and other shows are common, and fish and chips and Adnam's ale are the order of the day.

East of England

This region includes the ceremonial counties of Norfolk and Suffolk, Hertfordshire, Essex, Bedfordshire and Cambridgeshire. With a rich heritage there is much to see and do to suit all ages. The royal residency of Sandringham Estate is a must see and other historical points of interest include Castle Rising, Sutton Hoo and Somerleyton Hall. The medieval cities of Cambridge, Norwich and Ipswich are not to be missed and there are lots of pretty market towns and idyllic seaside resorts to choose from for a day trip. Alternatively for a slower paced holiday you may wish to visit The Broads or Thetford Forest, these areas are particularly popular for boating and spotting birdlife.
