The Property was built in the late 19th century and lies on the outskirts of Gressenhall. It is a substantial detached house which has recently been sensitively modernised by the owners. The house is spacious with a super kitchen/dining/family room that has panoramic views over the surrounding countryside, ‘arguably the best views in this part of Norfolk’. Sheep, cattle and horses graze on the adjacent meadows and guests have access to private woodland where there are walks alongside streams and lakes, see bluebells in the springtime, listen to bird song, relax and enjoy these lovely surroundings Shop/Pub: 0.25 miles

Garden: Large garden with paved terrace with table and chairs and charcoal barbecue steps down to lawn and then access to orchard area. There is access to surrounding woodland with many paths, a stream and ponds. There are two cloakrooms accessed from the side of the property which are available to people attending the studio, the use is infrequent. Tennis court - available at owners' house just a few minutes away.
Parking: Driveway for up to five vehicles.
Heating: Oil central heating and air source heat pump to underfloor heating and radiators. Electric heaters available and wood burners.

Notes: This is a non smoking property. Mobile reception – good depending on network. Children should be supervised at all times when close to water. The owners have a small farm office in the grounds of the property plus a studio used for music teaching and rehearsals, pilates classes and the occasional concert recital. The grounds are part of a working livestock farm, the owners and other farmers use the tracks and farm vehicles and machinery may pass by the windows from time to time.

Gressenhall is a delightful rural Norfolk village with a post office/village stores and a public house. The village is also home to the Gressenhall Farm and Workhouse which is well worth a visit during your stay. The nearby town of Dereham boasts a golf course, swimming pool and ten pin bowling. Gressenhall is an excellent location from which to explore Norfolk, the cathedral city Norwich is a thirty minute drive away or there is a direct bus service from Dereham, the stunning beaches of the North Norfolk coast are approximately a thirty five minute drive and the area abounds with pretty countryside and quiet lanes to explore.

LocationNorfolk

Located on the east coast of England, facing Europe across the North Sea, Norfolk is one of the UK's most rural counties, with over forty percent of its population living in just four towns – Norwich, Great Yarmouth, King's Lynn and Thetford. Adjacent to The Wash, in whose mud the medieval King John famously lost the Crown Jewels in 1216, Norfolk's geography is that of low plains or “fens”, which makes it along with neighbouring Suffolk feel more like northern countries of European mainland (Belgium and Holland) than the rest of England which is predominantly hilly.

In a similar way to that of the “low countries”, erosion and land reclamation have changed the coastline over the centuries, so that several towns (King's Lynn, for instance) which were once on the coast are now to be found several miles inland! The whole set-up makes for some very interesting topography as well as history and Norfolk is, for this reason, an interesting county to visit, almost as if it was a different country altogether!

East of England

This region includes the ceremonial counties of Norfolk and Suffolk, Hertfordshire, Essex, Bedfordshire and Cambridgeshire. With a rich heritage there is much to see and do to suit all ages. The royal residency of Sandringham Estate is a must see and other historical points of interest include Castle Rising, Sutton Hoo and Somerleyton Hall. The medieval cities of Cambridge, Norwich and Ipswich are not to be missed and there are lots of pretty market towns and idyllic seaside resorts to choose from for a day trip. Alternatively for a slower paced holiday you may wish to visit The Broads or Thetford Forest, these areas are particularly popular for boating and spotting birdlife.
