  • "Superb cottage for 2 in a lovely quiet position on a farm."

    Really good quality furnishings and linens, very clean and comfortable, and the kitchen was so well equipped with everything you could possibly need and again all great quality. The garden is a real bonus. Sue and Steve the owners obviously care about the comfort of their visitors and are lovely people. Loved the place. The area is great being so close to the beautiful coast and beaches and lovely places inland too. Chirnside has a few shop including a handy small co-op. The local primary school is a beautiful Art Deco protected building, and there is a local connection to Jim Clark the racing driver.

    Absolutely perfect. Beautiful cottage, spotlessly clean, and well equipped.Lovely enclosed garden. The owners are very welcoming and were kind enough to leave a very generous welcome pack which provided us with breakfast throughout the wk. A genuinely dog friendly cottage with lots of extras provided to help our two dogs enjoy their stay as much as us. We had a very pleasant and restful stay. Thank you.

  • "The Garden Room is a lovely little cottage…whilst it is quite compact, it doesn’t feel small, partly due to its clever layout and the high quality furnishings make for a comfortable stay…very comfy sofas and we slept well in the comfy bed."

    We were there over new year to avoid fireworks for our nervous dog… mission accomplished! The cottage is dog friendly and the back garden is secure for the dog. We visit the area frequently and still managed to find new places to visit on this holiday.

  • "Beautiful cottage, very cosy and welcoming."

    Perfect for my husband and I as we both have disabilities and once up the three steps everything is on one level. The large garden and patio is enclosed and perfect for our little dog. The owner is a lovely lady who provided a really good welcome basket. The cottage is stocked with everything you could want. Would highly recommend this cottage and we will definitely be back.

    Super yummy welcome pack was delicious featuring local suppliers. The area is farmland and moor and coast so you can't go wrong for walks. Lots of history and old buildings - loads of exploring to do ! Saving up now for next year.

  • "Garden House is a beautiful, well maintained cottage and the pictures on the website do not do justice."

    The owners Sue and Steve are the perfect hosts, with nothing to much trouble. The welcome pack was amazing and the cottage is equipped with everything you need. This is a remote location but you do have plenty in the village. Coop, post office, fish and chip shop and a pub. Just make sure you check out opening times as eateries are generally weekends only. Overall a lovely place to stay.

  • "The best is the only way I can describe the hosts Steve and sue also the cottage and area are 5 star so welcoming and the sense of freedom was second to none."

    Very comfortable and clean cottage with a great welcome pack,Sue gave us the feeling right from the start they were our friends and gave advice on the area for walks and any other info we needed. The farm is full of history and up to date farming is fascinating it helps us to realise how much responsibility and hard work a farmer has. Overall a relaxed and very peaceful holiday and we will return.

  • "We have stayed here before and liked it enough to book twice more for this year, and are considering it for later next year."

    It is very dog friendly which is one of our major priorities, as is the fully enclosed garden. Garden House is family owned by people who go out of their way to make one feel welcome. Highly recommended and comfortable holiday home. It is a bit of a Tardis --- being a lot bigger inside than it first appears as you drive up to it.

    Sue and Steve are wonderful hosts and everything was first class. Lovely welcome pack as usual. We had good weather, although cool breeze, but perfect for walking. Nice to see the Chain Bridge open at last and the Honey Farm was really interesting with good information, a bee friendly garden and quirky museum of old household items and vehicles. Brilliant cafe. Walks on the coast and Lindisfarne good. Paxton House gardens and cafe annual visit and, as we went on a Sunday, the water wheel and hydram were in operation for an hour - Ken chuffed to bits. Visit to Cragside as well - house really interesting. All in all a brilliant holiday and have booked again for next year, Julie and Ken

    Milk, butter coffee, porridge, honey, plus other things, all locally sourced. There was a freezer which we weren't expecting, Sue mentioned that it was a recent addition, very useful.

    All fittings and fitments are 5*****.The welcome pack was excellent, the garden was perfect for our two dogs. our hosts were their if we needed them (which we didn't).There is a nice village just down the rd .The bed was really comfortable, Even the two settees and an easy chair were already covered when we arrived. This is our 10th sykes holiday cottage,(which were all very good) but this one was on a higher level.

  • "If I were nitpicking I still couldn’t find fault with this cottage."

    My husband, dog and I spent Christmas here and although the holiday wasn’t as good as we would have liked (due to my husband being ill for much of it) we love it here. The cottage is well equipped with quality items, and is warm, cosy and comfortable. It is immaculately decorated and clean. There is a good size garden with patio that is enclosed and safe for pets. Sue, the owner is a lovely, friendly lady and the welcome pack was very welcome (especially the Lindt reindeers - I’d forgotten how much I like Lindt chocolate). All in all a beautiful place to spend a holiday and I can’t recommend it enough.

    Sue and Steve very welcoming hosts, and it was warm, cosy, comfortable and extremely well looked after cottage. I have stayed in a few dog friendly cottages in the UK but this is by far the best. The visitors book is bursting with positive feedback and it’s easy to see why many return, as are we! Ideal to explore the local area, villages, beaches and lovely walls. Can’t wait to return.

    Susan met us when we arrived was every part the perfect host to her cottage. There are penty of things do and see nearby, be it isolated coastal walks or just to visit places like Berwick or discover castles all over the borders area. We really cant recommend enough, we visited in September and the apple tree in the garden was hanging with lovely red apples Discovery I think Susan said. Thanks Susan for a lovely cottage !

  • "This was my first visit to this property and I was VERY impressed with it."

    I was met on arrival by the owners and given a tour of the house and facilities and they’d also been kind enough to leave a welcome hamper with many locally sourced products in it. The house was extremely comfortable with everything I needed. The cottage garden was beautiful-in bloom and many different butterflies dotting about. It’s in a great situation for exploring Berwickshire and Northumberland. Thoroughly recommend a stay here!

  • "Second stay at The Garden House and again very happy with it."

    The place is small - but that means snug rather than cramped, it's only for two people after all, and it's well equipped, modern, clean, warm. The owners live only yards away, they're friendy and nice people, they leave you to it but they'd be easy to contact in case of any problem. It's brilliant if you have a dog, secure fenced garden and miles of walking straight out of the door. It's a working farm, but arable rather than dairy so no worries about animals. Location is great for walking, cycling (it's hilly...), beautiful rural Borders scenery and visiting Berwick, Eyemouth and St Abbs, beach at Coldingham, over the tops to Gifford and North Berwick, etc.

    There are not enough superlatives to describe how wonderful the Garden House was - it had everything and more that you could possibly need or want down to lovely toiletries, thick soft towels and a super welcome basket The facilities were exceptional - we have stayed at many self catering cottages and never had a full size fridge and freezer, dishwasher and a washer dryer Sue and Steve were wonderful hosts, helpful and always avaialble, ready for a chat A super safe enclosed garden which our dog Molly enjoyed Plenty of walks nearby - just over 2 mile round trip to shops We cannot reccommend highly enough and hope to return one day

    Its ideal for visiting the borders and surrounding areas, its just a short drive to Cheswick beach and Lindisfarne two place which are well worth a visit. If you go to Lindisfarne remember to check the tidal times for the causeway. Willie & Jayne McInnes

    .. We went out of season, but even in the height of the season this cottage would be an idyllic retreat to escape to :-) Spotlessly clean and well appointed cottage with all the facilities you could wish for, even if you were there longer term than the usual week or so. Lovely welcome from Sue who met us upon arrival, and we would not hesitate to go back again next time we are up in that area.

    Been on lots of cottage holidays this has to be one of the best we have stayed in. Sue came to see us on arrival and was really lovely, very informative and friendly. Cottage is so cosy, very well equipped, from the fresh flowers to the thick soft towels all the little extras, it really makes a huge difference and Sue has literally thought of everything! We were left a lovely hamper with biscuits, porridge, honey, coffee, eggs, milk. Lots of lovely walks, last couple of days , weather was terrible, but we will definitely return.

  • "The Garden House is very well placed for peace and tranquility."

    Easy access to major Towns and Villages in a lovely part of Scotland close to the Border. Our Hosts , Sue & Steve are great and unobtrusive, but available at all times if needed. One of the very best Sykes Holiday Cottages we have stayed in and this is well reflected by all the very hard work , both Sue & Steve do for Guests. Fully secure rear garden perfect for our two active dogs. We went into Berwick Town twice and think that was worth the trip alone. We visited Coldsream, Kelso, and Jedborough and liked these places also. Perhaps 2 weeks booking would be better to see more of Scotland, however quite a long and arduous journey for us and our two dogs. All in all a nice break away from it all and the slower pace of life was good.

    The hosts were very friendly and welcoming, giving us a welcome pack on arrival, including flowers. The cottage is more than large enough for two people, including those with a four-legged friend. We were free to walk along the tracks around the farm which was very handy for our labrador. It lacks for nothing by way of equipment, is warm, very tastefully decorated and clean. We intend to return at the first available opportunity. That should say it all, really.

    It had everything we needed and much more than expected - cosy, warm, clean, comfortable and in a lovely location. The garden was super, even though we weren't able to make the most of it due to the weather - it would be lovely in summer on warm evenings. Sue and Steve are brilliant hosts and very helpful - the welcome pack of goodies was great. There are some wonderful walks about - try Paxton House grounds and the area round Abbey St Bathans (although we deviated from the main route and went either side of the river). Alnwick Gardens are brilliant and the town is lovely - Barter Books great in the old railway station. Lovely along the coast as well. Despite some restrictions still on we found plenty to do - didn't have enough time to visit everything so we will certainly be back. Thanks Sue and Steve - thoroughly enjoyed ourselves and so nice to have a brilliant base to come back to.

    Absolutely spotless and perfect for doggiie holidays too with its doors straight on to a secure garden and track and field walks literally on the door step. Ideal location for exploring the area especially the coastal walks and huge beaches. We were totally spoilt by Sue’s basket of goodies and the extra touches like the fresh flowers. Our first break away after Covid restrictions and it exceeded our expectations. Will definitely recommending and hope to return. Thank- you!

    ..as you drive up to it it looks ok but once you go in...very very nice. It had EVERYTHING you could need and more. it was clean, warm, we felt safe there (remembering Covid issues) and was close to where we needed to be. We will definitely be going back whenever we have to visit Berwick. Hosts very welcoming and even had a welcome hamper plus milk and butter in fridge. Super super super

    Open-plan lounge/kitchen/dining, plus bedroom and bathroom (shower) - all very nicely done, comfortable. WiFi and BT TV. Owners very pleasant, left us to it once we were in but there in case you needed anything. Excellent 'welcome basket' of provisions. On a working arable farm, lots of walks straight out of the door and across the fields. Really doggy-friendly : fenced rear garden and lots of walking. Very quiet (except for owls in the trees !) Chirnside village has a pub and a Co-Op in walking distance (I'm assuming if you choose to stay here, you want exercise and walking - nothing here if you're after a city break !) Berwick 15/20mins by car for supermarket, restaurants, shopping. Coast and Lindisfarne, St Abbs, etc easily accessible. If you're into cycling, google Duns cycling routes and download the leaflet on the marked cycle routes - roads are really quiet and you can go South (flat) or North (over the Lammermuirs to Gifford - nice cycling cafe) In Sept20 with covid restrictions, you need to plan around a bit more - many attractions either closed or by advance internet booking only, many pubs/restaurants only doing takeaways.

    It was cleaned to a very high standard. The bed was so comfortable. Plenty of bath towels and great shower. We loved the basket of goodies. Was so thoughtfull and very much appreciated. The pictures should include the gorgeous garden. Very dog friendly and great for a bit of star gazing and watching shooting stars. I have tried to think of anything they could improve on but cant which is good. Maybe a lower tog quilt as we got very hot. But that is a personal thing as we have light weight wool quilts at home. I usually struggle and bring my own pillow but forgot and have to say I found these very comfy. We would 100% return to the cottage as we love the coast and especially st abbs. Sue met us when we arrived and is a lovely host. Was sad to leave

    There are comprehensive details regarding COVID-19 - my favourite being “if you show symptoms -GO HOME” The cottage is immaculate ,so clean & airy. Very well equipped not once did we say i could do with a...... even poo bags, dog treats & towels. A welcome pack was left inc bread,milk,porridge, butter,eggs & honey. Enclosed garden perfect for sitting in & dogs to have a mooch. Sue & Steve were 1st class hosts, just next door if needed.     Sue provides a very thoughtful welcome package including porridge, eggs and flowers. There is an abundance of information to hand about the immediate and wider area. All the furnishings were very much to our taste, comfortable, attractive with everything we needed to prepare and eat food. Unfortunately we decided to come home early due to Coronavirus and our vulnerability to it. We enjoy eating out, visiting estates, gardens, woodland, hill and river walks. All an increasing risk because of the reliance on public toilets and food in public places too. We really hope to return again once this virus is no longer a threat. Thank you so much to Sue and her husband for their understanding and kindness as we left.

Everything about it screamed absolute luxury , not only was it spotlessly clean but the decor was to a superior standard , and it contained absolutely everything you could have ever wished for in order to enjoy a fully self contained holiday. On arrival we were greeted by the very lovely Susan who was not only warm and welcoming but a mine of useful information, and the welcome basket was worth going back for on its own !!! We would highly recommend this place as a fabulous haven of peace and tranquility and just exactly what we needed and so much more.

  • "It was a cosy warm cottage that is perfect for a couple with a pooch."

    A great welcome pack was left to ensure our first night and morning was comfortable. It was a lovely touch that we were left with toiletries and plenty of clean fluffy towels. The cleaning products left were good quality brands and included dishwasher tables and washer pods. All fixtures and fittings were excellent quality. The location is on the outskirts of Chirnside and a car/taxi would be required to get to the village in winter. In the summer months it would be around a 15min walk to the village. Its a perfect location for exploring the borders and East Lothian. Around 40mins to North Berwick and about the same to Holy Island. Since the property is on a working farm, Sue was really helpful about where was best to walk with the dog to ensure she and any livestock were safe - there were loads of off lead walks in the immediate vicinity. We had a great time and would love to return in summer.

    The main room is large and the garden is beautiful and well maintained. The location is very quiet and relaxing just what is needed to wind down from a busy life. Great stepping off point to visit, Berwick on Tweed, Spittal Beach, Eyemouth, Burnmouth, St. Abbs, Cove, Coldingham, Duns, Dunbar all great places. We loved Eyemouth, its so interesting. We followed the bronze sculptures by Jill Watson that illustrated those families left when the disaster struck in1881. They can be found at Eyemouth, Cove, Burnmouth and St. Abbs. "The Eyemouth disaster was a severe European windstorm that struck the south-eastern coast of Scotland, United Kingdom, specifically Berwickshire, on 14 October 1881. One hundred and eighty-nine fishermen, most of whom were from the village of Eyemouth, were drowned. Many citizens of Eyemouth call the day Black Friday." The Museum at Eyemouth is well worth a visit to see the wonderful tapestry that depicts this disaster. I bought the book Black Friday written by Peter Aitchison. I thoroughly recommend a stay at The Garden House, Sue and Steve are perfect hosts.

    Sue has thought of every little detail you could ever wish for in a holiday let. I think the kitchen equipment rivals any modern kitchen and definitely mine. There was such a cosy feel to the cottage which was was decorated in what I would describe as modern country and sitting in the living room, with both floor length windows/doors open to the garden, was extremely peaceful. As we had never been to the Scottish Borders before, Sue gave us a helpful list of places to go/see, things to do and suggested places to eat and we managed probably half of the list, so thank you. I think the biggest complement I can give Sue and Steve is, I could happily move in and make it home.

    Extremely well equipped and probably the best cottage we've stayed in. Lovely little extra when we arrived, fresh flowers, bread milk, eggs and bacon meant we didn't have to rush to the shops! Tranquil enclosed garden was so lovely. Walks from the cottage into chirnside and beyond were dog heaven. A fantastic place to relax in and a great base for exploring local area, we did Berwick, Eyemouth, holy island, Bamburgh and lots more! Hopefully return in the near future.

  • "We have not long returned home from our second stay at the Garden House in Chirnside within twelve months."

    It is a cosy and extremely comfortable place to stay equipped with all the modern facilities to make a visit completely enjoyable. The underfloor heating in the bathroom is a particularly welcome facility at Easter time, and easily and effectively controllable unlike some systems. The location is ideal being close to the village itself but in a thoroughly rural and tranquil position. In more general terms, it is conveniently placed for visits to the wide range of historic towns and properties as well as landscaped gardens in the Tweed Valley. Sue is a very welcoming host and is always on hand to help without being intrusive. The Garden House is firmly on our list of holiday cottages to visit again in the future.

The property

This beautiful converted stable is located next to the owners’ working arable and livestock farm in rolling countryside, a mile from the Borders village of Chirnside.

If you are looking for a quiet, peaceful break for just the two of you, miles away from the hustle and bustle of everyday life, then look no further.

Enter the cottage into the spacious, open plan living area which boasts a well-equipped kitchen with all the essentials for rustling up a countryside gourmet dinner, which you can then enjoy at the dining table.
