    Stayed there over New Year with our family. The home is amazing for a large group of people, the space was great for us all. Warm and cozy as the weather wasn’t kind to us on the first few days! Fantastic beds, great showers and everything you could possibly need in the well equipped kitchen.   • "This was a excellent place to stay!"

    It comfortably accommodated 16 adults for a family birthday. Good kitchen facilities, open log fires with logs to by in the shed. Bats and showers clean and worked well. The location is a bit isolated but that was fine, the scenery was spectacular with lots of walks directly from the house. Thank you

  • "Fron Goch Farm was the perfect property for our extended family vacation."

    13 adults and two children spanning 4 generations were easily accommodated. The Farm has been beautifully renovated and the kitchen was brilliantly equipped. We enjoyed being able to cook and eat together. The 2 large sitting rooms, each with a woodburner, were beautifully styled and very comfortable and we used both every evening, relaxing drinking a glass of wine and playing a board game or two. The Farm is in an excellent location and we enjoyed day trips to Conwy Llandudno, and hiking in Snowdonia and the Clwydian Hills. There are a couple of pubs within 1.5 miles and a large supermarket 5 miles away. For any large group looking to spend time in North Wales we would definitely recommend Fron Goch Farm and we hope to return soon to enjoy some more of its magic.

  • "The stunning Fran Goch Farm, set in the Welsh valleys, is just an absolutely amazing holiday home."

    We had a party of 13 family members and we all had an incredible time. The size of the house is perfect and meant we all had our own space but could easily eat and socialise together on an evening. The Orangerie was the highlight of the house for us with it's gorgeous wooden beams, and we spent the majority of our time in there. The house is set in a great location with amazing views and it's own hill for the kids to explore with rope swings hidden away at the summit. There is a very nice scenic walk into the village of Llanfair Talhaiarn, which takes about 30 minutes, crossing the river. The village has a couple of lovely pubs with the pub food at the Black Lion being amazing. The location of Fran Goch Farm is perfect and only a 15 to 40 minute journey to most local destinations such as Abergele, Gwrych Castle, Conwy and Llandudno. We would especially recommend a longer journey to Beaumaris, in Anglesey, with it's gorgeous village and moated castle. The only slight downside of our trip was that the broadband to the house is slightly intermittent, and the WiFi to the TV room had issues for a lot of our stay. This was to be expected with the location and size of the house, but meant we couldn't use the TV in the TV room for much of our stay. We also found there to be no WiFi signal in the annex bedrooms but found that there is a 5G WiFi router in the games room which we moved into the annex for the duration of our stay, which was actually then the fastest and most stable connection. Overall, we absolutely loved our trip to Fran Goch Farm and the owner, James, was in communication throughout and happy to help with any issues. We would love to return in the future.

    Hi Craig, thanks for the lovely review. we're glad you had a nice stay :) Internet has always been a bit tricky at the farm because of the poor rural connection and thick walls. To address this, we've just had the house hard wired with Ethernet cables which should resolve most of the problems (especially with the lounge TV).   • "The photos do not do justice to the elegance, comfort and luxury of this property set in stunning countryside."

    The rooms are expansive and well appointed with numerous seating areas, gorgeous vistas, amazing proportions. Everything you might need and want in a kitchen is there. There is abundant hot water, the beds are perfect and the grounds around the property provide wonderful exploring places for children. Pets are welcome, we were made to feel welcome, the house was gleaming clean. it provided the backdrop to a memorable family vacation.

    It is spacious, with the annexe providing a useful quiet space, children loved the games room and the views are fantastic. Having two large sitting rooms was also good for us to spread out. We were only sorry we didn’t discover the hill behind the house until the last evening. Hard work walking up but well worth it for views all round.

  • "From Goch Farm was beautiful."

    We had such friendly communication and welcome from James and his family. The accommodation was clean comfortable and absolutely beautiful. We had everything we needed for 16 of us to stay for my 40th birthday back in April. I would definitely stay again and highly recommend a stay for a group of you. As it was the same price for a week as a weekend my friend's parents even stayed the last couple of days on their own and were blown away by the accommodation, it is really beautiful, peaceful, comfortable and easy access to so much of Wales. Thank you both.

  • "We had the most Amazing long weekend at Fron Goch Farm with our family."

    The views were spectacular and panoramic. The farmhouse is magnificent and each room is beautiful with stunning views and there are plenty of bathrooms. The accommodation is huge with a welcoming hall with a log burner fire, 2 very large living rooms also with log burner fires, a separate games room and an Annex which has a large double bed and twin beds in a separate room, own bathroom and tea/coffee making facilities with a small seating area and under floor heating. The main farm house was simply stunning and spacious. It was lovely and warm which also had some under floor heating and plenty of radiators. We never once felt cold even in March. Each room had USB points everywhere and all the family said the beds were comfortable for a good nights sleep. The kitchen diner was well equipped with absolutely everything you required for cooking large family/group meals and a huge oak dining table looking out at the beautiful view. The kitchen led onto another large living room with the same stunning views and had a further dining table. This room was great for entertaining, being so near to the kitchen. It was so relaxing sat outside on the enormous patio area just looking out at the view onto the beautiful countryside and River Elwy. There are pretty little streams also. We all did a fabulous walk from the property into the village of Llanfair and built up an appetite for a pub lunch. The owner James was very helpful and only a text away for any questions. A couple of complimentary bottles of iced cold Prosecco were left for us in the drinks fridge which was a lovely touch. I wouldn’t hesitate recommending Fron Goch Farm and we were all sad to leave which proves what a great time we all had. Can’t wait to go back.

  • "16 family members, all adults, and 4 dogs had an extremely enjoyable stay and the house provided everything we needed."

    There was plenty space for us all even when all in one room. We didn’t even use the second lounge area. Large amounts of snow had fallen for two nights before our visit but James text to reassure us that driveways and the parking area would be cleared before we arrived and he was true to his word. The property and area looked stunning in the snow. Would love to return if we ever manage to get all the family together again!

    I particularly appreciated being able to escape to the annexe for a bit of peace and quiet. We also made full use of the downstairs space which gave ideal flexibility for our needs and enjoyed the outdoor space on the patio as well. James came and dealt very punctually with some niggles. Further fridge space would be useful. I think the listing needs checking; I'm not sure it's 100% accurate now. the postcode led me to the wrong place. We all loved the area and found plenty to discover.

  • "My extended family and i had a lovely stay at Fron Goch Farm."

    It was situated central to most of the places we wanted to visit in the week we were here.We stayed here in a week that was very hot and was very grateful for the big fan in the kitchen area which we moved to different rooms where it was need, i think a couple more would be appreciated. There was a few issues we had, this property was listed as having a ground floor bedroom which was one of the reasons we booked, we had two people with disabilities who cannot manage stairs so this was ideal, but the toilet on the ground floor was so low it was a struggle for them to use having both got bad knees, this was a big issue, even the younger generation found it difficult it was ok for my 4yr old grandson.The cleanliness of the place was a-bit disappointing lots of cob webs and dead spiders my husband had to go around with the hoover (which was full )when we got there, we can appreciate flies and spiders being in the country but these had been there sometime.The kitchen drawers inside were filthy, long hair on some of the floor mats in the bathrooms, the annex is a lovely addition for our other disabled person but the shower floor was orange around the edges so needed a good clean and the toilet brush needs changing and bin replaced as broken. The chairs in the kitchen need some pads on the feet because when you have a large party of people the scrapping noise was so loud and grating. The other major thing we found a problem for us is there is no security when it comes to our dogs, we couldn't just open the doors and let them out someone always had to be there because there was no safe place for them to be, we had to fence off one end with garden furniture and put them on leads, and on hot days like we had we couldn't have the doors open all the time without putting some sort of barricade to stop them going out, this wasn't very relaxing so some sort of gates would be ideal.also very short on hanging space in rooms. But on a good note sorry for the ramble we had a lovely stay and would definitely come back again if issues were dealt with.

Thanks for the advice about the toilet. We have booked out the week of the17th September for maintenance when we will replace it. Regarding the dogs, I have now constructed some portable fencing which can be used to make an enclosure in the garden. Hopefully that will address that issue for you.   • "The property was a lovely size and generally finished to a good standard."

    It was ideal for a break with extended family. There were some small things which would have made a big difference; there were no weighing scales in the kitchen, no shaver sockets anywhere and a first aid kit in the kitchen drawer which was far from complete. The property was listed as child friendly however the outside was certainly not as there was a retaining wall to the rear of the property with no fencing to prevent young children from falling down it. There was also a significant gap at the end of the crib wall adjacent the patio which was also dangerous, and which we had to barricade with outdoor furniture. The standard of cleanliness was quite poor with numerous dirty tissues down the side of the furniture in the main room and there was old coffee left in the coffee machine which led us not to use it and instead use the cafetière which was a shame as we bought coffee especially. On the plus side it was lovely to feel relaxed in the property and being provided with throws for the furniture for use to allow dogs on the furniture. We would definitely come back but it would be a lot better with some more secure fencing for kids and dogs.

This week, we fenced off the gap in the crib wall - I think the rose had died back quite significantly this year which had widened the gap but this is now safe. We have contacted the head of our cleaning team, and she has updated our cleaning checklist to specifically include the points you had mentioned. We have purchased mechanical scales so they will be available to use on your next visit. There is a shaver socket in the downstairs mirror, but we realised that this is almost impossible to find if you don't already know - we've added it to the guestbook to help future guests.   • "The house worked out brilliantly for our large family."

    We all thought a guest book would be a good idea. This would give places to visit and places to eat, that have been recommended by guest. There is not enough hanging space. And pegs. A ceiling line or another indoor hanging rail. The dryer part of the washer doesn’t dry at all? Therefore we had trouble getting children’s things dry. The owner was very helpful when we had a problem .

    The house is absolutely beautiful, it all seemed to be quite new and the decor was lovely, comfy mattresses too. The house was very well equipped, they even had little dog treats. The views from the house are stunning. Spoke to the owners over the phone a couple of times during our stay, they were very friendly and helpful and dealt with our queries straight away. Their guest book has lots of helpful information and they left a guide of their favourite walks which was a nice, personal touch. Theres a little village about 3 mins drive away that has a couple of pubs, cafe and a shop for essentials but for a bigger shop there are supermarkets that deliver to the house or a 10/15 minute drive away. We only got back home yesterday and I'm missing the house already. It really felt like our home for the week. The owners seem to have lots planned for the house in the future which will make it even better. We will definitely be returning. Thank you so much James and Sarah

  • "We all loved our stay at fron goch."

    The house was spacious, the kitchen was large with enough space to prep meals for 16 easily. We even used the arger to cook our roast chicken as the ovens were full with everything else. The bedrooms were all very nice, the bathrooms were modern and tidy. The downstairs loo has an incredible sink. Very unique. We didn't get much chance to use the outdoor spaces, due to it being February, however the large room off the kitchen would always warm with the sun, giving a natural place for us to all congregate. The utility having underfloor heating was a nice bonus, allowed us to wash and dry clothes easily. Finally the "hidden" snug/living room was one of my favourites, out of the way of normal foot traffic, means you're very unlikely to be bothered, and the sofas were lush! I'd love one myself. The owners were very accommodating and responded quickly to any queries we had.

    Beautifully decorated. Owners we didn’t meet but left us a lovely note & emailed us with numbers if anything was needed or if any problems arose. The only thing was that the sofas in the dining room area were very uncomfortable but the other sitting room was beautiful & extremely comfy. Needed wardrobe or hanging. The beds were really comfy so much so that we have ordered the same make once we arrived home. I would recommend this holiday stay to everyone as it is fabulous & thanks again Sykes. We have already got other friends looking at hiring fron goch farm house for next year.

    Owners were very friendly and extremely helpful. Cleanliness was flawless and to an exceptional standard. We were from a care home for adults with learning disabilities, and the disabled access was exceptional which we have struggled with in other properties, flat surfaces throughout the house and patio area was ideal for those with mobility issues. Annex was also exceptional and brand new. Local town was lovely and only a short drive, whilst being amongst the scenery with beautiful views. Fire pit at night was a great amenity which we enjoyed sitting around late at night. Kitchen had extensive variety of cooking equipment which was really useful when in a large group, and dishwasher also great luxury. A stress free stay that was faultless, would definitely recommend and 100% will be returning.

    I understand that being on a farm their will be insects, the amount of moths and flies were quite a bit the children constantly looked out for this. The lights outside did not all work and walking to the annex in the dark was at times scary and difficult. Other than that it was a great location and the home accommodated us well

    Accommodation was very comfortable and provided lots of living space for our 3 families. Location was great. The beach was a short drive for our morning dog walk. Lots of interesting things to do and see within the vicinity. James, the owner, was very responsive and suggested many great walks in the area. The outdoor space was a big bonus and provided a stimulating and safe environment for both the kids and the dogs. Definitely hope to return.

Set in the peaceful Welsh village of Llanfair Talhaiarn, near to the small market town of Abergele, is this remarkable rural holiday home, Fron Goch Farm.

Once an old farmhouse, this contemporary property is comprised of an annex and the main house, which is set over two floors and together can sleep up to sixteen guests, Fron Goch Farm is the perfect location to escape to the country in complete style, with easy access to Conwy and Surf Snowdonia.

Arriving at the property you will find ample parking for you and your party, before entering the property to begin your North Wales Adventure.

Be welcomed into the large timber frame oak living/dining room, with impressive original beams and oak flooring, you can look forward to cosying up after a long day of exploring the countryside with your favourite film, revelling in the warmth of the woodburning stove, with the floor-to-ceiling windows offering expansive views of the valley.

The designated chef will enjoy using local produce to create delicious meals for the group in the fully-equipped kitchen with electric stove and AGA, which can then be enjoyed around the generous dining room table as you discuss plans for the days ahead.

You will also benefit from the handy utility room which houses a large wine fridge and washing machine, ideal for putting muddy clothes on a spin after a walk.

Moving through the property, you will find a second woodburning stove in the hallway which can be lit to add further warmth on colder evenings, as well as a host of traditional features including traditional oak farmhouse doors with latches throughout the house.

Settle down in front of the woodburning stove with a glass of wine in the second sitting room, where you can put your feet up and relax on the corner suite to enjoy a family film night.
