  • "This house looked amazing in the photos but exceeded our expectations even further upon arrival."

    It is absolutely stunning throughout and a lot of thought has gone into every single room. It is very well equipped, with everything you could need and more with a very generous and thoughtful welcome package. Every single bed was exceptionally comfortable, totally surprised me as the beds were on the firmer side but my word, amazing quality and I've never slept better. Not one complaint from any of the 12 guests, everyone slept very well and was sad to leave. The views from all around the house are absolutely stunning, you can sit there for days without getting bored of those views. This place is suitable for all ages, the hot tub is wonderful and the rolling hills just opposite it make it even more enjoyable. They've really thought everything through, there is plenty of seating for all guests in the dining and living areas, the annexe is absolutely gorgeous and had everyone wanting to spend a night in "the getaway" with that spectacular bath. Honestly if you're like me and like to read through a thousand reviews before finally making a decision on where to book, take my word that this is the sign you needed to reassure you that this the place!!!! We will be returning to Grove House and will be counting down the days till our next visit! This place really is something special and you wouldn't be disappointed! You will need a car to get into town, however you have some EXECEPTIONAL walks on your doorsteps, you wouldn't need to leave all week if you didn't want too. Thanks so much grove house for having us and for welcoming us into your beautiful home. We have had the most incredible stay and look forward to staying again. We won't be looking anywhere else now we have found our perfect secret place!!!

  • "We stayed at the Grove House on 15th Dec until 22nd Dec 2023, as a pre-christmas holiday, the cottage was beyond our expectations, the space was vast, plenty of rooms for our family members and all furnishing and finishes were made to a very high standard."

    But more than this, the owners provided a number of welcome gifts which was a lovely surprise. The location is perfect for anyone who wishes to enjoy fantastic views and beautiful walks, although the cottage is located within the rugged landscape of Witherslack, Grange-over-sands is a short 10min drive away with other favourite and popular locations in the lakes on the doorstep. I highly recommend Grove House a beautiful cottage and location all year round. We will definitely be visiting again.

  • "Fabulous house in a stunning location."

    Especially loved the snug for cocktails by the cosy stove,and the smaller ensuite bedroom in the main house. Watching the sun go down while in the hot tub is a must. The kitchen is very well equipped,which as a chef I was very happy with,also loads of fridge/freezer space which is a must in a remote location. Would recommend a visit to Cartmel.Also a lovely walk to The Derby Arms at Witherslack which is a super cosy pub.The Highway Man near Kirkby Lonsdale serves excellent food. Hope to visit again in the future.

  • "This was a family getaway and a surprise for our fathers 80th birthday."

    We couldn’t have picked a more perfect place, the house had everything you could wish for and the views and grounds were breathtaking. Sat around the fire pit laughing all together while the younger ones were in the hot tub are memories we will remember forever.

  • "Loved the house and the situation."

    The hot tub was a great hit as was being able to do lovely walks from the house. There were issues with cleanliness, dusty in various places, we had to wipe clean the fridge and small freezer in main house, the cooker in main house leaked grease on the floor when we first heated it up because it wasn’t clean. We loved having the swallows around but there was a huge pile of bird poo, weeks’ worth, outside the annexe door, together with many fallen leaves and a very dead (skeletal) bird.

  • "We had a wonderful family holiday at The Grove."

    It was a fabulous house with big rooms and flexible accommodation to suit the whole family. It was a wonderful private setting with a big garden, lovely outdoor seating area and hot tub! The welcome hamper was a lovely surprise. Both Sykes and the owner were great at communicating and made our stay very easy.

  • "Lovely house, decor very nice."

    Very well thought out for large groups with plenty of glasses, mugs, towels. Plenty of kids crockery, high chairs and travel cots. Hot tub lovely. Some of the rooms colder than others but aga keeps main kitchen warm. views are incredible, we really enjoyed staying here as a family!

  • "We had a wonderful week away with all the family and Grove House provided the perfect setting with plenty of space for all 12 of us."

    The weather could have been better, but it didn't impact at all on our stay. Everyone enjoyed the variety of activities the Lake District has to offer or simply stayed at home with all the comforts Grove House is equipped with. The hot tub was a great success, especially with the younger members of the family. We were delighted with all the amenities and the selection of board games provided - we hardly used the ones we took with us. Any issues (and there weren't many!) were swiftly dealt with. We hope to return and would recommend Grove House as a real home-from-home.

  • "We really enjoyed our stay in this gorgeous house - there was plenty of room for us all and the annexe was ideal for my parents to get some peace from the rest of us!"

    The house was very clean, hot tub amazing under really clear skies and all the little touches were fab - even the welcome pack was fab! The owner rang us on the day of arrival and just before we left to check all was ok (sorry I didn't get chance to return your voicemail!). This house is something special, from the grand piano to the lovely kitchen - and the views were gorgeous. Stay here - you won't regret it!

  • "We stayed at Grove House for New Year."

    The house is amazing, really nicely decorated, all amenities you could possibly need, loads of glasses, kitchenware etc. There were 12 of us; 6 adults and 6 children and the size of the property was perfect. The house has amazing grounds, we took our dogs who loved exploring the garden. Additional touches were really appreciated, selection boxes etc for the children. Would highly recommend and we will definitely be going back.

  • "Amazing place, loved our stay."

    Owner was very helpful and most accommodating - Thank you. We had everything we needed and though we did travel and do a few sightseeing trips, we didn’t need to as Grove House has lots of space and areas to explore and for the children to run around. The outdoor space was a real highlight for us, the weather was excellent which meant we spent a lot of time outside. Lots of lovely outdoor furniture made things really comfortable too. Would highly recommend having a stay at Grove House!

  • "We have just returned from staying at Grove House and have had one of the best family holidays ever!"

    The house is outstanding in every way. We had 7 small children with us and it accommodated us all as it's so spacious. The grounds are amazing and very safe for the children. The welcome pack was such a lovely generous touch by the owner. We really enjoyed it's location which is secluded but still within a 15 minutes drive of Newby Bridge. We highly recommend this property and will definitely be back!

  • "We had a fabulous week celebrating an 80th birthday with 4 generations, ranging from 5 months to 83 years old, so we needed somewhere large enough to accommodate everyone, plus dogs."

    The Grove lived up to all of this and more. Great outdoor and indoor space for everyone to enjoy. We also had some great days out on and around Lake Windermere. Would definitely recommend. The hot tub was a bonus and I appreciated the friendly phone call from the owner who was happy to help with any questions.

  • "We absolutely loved our stay at Grove House."

    The location was so peaceful and quiet and we loved hearing the lambs on a morning. The beds were really comfortable, although the pillows were a bit too soft - would have been good to have some alternative options as a few of us preferred a firmer pillow - only a small detail when everything else was so good! The house was well equipped with the majority of things we needed and we were delighted to receive a generous welcome basket on arrival. We loved how much space there was and of course, the hot tub was the highlight of the weekend. We would definitely come back and stay again. A fantastic place to stay for a relaxing weekend in the Lakes. Highly recommended!

  • "A very nice house, stylish decoration, exactly as the pictures."

    Well kept, lovely quiet location yet easy to get to from the main road with walks both from the house (a nice walk to the pub and village shop) and a short distance by car for more challenging climbs. The house is very comfortable with everything you need. Communication with the owner is great to arrange keys etc. No complaints at all, we had a great stay with 3 generations under one roof.

  • "We had an amazing time at Grove House, the house was beautiful and immaculate and overall exceeded our expectations."

    We felt completely at home in the comfortable and spacious rooms and the welcome pack was a lovely touch. Everything we needed was on hand with an added bonus of the games cupboard which kept everyone entertained. The hot tub is a great feature and the rural location is perfect for star gazing. We visited Grange-over-sands, Windermere and walked up The Old Man of Coniston (quite a challenging walk with plenty of elevation) but we were rewarded with fantastic views and would definitely recommend. We could not fault Grove House in any way. Peter was helpful and easily contactable. We loved every minute and will definitely be back, it is a great place for a family get together.

  • "Absolutely loved our stay."

    The house was immaculate when we arrived. Everything that we could need from shampoo/body wash to extra pans for making breakfast for everybody. We had a slight problem with the hot tub due to a power cut (nobody’s fault) and they sent someone out within half an hour to make sure it was working so that we could make use of all the facilities. Beautiful home, would definitely come back.

  • "We have had the most relaxing time at Grove House."

    The accommodation is situated in the most idyllic surroundings, perfect for local walks but also close enough to visit other areas. We had a visit to a climbing centre in Kendall, the Aquarium at Newby Bridge and a potter and lunch in Grange over Sands and Bowness. We spent lots of time relaxing in the house, the log fires, hot tubs, coffee machine and vast selection of board games were enough to keep all of our party happy. Everything was very comfortable and the welcome pack was a thoughtful surprise. The only thing missing was a guide to local walks from the house. We hope to return in the Summer months.

  • "Quite an adventure!"

    A week of unprecedented rainfall caused a short section of road to flood near the house (its never happened before, and it disappeared in a couple of days). Peter, the owner, was immediately in touch with us, despite being away on holiday himself, and was incredibly helpful and willing to be flexible with our booking. Communication was excellent throughout the week. A special mention goes to Jim from Orian, the company that looks after the house, who personally went above and beyond, meeting us in his 4x4 to ferry us across the flood, and then waiting hours late at night for the final group to arrive. Sykes were utterly hopeless and never contacted us once, despite promises. I am very disappointed in them. But with Peter, Jim, plus Gemma on Orian's 24 h phone line, there is nothing to be concerned about. As for the house, I cannot speak highly enough of it; it is in a class of its own. Completely relaxing, spacious, peaceful and comfortable. The excellent hot tub was the icing on the cake. We had a wonderful and memorable week for a "special" birthday and family reunion. We would be back in a flash given the chance. Its a great place for visiting the Lake District too. Lovely views, and a lovely area. 5 stars.

  • "We had a fantastic week at Grove House."

    The property (including the annex) and gardens exceeded expectations. We were lucky with the weather so spent a lot of time outside in the garden, exploring the barn and relaxing in the hot tub. The added touches including the welcome gift and family games were greatly appreciated. We also made the most of the surrounding areas visiting Grange-over-sands, Cartmel and Bowness and even managed a lovely meal at the local pub, kayaking and tree climbing. Loved every minute and will definitely be back.

  • "This was a fantastic place from where to explore the Lake District."

    We had an extended family group aged 18 to 80 and the house and gardens in mid September were truly fantastic for us. The entertainment through the grand piano, BBQ's in a very scenic location and evenings in the hot tub for the younger ones made it a memorable family holiday. Minor issues identified were quickly sorted and the 'Welcome Pack' was the best I have ever encountered. I could not recommend this place highly enough and it is a credit to the owners - thankyou.

  • "We were so fortunate to have fantastic weather and we particularly enjoyed the peace and tranquility at Grove House and the outside areas."

    The sofas at the back got the sun during the day and the barbecue/dining area in the evening, so perfect for us, with lovely sunsets on many nights! The hot tub was a real bonus. And it was easy to walk or take a run from the house, with or without the dog! We also made use of the yoga/pilates room. We enjoyed the area in general, particularly Grange Over Sands with its fascinating Victorian Promenade, Cartmel and the Priory, Holker Hall and Sizergh Castle. The Derby Arms served us a great pub meal one evening and we also made use of the seasonal pizza outlet in their yard. We hope to be back!

  • "This is a lovely house."

    We had a fantastic holiday. The property is enormous, and very well equipped, and is ideal for an extended family get together. The grounds are extensive, with good views from the house. It was very clean and Peter from the maintenance team was really responsive. The piano was an added bonus!

  • "A cosy place in a remote destination amidst the hills."

    We just got back only a few days back from Grove House. The property was clean and perfect for our stay. It catered for all ages. The owners have really given it some good thought to make if comfy for guests in every aspect from having a piano to a walk in shower that was perfect for my elderly Mother. Even as a large group we found that there was more than enough space to enjoy ourselves. I would highly recommend this place to anyone who looks for a self catering place in the Lake district.

  • "The property is wonderful, set in beautiful surroundings, very well presented with all the facilities to enable a great holiday."

    The WiFi was an issue but I understand that was because of a storm damage and the team were responsive in getting the BT team twice to the property to set it right. We were a group of 9 (3 families) and we truly enjoyed a relaxing vacation. I will definitely recommend this to anyone who wants to get away from the city and spend sometime in a country setting.

  • "Absolutely amazing place to stay."

    Cannot fault in anyway. We were a party of 10 (6 adults, 4 kids & 2 dogs), and there was plenty of room for us all to have our own space when needed. Location is perfect, as are the gardens. The kids and dogs had plenty of fun running around the large lawns. We stayed for a week and would highly recommend staying here. Everything you need is catered for in the house, and it has been renovated to a very high standard. Such a lovely relaxing and peaceful place to un-wind, we even managed to catch a glimpse of the barn-owls that are nesting in the barn.

The property

Tucked away in the quiet village of Witherslack, at the end of an unadopted lane, is this charming and imposing holiday home. Grove House is a tranquil and homely setting for your next group adventure to the Lake District. A truly special location, offering incredible views, absolute peace and quiet and what feels like your very own private slice of the Lake District.The rental gives you exclusive access to the whole 14 acres, main house and annex, along with neighbouring barn. All the buildings you see in the pictures are all included in your rental. This is a true retreat, a place where you can unwind, with just your closest friends, and likely not see another individual the whole time you’re at The Grove.

Travel along the impressive driveway towards the striking holiday home, sitting in a prominent position overlooking the expanse of greenery that encompasses the property, parking up alongside the idle barn, before heading inside.

Grove House consists of a main house, as well as a charming annexe, accessed via an external doorway, offering the perfect self-contained accommodation for a small family. Stepping into the main house, you're welcomed into the newly installed kitchen/living area, beautifully decorated with a modern farmhouse-style interior, boasting a huge electric range cooker with induction hob and cosy seating area, along with a huge kitchen island with bar stools, alongside a woodburning stove, housing the essential amenities, including a washing machine and two dishwashers, in the adjoining utility room, along with downstairs WC.

The kitchen has been installed to the highest of standards with granite worktops throughout.

Continuing through the property, gather your guests around the large twelve seater dining table, to serve up a hearty meal, where you can enjoy some long overdue quality time together, planning your next adventure over a bottle of wine in front of a newly installed log burning stove, nestled in the original, large open stone fireplace. Then settle down for the evening to enjoy a movie night in the large sitting room, enveloping the space with the warmth from another newly installed log burning stove in the colder months, or escape with your loved one for an intimate moment together in the welcoming snug and enjoy a fire and a glass of wine. You are really spoiled for choice when choosing where to relax.

Stepping outside, continue the celebrations with a seat on the patio, toasting with a glass of fizz and a remarkable backdrop of beautifully maintained gardens and far-reaching views of unspoilt countryside.

As the day draws to a close, head upstairs to prepare for bed, indulging in a leisurely soak in the bath, or a rejuvenating rinse in one of the walk in showers in either of the king bedrooms.

When sleep calls, rest your head in one of the four beautifully-appointed bedrooms, choosing between the three king-size rooms, two of which benefit from their own en-suite shower room, newly installed and finished to an incredibly high standard, and the twin room, offering flexible sleeping arrangements for varying party make ups. All bedrooms have gone through an extension renovation and are kitted out to the highest possible standard.

You'll find two additional bedrooms in the annexe which have been completely overhauled, both benefiting from brand new en-suites.

One set up as a walk in shower and wet room, the other a huge bathroom with pitched ceilings, a huge double shower, free standing bath and WC.

The downstairs annex now features a bar area, with sky TV and a huge pool table, and downstairs WC perfect for gatherings. Finally there is an office space, perfect for those who wish to work while they spend time in the lakes, there is enough space for 3-4 people. The village of Witherslack boasts a handy convenience store where you can pick up any forgotten essentials, along with a traditional country pub, The Derby Arms, serving fresh locally sourced produce and regularly hosting live music events. Furthermore, there are a large number of beautiful walks in the area, for those not wanting to tackle to highest mountains, or those happy to avoid the crowds. Likewise Witherslack offers some protected AONB at Foulshaw Moss, and some unique bird watching with the nesting Ospreys nearby.

Added to that the 2500 acres horse-riding retreat which is one of the largest in the country and some incredible mountain biking, means Witherslack has an awful lot to offer for such a small village.
