The Property is a perfect family friendly property with relaxed decor and a homely non minimalistic finish. 

The spacious, sociable interior layout is the perfect place for a large group to enjoy the holiday of their dreams or to celebrate a special occasion.  There’s a glorious, enclosed garden surrounded by paved walkways that lead you around the different areas and a natural pond; whilst a separate games room and five bedrooms provide plenty of space for families or groups of friends with room to spread out and relax.

GROUND FLOOR

Dining area: dining table with ten chairs.

Kitchen: large kitchen/breakfast room with seating for four, leading through an archway to the dining area.

Open plan lounge: with extensive views over the River Dart leading to a decked area with seating and access to a well-maintained garden

Cloakroom: with W.C. and handbasin. 

LOWER GROUND FLOOR

Utility room: large utility room with all the space and facilities you may need.  

Games room: nautically themed games room with pool table and bar.

Family Bathroom: large walk in shower, W.C., hand basin.

FIRST FLOOR

Conservatory: small conservatory with table and chair. 

Master Bedroom: large bedroom with a king-size bed and plenty of storage with ensuite - bath and wall mounted shower. 

Second lounge off Master bedroom; with plenty of comfortable seating and stunning panoramic views of the River Dart, 4ft double guest bed, please note that although totally private there are no curtains so bare this in mind if using for sleeping.

Bedroom 2: King bed with wardrobes, bedside table and lamps.

Bedroom 3: Small 4ft double bedroom with views over the garden.

Family Bathroom: Spacious bathroom with bath with wall mounted shower, toilet and handbasin.

SECOND FLOOR

Open plan stairwell to:

Large family room: with a double bed, bedside tables with lamps. 

Curtain partition to adjoining bedroom 5: two single beds with views. (Please note that this bedroom has no window dressings). Balcony, do not leave children unattended. 

Access to: Rooftop garden balcony with seating, shrubbery and fantastic panoramic sea views to soak up the late afternoon sun. 

W.C: toilet and hand basin. Please note this W.C. only has cold water. 

OUTSIDE

Garden:  Enclosed beautiful garden with pond (please do not leave children unattended) and seating area. Slipway and steps leading down to the river. Please note this is open to the estuary with no guard rails as with the nature of a pontoon and slipway, unsuitable for unsupervised young children. Access with steps, lift also available leading onto the road so you can amble into Dartmouth at your leisure.  

Parking: Private parking for one car only on rooftop car-park with lift access to ground-floor for front door entry in The Property. Ample free parking at Warfleet towards the castle 5 minutes walk away. No availability for additional parking available at the property.  

Security Deposit: This property has a refundable Accidental Damage Deposit of £400, which is payable to Blueriver Cottages with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay.

Bedding & Linen: Bed linen and towels are provided. (Please bring your own beach towels).

Notes - Three pets allowed. No Smoking. WiFi Provided. Under no circumstances do we allow supermarket vehicles on roof top car park,  The car park is a roof of a building for which there are strict weight limits. There is a large Sainsburys as you enter Dartmouth.
