  • "If you are after a large property for a get together this is an ideal property."

    The property was clean. Couple of downsides. The road to the property is single track with plenty of potholes. The furniture is looking tired and outdated. The pool table etc have seen better days. Should the owners replace the games in view of the rental costs? But if you are a large group (we had 17) the property is ideal if you are willing to accept the downsides. Overall everybody enjoyed themselves with few negative comments.

  • "The setting in which the property is beautiful the house is very large and great for family gatherings."

    It’s very secluded and the road is leading to is very “off road” We had a fantastic week at west boarder. The property would benefit from better cooking equipment such as pans and things to serving dishes. The lounge area although clean and looks nice the couches could do with being replaced . There was apparently a hens party before our start and we did find dirty laundry in several parts of the property. In all a lovely break .

  • "We had a lovely weekend celebrating our Mum’s 85th birthday with 18 family members!"

    Huge bedrooms, lounge and kitchen! Everything you could ever need. (Except a bread knife :) ) Warm and lots of Very hot water. Hot tub was fab and much enjoyed by all! The road to the house was full of potholes but apparently that was being rectified this week.

  • "We where a group of 59 - 81 year old ladies all freinds from a walking group."

    The house was perfect for us and well equipped. We did not use the games room which was mainly for children, but there where several items broken in there that where pointed out to us. To us if you know about problems they should be resolved/removed prioir to guests arrivals to avoid bad feedback. All in all a great house in a very secluded area.

  • "A few things need updating."

    The oven and grill very poor on the left hand side of the range The settees were not fixed together and a few times they nearly tipped over when people were sat down . Dart board missing as we had planned a competition. On the positive side very clean, very warm and very spacious. Also when the bathroom door lock broke both the caretaker and the owner did their very best to resolve the matter as quickly as possible. They also supplied glasses as there were not many there

    The rooms are spacious very good for a large family gathering. Kids were entertained by all the games, cds, computers, pool table and the hot tub was great for everyone. Plenty of outdoor space for games and parking. Would definitely return & recommend.

  • "The property was large enough for our large family get together of 12 adults and 6 children."

    We cooked over 3 days and the kitchen facilities were more than adequate. The bedrooms were large and each had a TV and tea/coffee facilities which was a nice touch. Outdoor kitchen was great too, the men in the group made good use of that despite the cold evening. The hot tub area was great, small point was the hot tub was too hot for our liking at 38° would have been good to have some control of the temp. Lots of room for the children and dogs to run round outside with the play area being a nice touch. Yes, there were some items broken, one seat on the sofa, pool table has seen better days, table football was sat on a table as previous visitors had damaged the legs but none of this had any negative impact on our stay at all. I think the listing could be updated as the games room isn't quite as advertised but on the whole we all had a great time, plenty of room for everyone.

  • "On arrival the property was clean and the facilities were clearly explained by the housekeeper."

    A nice point was a welcome pack. The property is large with plenty of outside space. Beds are comfortable. Letting the property down is the general upkeep of the outside furniture and the available items in the games room. Many of the garden furniture items were broken as were the pool table and table football game. Another negative was check in (5pm) and check out (9.30am) times. All in all I don't think this accommodation is value for money when you weigh up the negatives against the positives. We did however have a good time as the size of the property allowed the whole family to celebrate a big birthday. The property is remote and only basic services are available in the area, otherwise you need to travel to Carlisle.

  • "For the money that’s being charged you would have thought the property would be in better condition!"

    The windowsills don’t fit the actual windows and are peeling and they are dirty. The bed in the top floor is being held up with wood and the mattress is rock solid!! The showers squirt everywhere because the pipe isn’t fitted correctly. The cupboards in the kitchen are falling off and are dirty. The hot tub was nice but the garden furniture is broken so you have to be really careful when using it. The skylights don’t shut so are constantly open and you have to tuck the blinds into the window to make them stay. The kids loved how much space they had outside but we wouldn’t come again. Either a revision of price is needed or the house needs some money spending on it!!

  • "We had a great family holiday, the place had beautiful surroundings with sunrise and sunsets views there were a few minor issues which were resolved quickly with good communication with housekeeper Susan, the beds were comfortable and the facilities were brilliant with great outdoor BBQ, Pizza oven, kids play park and hot tub bar area which opens up to the kids play park we spent most of our time there as we were lucky to have great weather we even had a family game of rounders lots of outdoor play equipment, I would recommend and would book again."

  • "Fantastic spot 10/10 recommend a stay at this lovely place."

    Very clean and a lovely house. It is has lots of space both inside and out. Lots of games and things to do. The hot tub is in a heated building separate to the house and was excellent. Silloth is only a 10 min drive where you can get ice creams / fish and chips and visit the beach. Only thing I would change is the check in and out times You can’t check in till 5pm and then have to leave early on the last day it would be nice to have more time there but would still definitely go back. Thank you for a great stay.

  • "Thoroughly enjoyed our stay and everything that was advertised was readily available."

    Only things which would've helped were to have tea towels and more bin bags provided (although tea towels were quickly provided when asked). A slightly earlier check in would also have helped but this wasn't essential. I would definitely recommend to anyone who is looking for a nice big space for their gathering!

  • "The house was quite shabby with lots of broken things, windows/doors that don't work and stains on the walls."

    The boiler for the hot tub and outdoor kitchen did not work. There was no recycling. The blinds on the velux windows didn't work. And the shower above the back door leaked so water came through the ceiling. It is obviously unloved and not maintained. Would not recommend.

  • "An excellent place for a family get together with good accommodation, facilities and space to cater for everyone."

    Also good communication with the caretaker. However, there is always room for improvement. Some suggestions include; better outdoor furniture outside the hot tub room; the velux blinds in the top floor bedrooms need attention; blinds in the kitchen would be useful on hot sunny days; old saucepans could do with replacing.

  • "We had a wonderful stay at west border farm over the bank holiday weekend."

    We had lovely weather whilst we were there and it was brilliant to be able to enjoy the BBQ and pizza oven which are fab and a must use!! It is in a lovely secluded spot but we enjoyed the 1 hour walk down the track to the nearest pub one sunny afternoon. The house fitted our 13 guests perfectly and had everything in the kitchen that we could think of - 2 fridges, lots of pans, cooking utensils and cups. The farm house was perfect for us and we would definitely visit again :)

  • "Well appointed cottage, built 2008."

    Nice to have separate play room in main house and separate hot tub room in garden. Great choice of bedrooms. Communal areas very functional for large groups. A couple of things that would improve the stay would be fixing the broken seats on large corner sofas, blinds on skylights in bedroom. We were told not to use heating controls and therefore it was far too hot. Cottage was off the beaten track but short 15 minute drive to the coast (Silloth was pleasant). Fantastic outdoor bbq area and seating which we didn’t use as was wintry weather.

  • "On arrival, the property was in complete darkness."

    The house keeper said there was an issue with the electrics and all the lights in the property were off and had been off for a few weeks. Second issue was the hot tub. It wasn't even filled and ready to use. We were told we had to wait for the pipes to thaw out but on inspection the pipe wasn't even connected and turned on, the owner came and filled it at lunch time the following day (Saturday), but we were unable to use the hot tub until Sunday which was our last day. Thirdly the fridge freezer would beep every 30 seconds. It beeped the whole weekend, looking at reviews this has been the case since July, surely this is a sufficient amount of time to either fix or replace the fridge freezer.

    Dear guests, Thank you for your review of our property at West Border Farm, we hope you enjoyed your break and we also apologise for the inconveniences you experienced at our property. Unfortunately the weather running up to and during your stay caused us issues across the property including the external lighting that had tripped the internal downstairs lights and the freezing -9 temperatures froze and burst the pipe that feeds the hot tub giving the impression it wasn’t connected, lighting wise we have disconnected the external lighting and this has sorted the issue internally and we are putting new external lighting up in due course. The hot tubs water connection has been fixed and we can fill the tub as before with hot water so that the tub is ready to use upon arrival at the property. The fridge freezer has been replaced, we had ordered one back in June when the issue was brought to our attention but we have given up waiting for delivery so have got another one. We try our best to make all our guests stay as comfortable as possible and our caretaker works really hard to do this for us. Again we apologise for the inconvenience of these items out of our control during your stay at our property, we hope that you will consider returning to us for another break in the near future.   • "An absolutely stunning huge comfortable Holiday house."

    The place was sparkling clean and everything we could wish for. We had a fabulous week away as an annual family get together holiday. Susan was there to welcome us and couldn't do enough to make us feel most welcome. A stunning area and location. Beautiful views to the glorious British countryside. The hot tub was thoroughly enjoyed from adults to kids in the outhouse with all the games and toys together with the swings and slide in the large spacious garden. Comfortable bedrooms and large spacious chill area in the ground floor. Games room was a bonus that the kids loved. Location was perfect with beautiful rural roads and fields to just relax driving and riding along. Plenty fridge and freezer space and large fully equipped kitchen. We can't wait to come back again. Thank You Susan for everything!

  • "We thoroughly enjoyed our week at West Border Farm which is a modern spacious house with good facilities in a remote rural area."

    The house was very clean and equipped with the essentials for a pleasant holiday, the bedrooms were all large, clean and adequate for our needs. The large living room was ideal for us all to sit together, or apart as it was so huge. One side of one of the sofa’s was broke but didn’t detract from its comfort. The kitchen was large enough for us all to use comfortably, the fridge was bleeping but was working perfectly and we got used to the beep which wasn’t loud, and Sue explained it was due to be replaced. The dishwasher worked fine and there was enough glasses/cups/plates/cutlery/etc. for the 16 of us. The outdoor kitchen was fantastic with a large, enclosed seating area enabling us to have a wonderful family BBQ together. The hot tub room was well equipped with a fridge, large table and seating which we used for playing board games together followed by a dip in the hot tub. The outside areas were fantastic with large lawned areas for the kids to run wild and watch the neighbouring cows and sheep. The house would benefit from a few improvements including additional seating outside the hot tub room as there are only a couple of garden chairs and we had to sit on blankets on the floor; A covered outdoor area to be able to sit in shade or a garden umbrella; We didn’t use the games room and we thought the space could be put to better use (second sitting/TV room); fly screens on the doors so they can be left open in hot weather; soft close on the bedroom doors as they noisily slam shut; kitchen essentials such as small side plates, bottle opener and oven trays. A twin room with en-suite as they are all doubles. Although improvements can be made nothing was so bad that it impacted on our enjoyment of the house and its facilities. Overall, this is a wonderful place to stay in a quiet and pleasant location.

  • "West Border Farm."

    We recently spent a week there and were completely underwhelmed and disappointed. The build has obviously been stunning at one point but is now tired and in need of some TLC. As you approach the property the first thing you become aware of is the abandoned vehicle at the gate that has apparently been left there to rot away. On the initial walk round of the building we were advised that there was a slight issue with the Fridge/Freezer that the buzzer alarm was broken and was sounding constantly and was being dealt with through a warranty issue. We eventually complained to the housekeeper regarding this and were then advised that the machine was now out of warranty and the owner of the property advised us to keep the kitchen door closed. This machine beeped 3 time every 30 seconds!! There was only one cork screw bottle opener which was ridicules considering the size and expected occupancy numbers. The pots and pans provided were well past there best and the quality of the glasses, crockery and cutlery were very poor. It must be said there was not enough glassware for potentially 18 occupants. The dishwasher did not wash dishes at all requiring all items to rewashed after being through the dishwasher. The fact there was only one domestic dishwasher for the potential 18 occupancy was also an issue raised with the housekeeper. This was passed onto the owner who advised us there was nothing wrong with the dishwasher and just to put it on again. There was damage to the games room a hole in the wall and a broken table football table that had been given a quick unsightly repair. We never used the table in case it disintegrated when being used. Within the large sitting room area there was ample seating although a couple of the large couches had broken seats and if you did sit in these spaces you were almost sitting on the floor. The bedding on some of the beds had holes from probable old age and required to be renewed. The outside area although large required a bit of work. The grass in areas was overgrown in particular around the children’s play climbing frame. There were 6 outdoor seats one of which we were advised not to use as it was broken (This was apparently repaired during or visit but l am not convinced). The hot tub had a broken handle that made it slightly awkward to open when it should have been a pretty straight forward operation. We raised all the issues above immediately with Sykes who in turn reported them to the owner who took no action other than to send the housekeeper round to take a list. The list was made and the other thanked us for our suggestions through the housekeeper. As our week progressed there was also issue with one of the showers draining properly. I have tried to add a few photographs to confirm my remarks but l am unable to load this onto this form.

  • "Susan the caretaker was so welcoming which really gets your holiday off to a great start."

    The house looks just like it does on the pictures, Is spotlessly clean and really well equipped. All the rooms are really lovely. The big lounge meant we could all be together but still either watch TV or play games in groups. We went to The Wheatsheaf pub in the village for Sunday lunch which was also exceptional. We celebrated my Dads 80th and Sons 30th birthdays so the guests ranged from small children, teenagers and adults and everyone had a wonderful time. Would definitely rebook in the warmer weather then we can make use of the outdoor kitchen. A wonderful time. Just wonderful!!

  • "Great house, with lots of games, DVDs."

    Only thing missing was waste bins in every bedroom, and family bathroom could have done with a shower as well as the bath. Only negative criticism was 9.30am is a really early check-out, and the cleaners arrived and stood outside the door 10 minutes before we were due to check out, and then we’re right there and almost in the way when we were saying our family goodbyes. Would definitely return.

  • "West border farm is beautiful, set in rural grounds and ample facilities."

    The bedrooms are all decorated to a stunning standard, the whole house was spotlessly clean. The kitchen is a great space but didn’t have many small glasses, and the frying pans weren’t great (loose handles). The large lounge had many beautiful and comfortable reclining sofas. The outdoor kitchen with BBQ and Ooni pizza oven is so well made but the weather prevented much use of that area. It’s a shame the hot tub area and outdoor kitchen are not linked. The property would benefit from a downstairs bedroom and bathroom as my mother in law found the stairs very steep, I’d sacrifice or adapt the games room to make the house inclusive to people with mobility issues, also the doors need soft closers as they do slam which can be noisy with lots of people in the house, also worth noting the postcode given takes you nowhere near the house, luckily a farmer directed us, we downloaded the app What3words and the rest of the family found it no issues (subway.mistress.screen). We went to the pub recommended in the house folder and the food was fantastic We had an amazing weekend and loved the house, it’s definitely five star accommodation and enabled a family to be together for the first time in three years, we will definitely be back, Thank you

Perfect for children, they had so much fun in the garden, on the play frame and in the games room. We honestly couldnt fault a thing. We definitely will be returning and adding extra days. It really was a shame to come home.

    It is so comfortable and clean, the rooms are hotel standard and the owners are so friendly and accommodating. The house itself is in a beautiful location with lakes not too far away, and gorgeous sunset views in the evening. We’re hoping to make this an annual visit- we couldn’t have asked for more!

  • "Hi, I am disappointed, as your advertising failed to mention that the property is next door to a housing construction site, so there is constant noise from a mechanical digger, angle grinders and cement mixers between 8am and 4pm everyday."

    We also found the astroturf badly fitted outside and was a trip hazard to guests, both young and old. Finally, cleanliness was not a high priority for the property owners for the following reasons:-

ABBEYTOWN

Silloth 6 miles; Wigton 6.5 miles; Cockermouth 17 miles; Carlisle 18 miles; Keswick 22 miles.

The village of Abbeytown is situated on the Solway Plain, on the edge of the Solway Coast, which is an Area of Outstanding Natural Beauty, midway between Wigton and Silloth. Located within reach of the shores of Morecambe Estuary, Abbeytown was once one of the most important place in the north due its fine Cistercian Holmcultram Abbey, which was founded in 1150 around which much of the medieval village developed. The Cumbria Coastal Way passes through Abbeytown and from the village if you look south you will be able to admire the views of distant Lakeland fells and Skiddaw, whilst looking north are views of the Solway and Scottish hills. The 84 mile Hadrian's Wall starts in the west at nearby Bowness on Solway, and the Solway Coast is particularly good for walking and birdwatching. Further afield you will find the city of Carlisle, the Scottish Borders and the Lake District National Park. A convenient base for exploring many places of interest.
