  • "The house was beautiful, really open and spacious and the listing was an accurate description."

    A little difficult to find but if you follow the instructions on the listing that helps massively! I think the outdoor furniture selection could have been better. We had some beautiful weather but the only seating outside was a bench or some camping chairs. Some nice outdoor furniture (sofas/recliner loungers) would have been lovely. Overall a lovely stay in the beautiful house with the most stunning town of Salcombe only 10 minutes away.

  • "This was a family gathering 4 couples + 3children."

    Lovely open space for the kids to run about and explore. Main bedrooms lovely, beds modern and very comfortable. Front bedroom with bunk beds not so good for adults, but then the large accommodation capacity is maybe designed to cater for young people. Very hilly all round, with narrow roads, only 12 mins walk south-east to North Sands , or 15 mins to South Sands. No east flat walking apart from round the property. Everything worked perfectly, kitchen and lounge well equipped. Super showers in the en-suites.

  • "This is a great place for large families or groups."

    Good for walkers as is on the outskirts of town, and close to both North and south sands. The house functions really well with both social and private spaces. We went in October so didn't make full use of outside facilities but look forward to going again.

  • "The house was amazing in terms of space and equipment available, would definitely recommend if you like space and countryside."

    We loved the bright open space and ours of bathrooms! If you find walking difficult then it’s not for you as the barn is at the top of a very steep hill! Also there are a lot of flies due to being in a cow field.

  • "We have stayed at this property before in 2017 and returned expecting the same standard and comfort."

    However, the bedroom layout has changed (was 6 now 5) and there is now no grass garden. The grass area that remained as part of the property was not cut making it look untidy. Whilst the lack of grass did not have a massive impact on our stay the lack of outdoor garden furniture did and is a huge gap at this property. There is plenty of space on the outdoor terrace areas and balcony for outdoor sofas, loungers and just better quality outdoor furniture. There was no parasol (we arrived in the heatwave) and just uncomfortable wooden picnic benches. The indoor dining seating is also uncomfortable. We managed to find some seat cushions in a cupboard but these should have been already in place. The reconfiguration of the bedrooms which happened after we made our booking was a major inconvenience. Cramming 3 x bunk beds into one small some and 2 x bunks into another room is ridiculous for young adults/teenagers. They had nowhere to put their stuff. May work for young children though having 6 young children in one room from memory would equal very little sleep ! Also the beds creek and too many bodies in one room makes the room stuffy and opening the windows during the evening/night open brings in flies leading to bitten unhappy teens. We had to move mattresses to the vacant 'wasted' wellness room (former king/twin size bedroom with ensuite and balconcy) for two 21 year old 6'3 boys. Total waste of a large bedroom. Whilst we were told about the change to rooms before we went and given an option to cancel the booking ( but no option of alternative suitable accommodation offered) it was too late for us to find something else so we had no option bit to go ahead. The kitchen is very well designed and has plenty of space for a large group. 2 ovens, 2 fridge-freezers, 2 dishwashers is execellent. However, there is not enough crockery a d glasses for a house of this size, no way enough for 17. Also would benefit for outdoor plastic plates, glasses etc. In summary whilst the barn is a great design, size and location we were really disappointed that it did not work well for our 3 families and we would not book this again. For the weekly rental price we paid for this property the standard was not acceptable and we are therefore requesting a part refund for the inconvience caused. We believe a third of the price paid would be reasonable compensation. Please pass this feedback to the owners and our request for renumeration. Thank you. Paula Tribe

  • "Fantastic barn conversion which we really enjoyed."

    Really modern conversion and rooms and bathrooms were well appointed. Several rooms on ground floor which was perfect for grandad who struggles with stairs. Room for improvement: Hard kitchen chairs not good for grandad, a few cushions would be nice. WiFi is really lacking, average 1.5mb download speed for 10 people.this was our main gripe. Very echoey in main area, grandad struggled to hear, could do with some soft furnishings to damped sound, a few rugs maybe? Minor points as we had a great time.

  • "What a great house for a large group of friends!"

    Exceeded our expectations with a very high spec especially the bathrooms. Super clean on arrival with local groceries left as a welcome gift. A lovely open plan downstairs perfect for socialising and enjoyed the wood burner. Lots of space outside too. The only complaint from all three families was the track off the main road which had the most terrible pot holes. If we did not have 4 wheel drive cars it would have been a problem. I appreciate the weather has not been kind but this needs to be addressed as a matter of urgency and is unacceptable. However I have already spoken to your office about it, who kindly rang me during our stay, and have not included it in my review rating as presume this has already been actioned! Would definitely return......

  • "The house and the location were absolutely perfect for a large family gathering."

    The facilities in the house are of high quality, and with 5 kids in the party the 2 dishwashers really made things easy. Clean modern design and plenty of space meant that we could enjoy each other’s company, curl up with a book, or play in the garden. The more energetic amongst us could go for a run through the woods to the beach, or simply walk 10 minutes to the sheltered cove at South Sands. Lots of things to do in the area - a most memorable week. Thank you.

  • "Our rating of excellence is in connection with the property which was superb in every way."

    However, in rating the likelihood of recommendation 8 rather than 10, this refers to the company not the property. It would have been helpful to have had an itinerary of provisions we could have expected to find on arrival. Having made three phone calls to get information (two to your offices) we were told nothing would be there including hair dryer. In fact we didn't need to take these or bread, milk, toilet rolls, tea-towels, tea-bags and several other items, all generously provided by the owners.

  • "More crockery would be appreciated such as large soup or pasta bowls."

    Also some small to medium sized saucepans and ovenproof pans. Potato peeler was broken. Some sofas or chairs and a coffee table on the mezzanine would be good, otherwise it is a useless space.

    Thank you for your feedback, the owner will be adding more pans and oven proof dishes to match the stainless commercial pans for the kitchen, there is currently a complete set of 12 China dinner plates, desert plates and soup bowls for the guests to use. One mezzanine area has a sofa and side table and the other area has a mini pool table and a bagatelle game. We look forward to seeing you back in Salcombe soon. Property Owner

  • "This barn is totally stunning."

    We were a large group of adults and children and there was so much space we never felt cramped. The location is perfect too with a 10 min walk to North beach, and a nice 30 min walk into Salcombe town. Amazing break away and I cannot recommend this property highly enough. A fabulous home from home.

  • "Perfect for our large family group."

    Everything was of the highest quality and much appreciated. It would have been nice to have had some relaxing chairs outside other than just the benches. Our only criticism inside was that there was nowhere to put toiletries in the wet room. Even a shelf would have been most welcome. We all agreed that it was a lovely holiday home.

  • "This was a great house, very well equipped with lots of space inside and out."

    Lovely welcoming pack of food, wine and flowers. The only down side was that we had couple of little ones who were very early risers and the house is so open plan we were all up due to the noise . So maybe more suitable for older children. Aside from that we had a lovely holiday. Perfect location with the 2 beaches a short walk away but it felt like we were in the countryside. The children loved the ferry from South Sands to Salcombe. Would highly recommend and maybe go back when the children are older or just with adults!!!!

Moult Hill Barn is a stylish barn, offering flexible accommodation for a large group break in South Devon.

Situated in an Area of Outstanding Natural Beauty, just a 10-minute walk from South Sands beach or a short drive to Salcombe’s boutique shops, eclectic restaurants and picturesque waterfront, the barn is perfectly located to enjoy the surrounding coast and countryside. Enter the stylish front door into a spacious and bright entrance hallway with oak flooring and a high vaulted ceiling.

Large floor-to-ceiling glass windows look into the main living area and wide double glass doors lead into the main living space, whilst an oak and glass open tread staircase rises to the first floor. The open-plan living space is spacious and modern, with stylish oak flooring throughout, perfect for spending evenings together as a group or simply enjoying the peace and tranquillity of this countryside location.

Benefitting from two ovens, two dishwashers and two fridge/freezers, the beautifully designed kitchen with granite worktops and large central island makes self-catering a pleasure for large numbers.

The large dining area features a long wooden table and twelve chairs, with an additional extending table and chairs to accommodate larger groups.

Windows from the living space enjoy countryside views across neighbouring fields, and large glass doors lead out onto the extensive terrace, perfect for al fresco dining, offering a gas barbecue.

Featuring a stunning wood burning stove, the living area offers a relaxing space to enjoy a movie after a busy day of exploring the coastline, with four comfortable sofas providing ample seating space.

A utility room also sits on the ground floor with a washing machine and tumble dryer, and a ground floor cloakroom offers a w.c.

There are five bedrooms in total; three on the ground floor and two on the first floor. On the ground floor is a large bedroom with super-king-size bed (which can be made into twin beds if requested at time of booking) with a spacious and accessible en-suite wet room catering for less mobile guests. The second ground floor bedroom is a bunk room with one bunk bed with a trundle bed (for 3 children and only available on request), and a triple bunk bed with a single over a small double and attached to this bedroom is a bathroom with toilet, bath, and shower.

Please note the top bunk bed is suitable for children 6 years and up, with a weight limit of 70kg, whilst the bottom bed is suitable for weight up to 300kg.

The third ground floor bedroom is also a bunk room and is an ideal cosy space for a family or group of up to six people, containing one set of bunk beds with a trundle bed under (for 3 children and only available on request) and a triple bunk combination.

Please note the top bunk bed is suitable for children 6 years and up, with a weight limit of 70kg, whilst the bottom bed is suitable for weight up to 300kg.

Attached to this bedroom is an en-suite featuring a walk-in shower, double basin and w.c. As we take the oak and glass staircase to the first floor, we come to two further spacious Super King bedrooms (which can be made into twin bedrooms if requested at time of booking), both offering en-suites featuring walk-in showers, basins and w.c. Offering a flexible space for group activities, also on the first floor is a wellness and teaching/presentation room with smart TV, chairs, yoga mats and dumbbells.

Relax and enjoy the space, hold a group workout session to start the day, or get online and partake in evening yoga as the sun sets.

The room is also equipped for guests looking for a breakout space or for an area to use when planning the next exploration of the beautiful South Devon coastline, with French windows opening onto a balcony to let the refreshing Salcombe air in. Secure off-road parking, for up to six cars.

SALCOMBE

Kingsbridge 7 miles; Dartmouth 21 miles; Plymouth 24 miles; Paignton 26 miles.

Salcombe is a popular destination for walkers and families looking for a holiday by the sea and was once a major port. There are two pretty beaches within a short distance, North Sands and South Sands and further on is the National Trust property Overbeck’s where you can wander through the subtropical gardens. Why not have a more adventurous day and try out the watersports available on the estuary including surfing, kayaking or a more leisurely boat trip? Whilst staying in Salcombe you must take advantage of the locally sourced seafood which is served in many of the restaurants, pubs, cafés and delicatessens. The southern tip of Devon provides some spectacular scenery and picturesque vistas with a number of sandy beaches, lovely villages with thatched cottages and some fantastic opportunities for walking, including the South West Coast path.
