  • "What a beautiful property set in fantastic countryside."

    The property has everything, plenty of lounges, spacious kitchens, great bedrooms and a fabulous games room. The house was well stocked and so clean. It had a lovely homely feel with lots of books and tastefully decorated. There was also a welcome hamper when we arrived which was a lovely touch. We have been staying in properties for the last 30 years and this is one of the best and we'll definitely be returning.

  • "Absolutely amazing property, ideal for our family Christmas."

    The microwave failed on Christmas Day, sent message to the contact email address and a replacement was delivered by the owners on the 27th, excellent service by all concerned and very much appreciated. Ample room for everyone to spread out, the games room was a bonus and very well equipped. Many thanks to all concerned, we will be returning to this beautiful house.

    Ages ranged from 80yrs to 2yrs and everybody had a great time. So much to do and everything special. The recommendation for Pop Up food was perfect. It was very well maintained throughout and the so comfy and welcoming.

  • "Overall Excellent all round."

    Arrival time rather late, although we were notified a little earlier. No sign on the drive to Home Farm, I would suggest putting one on the entrance to the drive, as two family members passed by initially. Ideal for family holidays.

    My wife and I were celebrating our Golden Wedding with our two children and spouses and seven grandchildren. Home Farm was perfect. Very spacious, extremely well equipped and very clean. The large dining room table was ideal for us all. The children loved the Games room. Elizabeth, who was our contact, was very nice and extremely helpful. I would thoroughly recommend Home Farm to anyone.

  • "We thoroughly enjoyed our stay at Home Farm."

    The facilities are excellent and the house and location are beautiful. We were staying with our children and grandchildren and the house had something for everyone. There was a Games room with a pool table and table football and there were outdoor games for the children with a large garden and tennis court. There were several televisions and a large selection of books and indoor board games. The kitchens had plenty of storage and several fridges and freezers. They were very well equipped. All the bedding was feather free, although many cushions and sofas in living rooms were down filled. We have two family members who have issues with feathers and down due to chronic asthma, but we informed the owners prior to our arrival and they kindly moved furniture around to provide a feather free lounge for them. We had no problems as a result. Most evenings after the grandchildren had gone to bed we spent playing games together around the dining room table. There are many places to visit nearby so all in all a fantastic holiday was had by everyone

    Only one small thing to spoil some of the food was we had ants in the kitchens. Apart from that everything far exceeded our expectations. It was even better than it looked on the website.

  • "Our stay at Home Farm at Easter was a wonderful experience."

    On arrival we felt welcomed to an exceptionally clean and inviting home, and provisions for a drink and snack. All the rooms were of a high standard of decor and comfort. The newly refurbished kitchen was well equipped and a delight for storage and meal preparation, as well providing a smaller dining area. It was a memorable experience to sit around the large dining table with all our family to socialise and share meals. The various sitting rooms provided all the space needed for our multi generation family to enjoy themselves quietly, or join together as one large party. The newly created games room was a hit with everyone and an excellent place for wet weather fun. The grounds were beautifully maintained and provided all the space needed for outdoor games and a challenge for our Easter Egg hunt! Walks across the fields and watching the sheep and lambs were also much enjoyed, as well as visits to Ducklington village and surrounding towns. We reported a couple of minor glitches to the management team, who dealt with them immediately and this also gave us the opportunity to meet the property owner. Fiona was very interested to hear our comments and keen to hear if anything could have improved our stay.   • "We booked for a 80th Birthday Weekend and were really pleased with the house."

    It was large, comfortable and well equipped. The small playroom was ideal for the kids. The large living room was great for everyone to gather and the enclosed garden was ideal to let off steam. Would love to return one day.

    A stunning house with beautiful, well-maintained gardens. Our children and grandchildren loved it all. Plenty of space and great facilities. We had one problem, the boiler cut out, but they came out, immediately, late at night to fix it.

  • "A fabulous house for a family celebration."

    The facilities were excellent, plenty to please all age groups, while the tennis court was well maintained as was the play area. The grounds were beautifully looked after. All of this in a stunning location. The only downsides were that the sofas were not comfortable, and 2 couples found the beds to be also uncomfortable. While the kitchen was very well appointed, one fridge had a door that needs attention. Unless we missed it, there was also no dustpan. Overall, a stunning house and a fabulous weekend. We would love to return.

  • "The house & gardens were spectacular, the tennis court was a big hit with all, and the swings and slide got quite a bit of use."

    The kitchen was well stocked with glasses, cutlery, dishes/plates etc and cooking pans & utensils. Great BBQ. There were however some disappointments especially considering the cost of well over £5k. The interior was quite tired and the settees in the main lounge extremely uncomfortable. Some of the main kitchen cupboards need some attention. I think the listing should state how close it is to RAF Brise Norton as some of what I assume are training flights went on till way past 10o/clock in the evening and were very noisy. I would like to thank Elisabeth for her prompt answers and welcome.

  • "Amazing property, stunningly beautiful, very comfortable, so much space in the kitchen, plus prep kitchen."

    Easy to cater for 14+ The photographs do not do this house justice. Could not ask for more. The gardens are safe and secure for young children and babies, we used the tennis court, play area with slide/swings and climbing frame, the boys loved it. lots of area's to eat, and relax in the sun. own laundry room and masses of bathrooms and toilets. Only one minor problems dealt with promptly. Would love to come back again. Prompt replies to any questions, with lots of help.

  • "I may be prejudice but I like to sleep in a king-sized bed with my wife."

    I have not done a survey but I personally would like to have had more king-sized beds as options. Most rooms were big enough for both a king-sized bed and a single in the same room for partners who want to sleep in separate beds.

  • "This place was absolutely perfect!"

    Fantastic for us with the small kids as it came with activities, books/movies, and plenty of space for the kiddos to run around. The kitchen was also really well set up. I'm so used to renting places that just have plates/glasses and 2 pots, but this place was actually set up for us to cook (and we're a bunch of foodies!). I definitley plan to be back!!

  • "We had a lovely weekend at Home Farm and luckily the weather allowed full use of the grounds and tennis court."

    We also went on two pretty walks straight from the house. There was a very generous welcome pack and the only tiny problem was that I feel that as the house is fairly expensive more tea towels could have been included. Also a second large saucepan would have made catering for a large group easier.

  • "The house has been lovely."

    Thankfully we were able to get an earlier check in as I hadn't realised until we had booked that it was a 6pm check in. This really is a unacceptable time for to get small children fed and settled for bed and to generally organise ourselves for an evening meal - this would really prevent us from booking in the future. Its a beautiful house though, however, it has been let down by lack of basic provisions; - I was later told these should have been left but weren't. No Bin Bags No Oven Gloves No Tea Towels (fortunately I brought my own) No Dishcloths or scourers No Dishwasher tablets - one of us had to drive after supper at 10.30pmto a garage to get some Other items which would have helped would be a couple of large water jugs - as one plastic one is woefully inadequate Also there aren’t two complete sets of cutlery for starter /main course/cheese for when we all sat down for dinner There are some keys missing in the piano which need fixing. If you could ensure these problems would be addressed we would like to come on a regular basis as the other facilities and the grounds and tennis court are excellent.

We appreciate that 6pm check-in is not ideal, Home Farm is a big property, as you are aware, and therefore takes a long time to clean to the highest standard. Where possible we facilitate early arrivals- as we did for your party, but this is not always available. Sincere apologies our standard 'Welcome Pack' was not in the property for your arrival- this was an oversight on our part and had we have been notified we would have rectified this straight away. We have replaced both waterjugs and cutlery following your email. Apologies again re: piano (a new one is on our wishlist), it was tuned and fixed to the best possible quality before your arrival, as requested by yourselves.   • "We had a wonderful weeks holiday."

    The house is terrific, comfy and easily accommodated 14 of us. The children [9 - 13] loved the higgledy-piggledy nature of the house, and the huge sitting room plus a couple of other quieter sitting rooms were a bonus. Fiona couldn't have been more helpful and sorted out a few minor glitches very quickly. The house stands in enormous and extensive well-cared for grounds and with lots of walks around, a tennis court, plenty of space for french cricket and all sort of games it was a brilliant retreat for us all to be together after the ghastliness of the lockdown. We would return in a heartbeat but more family members want to join us from overseas next year, so we will be a bigger group and we have limited time slots. Thank you to everyone.

  • "The farm house was lovely and we all enjoyed our stay."

    We would definitely return. The house was comfortable and clean and had everything we needed. It was a tiny bit cold in the large sitting room but we stayed over New Years so expected it. Our group would have preferred an extra double bed in the sleeping arrangements but all of the bedrooms were cosy and the beds very comfortable. The grounds were also lovely and the walk to the local pub was quick and easy. All in all a really lovely house and stay.

  • "This was our third successive year of renting Home Farm, and our high expectations were met once again."

    Everything about our weekend stay worked perfectly. The house is ideal for a large group such as ours, with very spacious reception rooms, a superb kitchen, and plenty of bedrooms and bathrooms. The properly is elegantly furnished throughout, and beautifully situated, with large and peaceful gardens. The owner of the property was immediately responsive to our queries, and very warm and friendly when we met her. All in all, a wonderful stay, and we cannot recommend this property highly enough. We very much hope to return next year.

  • "This house totally exceeded our expectations, the photos just don't do this place justice!"

    What a fantastic house! Perfect for our mixed group of ages, something for everyone to keep themselves entertained throughout the stay. The kids (and some of the adults) loved the playroom, and the vast grounds were perfect for a big group game of cricket! The location is perfect to see all the gorgeous Cotswold villages. The Trout pub at Tadpole Bridge comes highly recommended, a picturesque setting, great menu and perfect distance from the house to incorporate it into a family bike ride. We would definitely recommend this property, and hope to return one day.

  • "We have been renting cottages every Easter for around 30 years and this one was one of our very favourites."

    We did have amazing Easter weather but the house and location with a tennis court (we surprised ourselves by using this all the time, novices to regular players - we absolutely loved it!) were fantastic giving us a near perfect holiday. The house was clean, comfortable and very well equipped (e.g. there is an extra fridge with ice machine) giving our 3 generation group plenty of space to separate but with large rooms in which to come together. We also had the beautiful gardens with plenty of terraces and seating for everyone. We were able to BBQ and comfortably eat outside (wonderful hamper with home made cakes left for us by Fiona, the owner) We had a wonderful holiday. We do hope to return.

  • "What an incredible house."

    My family and I were thrilled to stay at the house, the children particularly loved the playroom and outdoor play area. The hosts were fantastic and were always on hand to answer any questions we had. They even baked us two delicious welcome cakes along with a selection of jams, butter etc. We would highly recommend this rental.

    Excellent facilities, well equipped for everything. Good local information from leaflets, maybe we did not find it but a folder with a bit of the history of the house, and some local footpaths would have been appreciated.

    Comfortably fitted all 11 adults and 5 children. So much living space and having 2 kitchens and 2 dishwashers was so useful. All the bedrooms were nice so noone felt like they drew the short straw. All in all would highly recommend for a large gathering. Only constructive feedback would be to get some more sharp kitchen knives!

    the tennis court was well used even in late October and because the floors were so warm we all decided to have a 'no shoes' policy in the beautiful house.The property faces South and gets all the sun there is to have in the winter months. perfect. sad to leave the dogs at home but fully understandable.

The property

Located in the largest market town in Oxfordshire; Witney, is the jaw-dropping Home Farm.

This property sleeps a total of 16 guests and is a gorgeous, contemporary home, perfect for a family getaway.

Accessed via a mile-long driveway, surrounded by the beautiful nature of the Cotswolds, you will immediately feel right at home.

As you enter Home Farm, you will find yourself in the prep kitchen, which is the perfect space to make a start on only the best home-cooked meals.

If you need somewhere to keep the kids distracted when making dinner, head down to the playroom, which is filled with enough books, DVD’s, and games to keep them entertained for hours, as well as a conveniently placed cloakroom, with WC, to the left.

Heading back through to the prep kitchen, you will find the main kitchen, equipped with all modern conveniences necessary for your stay.

This room also has a small table and chairs, perfect for a lovely cup of tea and some biscuits.

To the left of the kitchen is the conveniently located dining room – the perfect space to enjoy your meals, as the sunlight pours in from the cosy conservatory.

Leading through to the smaller of the sitting rooms, this space is great for a relaxing afternoon, as you sip on a warm brew and have a go on the piano.

From here, you will find the utility room directly to your right, and the main living space just in front.

This is a lovely area for the entire party to get together and just enjoy each other’s company, over a bottle of wine and a bite to eat.

This area has lovely views of the surrounding garden and is a wonderfully finished space.

Also in the living space is a downstairs cloakroom, equipped with a separate toilet and hand basin.

Moving up to the first floor of the property, via the stairs located In front of the playroom, you are spoilt for choice for sleeping arrangements.

Bedroom 1; A twin room with a fixed cot and hand basin, Bedroom 2; King-size bed with hand basin, has an adjoining Bathroom - with walk-in shower, basin and WC, and Bedroom 3; A twin room, are the first bedrooms you will find upon the first floor.

These are all beautifully decorated and furnished, each with stunning views of the surrounding Cotswold areas.

There is also a family bathroom located between these rooms that comes equipped with a walk-in shower, hand basin, and WC.

Moving further down the corridor of the first floor, you will discover bedroom 4; A king-size room with a hand basin, and ensuite bathroom (can be accessed separately via the hall) that comes equipped with a shower over bath, hand basin, and WC.

If you take a small step onto the second part of the first floor, you will find the last four bedrooms.

Bedrooms 5 and 6; both twin rooms with hand basins, bedroom 7; A king-size master room that has a fixed cot, as well as, jack-and-jill access to ensuite with walk-in shower, hand basin, and WC.

This can also be accessed via bedroom 8; A twin room with a hand basin.

Venturing outside of the property, you will discover a wealth of nature and entertainment for both the adults and the children.
