  • "The actual property was beautiful however lacks abit of cleanliness."

Very spacious perfect for big groups. The mattress's in the annex are so uncomfortable-we slept on the sofa on the 2nd and 3rd night. The heaters don't work in there either which we reported. We had a water issue no warm water for more than 12 hrs. We was told its because there is a lot of people at the property and the boiler takes longer to warm the water. Some of us had to have a shower in cold water after using the pool and hot tub. It's not ideal and really need to update the boiler system. You cannot expect people to wait 12 hrs for warm water. Also two bathrooms were broken and we had to get someone in to have a look at it. You don't expect these issues when you pay alot of money. I felt like Simon didn't really care. We got a £250 refund at the end. I wish I could recommend this property and even come back but I wouldn't as the house really needs TLC and money spent on it to maintain it. It's a real shame to be honest. My only advise would be to READ ALL THE OTHER reviews prior to booking as I didn't and wish I did first!!

The property was well located, spacious and well equipped whether it be the kitchen, snooker room, living areas or the hot tub. Simon the owner was also very relaxed and happy to help should we have needed anything. I'd recommend this property to anyone looking for a huge property with loads of beds and lots of character! • "BM is a beautiful house, the location, decor and the actual house is great - highlights are the grand staircase and the purposeful kitchen."

Simon is helpful, friendly and responsive-important! The kitchen was very well resourced and the smaller additional kitchen is so helpful. The pool was amazing and clean. Gym was less so, needs more equipment. Squash was great fun. The house was generally clean. I've read issues with heating, we went in July and this was fine, the additional heaters in the rooms really help. We had a great time, a week away, at the end of July. The outdoor space (at the front) is lovely, not huge, but large enough for some games and chilling. Plenty of wood and we had a good fire going in the conservatory throughout our stay. Bbq and the area around it was fine, designed for log fires but we did vamp with easy to light coal too; plenty of chairs and seating space. Bedrooms upstairs were lovely, the two rooms in the annex need love. Skyes cottage says the library sleeps two, this is not accurate and has been confirmed by Simon (also no oven cloves needed, not sure why Skyes say that!) However, the house needs work. 1. Bigger issues - we had a leak, two I think. One leak was so significant that water woke us up; we were offered no partial refund/ compensation and I guess I was too polite/daft to ask. That night was stressful and really difficult. We were running around with pots trying to 'catch' the incessant drips and reduce damage to the room. We also had to wake others up, so my elderly father had somewhere to sleep. 2. Smell of damp. It's an old house. It needs work, clearly. The damp can be strong and some of us developed a cough by the end of the week. 3.the tennis court needs love 4. I think the price is steep for a house that needs quite a lot of love and work. Short term issues: 1. Not all ensuits have doors that close properly and one room leading to the terrace/hot tub did not have a lock. This is tricky in a family room. 2. Bedroom 8's shower didn't work

Thank you for taking the time to review our property. We are so sorry and disappointed at finding out you wished to leave some negative feedback points for the property. We were made aware of the leak on the last night of your stay with us and made sure to come and check this incident out immediately. We found that the leak was coming from the bathroom shower above and was only apparent when the shower screen door was not fully over the bath causing it to drip onto the floor. Given this, we do believe this to be an isolated incident and are confident that no further issue will incur. We have been to the property and can tell no signs/smell of dampness, we did have a leak very early on in the year however went through an extensive drying phase to make sure there was not a single spot of damp. We made sure to stay in regular contact via text to make sure you were enjoying your stay. We do apologise if the points raised impacted your stay however it was only the leak that was raised to us and this being on the final night, as a gesture of goodwill we would like to offer you a refund of £50 in hopes this will make up for the leaking from the shower. The large dining space with the gallery is perfect for meals together, and the big central kitchen means everyone joins in with the cooking. The snooker room was a big hit, as was the hot tub, and the children loved using the pool. The walk down to the Viaduct and Aqueduct through the wild garlic is spectacular. The local area was amazing for walking with an aqueduct and castle plus the local village with coffee shops and pubs. • "The description of rooms misleading on printout from agency."

States annex sleeps 6 when it actually sleeps 4. One of guest family were unable to attend due to illness. Otherwise we would have a bedroom less. The shower in room 5 was back flowing and could do with attention. We were unaware that a switch in room 2 serviced the bathroom in main bedroom so they had cold water initially. But we had a lovely weekend and were lucky to enjoy a beautiful Christmas tree nicely decorated. We loved the house and would definitely recommend it for a break away. Swimming pool was especially a favourite with the family. The owner responded very quickly to our queries and his son was quite helpful also. Thank you so much.

  • "We had booked Brookside Manor House for a week long extended family break."

There were 23 of us in our group, ranging from 2yrs to 85yrs. The property had something for everyone. We loved the swimming pool, gym, pool table and hot tub and made use of this daily. As you'd expect with a large property, there were things that didn't work (e.g. showers, heating). However, the property owners were excellent at responding to calls and immediately rectifying any issues. This is a big plus in our opinion!! We are a family of cooks - and everyone enjoyed the large kitchen, Aga and the separate small kitchenette in the annexe, as well as the well proportioned dining room and living rooms. Our family enjoyed walks around the property; Chirk castle is about 20minutes walk across fields (steep in areas), as is the aquaduct. For further trips, we visited Barmouth beach (about 1hr40mins by car) and a few of us climbed Mt Snowden (about 1hr30mins away). We would definitely recommend this property to similar sized groups. In fact, we've already recommended to other families. We hope to return again soon, as there are many more beautiful walks and activities that we couldn't cram into a week!! (Paddle boarding in Bala for example!).

  • "Our feeback is in relation to the property rather than the service that Sykes Cottages provided."

The property was undoubtedly at some time a grand house. The owner was very polite and helpful, given the size of the house there was plenty of room for our family during our stay. We were desperately disappointed with the overall cleanliness and hygiene of the property - more so given the times that we all live with and adjust to now. We honestly felt as though we had to clean and/or check every item that we used in preparing and consuming food and drink. Cups, glasses and plates in the cupboards were returned there dirty, the fridges needed a 'super' clean, the bar-b-que was horrendous and had not been touched since it was last used. The property was generally tired and needs a serious refresh. When one pays the rental fees demanded for this property it would be expected that all the showers were operational and manageable - NONE of the showers had adequate water flow, the temperature could not be managed (they were scolding hot and could not be reduced). Several light bulbs had expired and not been replaced, the kitchen area is inadequately lit for an area regulalry used to prepare food and clean. There was a box of items under the kitchen sink that were damp and moulding, several taps constantly leaked and toliet cisterns constantly running. Dog litter and prior guests toys on the lawn, no mattress covers on the beds. It's a list, not exhaustive and not written by someone with a complacent or negative nature - just an opinion that so much more should be provided and done to ensure that visitor's felt comfortable, safe and clean when prices being demanded are so high.

  • "The location and size of the property were ideal for our party."

However the lack of maintenance and repair was very disappointing and marred what otherwise would have been an enjoyable holiday. More than half of the rooms had no working central heating. Several showers didn't work and water leaked down the light pulley switch when the bath taps were turned on in bedroom 1. Some of the kitchen appliances were in need of repair eg the dishwasher door seal and lower rack were damaged as was the door on one of the electric ovens. There were two power cuts because the main fuse blew which were told was due to an inadequate power supply. There wasn't a wood burning stove in the sitting room and the open fire in the games room was not usable but both of these were mentioned in the listing.

What a weekend I and my family have had. The property caters for wide range of family members, from the pool, gardens and tennis courts for the younger members, to the sauna's, hot tub and relax areas for the older ones. The property comfortably houses 30+ guests without feeling over crowded. There are ample break out rooms to get away from the hustle of a party weekend but also all can be housed in the entrance dining area and the living room overlooking the rear garden. The swimming pool and sauna room was a great way to spend fun time with the kids. Location wise, it is very picturesque overlooking Chirk Castle, where we went for a visit to look around this impressive 700 year old Castle. There would be plenty of pleasant walks around. We were 16 people aged from 1 to 77, so plenty of things to do for everyone. But, we felt that the property is a little tired and in need of an upgrade, particularly bathrooms and kitchen. A lot of things were not working, or not working well such as heating, Wi-Fi. The swimming pool, tennis court and hot tub are quite old, though adequate. Simon, the owner was very friendly and helpful, but we didn't feel we could bother him all the time. We enjoyed our time there. However, I would say that it was more like camping than staying in a luxury holiday home. All in all, we would probably stay again, as there are not many places with this capacity. The biggest problem was intermittent central heating (more off than on) and no hot water for most of the holiday. The owner came once to fix but by that point we had gone an entire daytime with no one able to have a shower unless electric (27 of us!). Sadly most of us were pleased to get home to warm and comfortable houses. Most of the house is in need of repair and en suite facilities not up to scratch. Not enough mugs in kitchen also disappointing we were constantly re washing (in cold water). Only 2 pillows on double beds, 4 would have been better.
