Description

The Property is immersed into the countryside located in Rattery, just outside of South Brent, Dartington and Tontes. Rattery has a bounty of public footways and beautiful country walks,. The village of Rattery houses a village shop (open every Tuesday) to get your little top up shop and has the fantastic Church House Inn which you can book and enjoy either a lunch or evening meal, this is roughly 1 mile away from the property and would take about 20 minutes to walk. The Property offers guests best of both worlds, dive head first into the countryside life however, in short driving distances it's easy for you to visit the busy town of Totnes to get some shopping done, sight see and visit the local markets. 

The Property is semi-detached property and the family have taken extraordinary consideration in giving everything a family looks for when booking a self-catering holiday home. They have provided high quality pieces throughout the property and have used items that provide an interesting tale to the build of the house. The homeowners have used the wood that was originally on the Dartmouth Lower Ferry slipway in the property which they purchased when the slipway was refurbished. Handmade pieces, like the stairways, bannisters and furniture have been carefully made by the family and fill the property with love, care and attention to provide the best comfort to guests. 

Accommodation: Ground Floor - Living - Smart 49" Flat Screen Samsung TV, Handmade Coffee Table, Two Electrical Recliner Leather Free Standing Armchairs, Two Free Standing Leather Armchairs with footstools, Four Seater Leather Manual Recliner, Piano for guests to use. Kitchen/Dining - Large Solid Wood Table with seven Chairs and a Handmade Seating Bench, Panasonic Wall Mounted 42" TV with Games Console and a selection of games. Breakfast Bar with two High Level Stools, Sandstrong Wine Fridge, Fridge, freezer, Belling Electric Four Ring Hob with Overhead Extractor, Integrated Belling Electric Double Oven, Indesit Dishwasher, Kenwood Microwave, Nespresso Pod coffee machine (Guests will need to bring their own pods/coffee). Utility - Washer/Dryer and additional storage Cloakroom - Hand basin, w.c. Bedroom 4 - Twin beds (3' - may be zip and linked to form 6' superking). Ensuite Shower Room - Walk in Shower with Dual Shower Heads, Hand Basin, W.C. First Floor - Master Bedroom - Outstanding countryside views, King (5'), balcony, JVC 32" Smart TV with Integrated DVD Player, Two Freestanding Armchairs, Build in Low Level Wardrobe and Chest of Drawers  Ensuite Shower Room - Walk in Shower with Dual Shower Heads, Hand Basin, W.C. Bedroom 3 - Twin beds (3' - may be zip and linked to form 6' superking), Coffee Table, Freestanding Chair, Chest of Drawers, JVC DVD Combi 21" TV and Walk in Wardrobe.  Bedroom 2 - King bed (5'), Built in Wardrobe, 19" Wall Mounted TV and a Balcony with Countryside Views. Family Bathroom - Walk in Shower with Dual Shower Heads, Large Luxury Built in Bath with Extendable Mixer Tap Shower Head, Double Hand Basins and W.C. Garden - Paved terrace is enclosed with outside seating, Charcoal Barbeque (Guests to bring their own charcoal) and a large grassed area which is not enclosed (Please be aware this is shared with the house next door)  

Facilities: Parking - Parking is private to The Property, there are between four to five spaces depending on vehicle size. Parking is directly in front and to the side of the property.

Security Deposit: This property has a refundable Accidental Damage Deposit of £350, which is payable to the agency with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay. 

Power and Heat: Electricity included in rent. Heated towel rails in bathrooms. Bedding and Linen: Bed linen and towels provided (please bring your own beach towels). Please let us know during the booking process if you would like the twin beds made up as Super-Kings.  Baby Equipment: Travel cot (bedding not provided), high chair, stair gates, provided. Other equipment not provided, please bring your own. Shop:1 ml (village shop, every Tuesday) Pub:1 ml (The Church House Inn) Notes - No smoking. No pets. WiFi provided.

Mobile Phone Signal is Strong. This property is serviced by a septic tank. Please be aware this is a working farm.
